buyers: Hardcore Advice: Working Internet Leads (Not For The Meek, Mild, or Faint of Heart...) - 08/29/11 11:17 AM
** Disclaimer -- Hard-knock, old school advice contained within. (I usually write things with humor, sarcasm, and a certain lilt that most enjoy... This has none of that. Toughen up. This is about as serious as I can get without thinking I need coffee...or a vacation...)
“Internet leads are the new office phone call!” One of the folks that follows me on Facebook said that the other day. And, to be totally honest, I couldn't agree more.
The truth of the matter is that the internet lead is here to stay. (DUH!) And according to a recent NAR stat, 94% … (162 comments)

buyers: Seven Ways To Get Clients To Say Yes! - 08/12/11 11:46 AM
I was fortunate enough to have written a post a couple days ago that got featured on ActiveRain...and in one of the comments, a fine lady challenged me to write a new list. But, this time, instead of what you SHOULDN'T do, she wanted to know what she could do to make herself and her business better.... Brilliant idea! (Kinda upset that I didn't think of this before, actually...)
So, Jane....this is for you.
(And anyone else that is interested....)
Whether you want to admit it or not, you are using something to your advantage to get someone to … (16 comments)

buyers: 10 Potential Potholes on the Foreclosure Buying Road - 02/09/10 08:08 AM
Let's face facts...buying a foreclosure isnt exactly a simply process. In fact, some would say the entire process sucks.
But, it can actually be even worse than you thought originally for your client without recognizing these 10 simple red flags. Knowing what to look for can save your clients thousands of dollars in the long run...
1. Air Quality: The air quality inside will tell you a lot about the over-all condition of the home. Musty or dirty smells can mean mold and mildew has developed. Perhaps a water leak...perhaps a leaky roof. Make sure you include air and surface testing … (60 comments)

buyers: 6 Ways To Not Suck - 01/20/10 07:20 AM
Because everyone needs to be reminded how not to suck....
I decided I needed to get a new pair of shoes.  The ones that I have are a couple years old and, quite frankly, a bit worn out.  So, I decided to head to the local ShoeEmporiumMart and get myself some shoes.  I knew exactly what I wanted...and in what section of the store to find it.  As I entered the store, I saw a couple customers browsing and 3 sales attendants by the cash register.
As I stroll past them, one of them says, "Hi. I will be right with … (22 comments)

buyers: How To Sell A Paper Clip - 01/14/10 09:29 AM
If I were to hand you a paper clip and were to ask you to sell it to me, could you? How would you go about it? What features would you mention? What uses would you bring up? What "special" thing about this paper clip would be the key item in your head that would click in your mind as being "the hook" in your sales pitch?
Interesting questions, right??
Honestly, I've sold paper clips before. Well, office supplies in general. And, when I was hired as a sales rep for the company, I was handed a paper clip and asked … (100 comments)

I have seen a number of posts on ActiveRain about buying leads.  Each time it comes up as a topic and a conversation begins there is a divided opinion about whether this is a … (13 comments)

In a study conducted by the NAR in 2006, it was discovered that neighborhood quality was the number one factor in the choice of whether or not to puchase a home.  You could have the absolute gem of a home...but, if the neighborhood isnt up to par, it will reflect on the selling ability of the home.

buyers: Referrals VS. Leads...Compare the Difference. - 01/08/08 07:51 AM
Having learned via an AR member yesterday that RealEstate.com is no longer offering it's popular "lead generation" services any longer, I wanted to extend an invitation to everyone on AR to check out my referral program, a unique system specifically designed for Realtors® by a Realtor®...
First off, let me be clear about one thing: Real Estate Client Referrals is NOT a "lead generation" company.  We are a full scale realty referral procurement agency with one primary goal -- To ensure that you make money using our network so that we can keep YOU as OUR customers for life!  The only way we … (0 comments)

buyers: I Love Small Town America...Other than that, this isnt about anything important...Or is it? - 01/04/08 10:52 AM
I grew up in a small town...and I know small is a relative term to most.  I am talking less than 1,000 people when I graduated high school.  My graduating class had 29 kids in it.  Im talking small town.
I can remember:
-- having to go to the doctor...walking into the office and being seen right away and leaving without paying for anything because they knew they could send a bill to my parents house.
-- going to the drug store and getting perscriptions for pain medications for my dad and they actually gave them to me knowing I wasnt going to go … (6 comments)
