referrals: Is 2011 The Year To Dump Your Desk?!? - 12/27/10 10:18 AM

It's 2011...Well, almost...
It's time to think about your future. Do you need that office space? Really NEED it, I mean?
With the real estate industry evolving at the rate that it is, many agents have adapted to include the ability to be as mobile as possible.  Gone are the days of meeting at the office or heading back to the office in order to get anything done. In fact, a good number of agents don’t even have an office. (Isnt that what Starbuck's is for?!?) Their office has 4 doors, not just one…and it sports 4 wheels and … (59 comments)

referrals: Thankful...For Everything. - 11/24/10 08:05 AM
HAPPY THANKSGIVING!!!

First and foremost, this post really has nothing at all to do with real estate...more about life in general.  So, I hope no one is offended by the fact that I'm thankful as all Hell about what I have and I'm not afraid to tell the entire world about it.  Negative people be warned.
Secondly, you may learn more about me than you ever wanted to know by reading this.  Fair warning again.
See, I was just talking with several agent friends of mine on Twitter...and someone said something that really struck a cord with me.  We were … (78 comments)

referrals: Make It A Better 2011 In 5 Simple Steps - 11/15/10 08:22 AM
With so many people doing their best to set themselves up for a better year in 2011, I thought of a quick basic list of the ways that someone could re-invent and invigorate their career by investing time and effort into the one asset that all agents have - Themselves.
The key principle to this is the fact that, despite this uncertain market, there are people that appear to be striving to make their own abilities better and below are five simple ways to do so...and a good healthy dose of my own explanations as to why this is so important … (78 comments)

referrals: Call Your Prospects. FASTER! - 11/10/10 08:15 AM
“Unless commitment is made, there are only promises and hopes; but no plans.” ~~ Patrick F. Drucker
As we head into the beginnings of 2011...and everyone is working on their business plans and preparing to make 2011 better than 2010 was...I wanted to hammer home a point I have been trying to make for the entire year both here on my blog and on my fan page on Facebook -- CALL YOUR PROSPECTS FASTER!!
Let me give you an example...
So, there I am...sitting in the drive-thru at McDonalds. (Not that important really...everyone reading this has been there more than once, … (37 comments)

referrals: The Touch Stone: How Hunting "Hot" Leads Is Bad For Business - 06/22/10 09:03 AM
Have you trained your brain to shoot yourself in the foot???
Let's start with a little story........
As a young boy, Tan had always heard of stories handed down by his father and his father's father of a magical rock that, when held by someone, would grant them any wish. It was called a 'touch stone'. (A person would know they found the touch stone because the stone would be smooth and round...like a ball...and warm to the touch.) And, as luck would have it, it was said to be along the shore of a small lake near the village that … (88 comments)

referrals: Are You Getting Run Over By Your Career??? - 03/24/10 08:17 AM
I have never claimed to be a smart person. I dont specialize in "smart". What I do specialize in is surrounding myself with a miriade of smart people. People whom I consider to be industry leaders. Revolutionaries. People focused on making the people in our industry better...Heck, the entire industry better.
We all know the names of people here on AR that work toward that goal. But, there are many more outside of ActiveRain that have the same goal in mind.
One of those people of whom Im speaking is Matthew Rathbun. He is an agent, trainer, coach, mentor, and blogger.

referrals: Speeding Through the Real Estate Drive-Thru - 02/25/10 08:22 AM
So, there I am...sitting in the drive-thru at McDonalds. (Not that important really...everyone reading this has been there more than once, I'm sure. So, you know what I'm talking about.)
I pull up to the little speaker and bark out my order from memory (probably a bad sign considering...) and wait for the voice of approval to squawk back at me with my total amount owed and telling me to pull forward to the first window...which I do willingly and with much anticipation (OK, so I might be over-exaggerating that 'anicipation' part. I mean...this is McDonalds...).
I sit in my Sport … (70 comments)

referrals: The Next Big Marketing Thing -- FourSquare?? - 01/06/10 07:58 AM
Being the mega-geek that I am, I'm more than willing to jump onto any technological geek-fest that seems like it might be fun to do or a cool way of connecting with other people. Some of them I like...some of them, not so much. But, one of the more recent ones that I am really enjoying lately is FourSquare.
FourSquare is an internet based location updater in a game-style format.  Basically, it works like this...
You are going to the grocery store. As you pull up, you grab your smartphone, activate the FourSquare app, and "check-in" at your destination. This will … (105 comments)

referrals: Time To Dump The Desk?? - 09/23/09 12:50 PM
With the real estate industry evolving at the rate that it is, many agents have adapted to include the ability to be as mobile as possible.  Gone are the days of meeting at the office or heading back to the office in order to get anything done. In fact, a good number of agents don’t even have an office. Their office has 4 doors, not just one…and it sports 4 wheels and bucket seats. There is a mindset that needs to be adapted in order to effectively go mobile. You have to be really self-motivated. And, you have to realize that … (193 comments)

referrals: Things I Learned From Having Boys!! - 09/22/09 08:47 AM
I love my sons...probably more than they will ever know. But, there are a few things that I have learned having sons that has lead me to do a couple things: 1. Apologize to my parents -- If you are a man...and you have boys...and you have not apologized to your parents yet, you are probably going to Hell. :-) 2. Pray for forgiveness -- See #1 above. Same concept...same destination. 3. Call neighboring states to see if any of my previous exploits have lead to warrants for my arrest.  So far, I'm good.
But, I have learned some new things … (40 comments)

referrals: Confessions of a Tweetaholic! - 09/15/09 07:29 AM
Ok...I have a confession to make: I am a Tweetaholic.
More than that, I'm a BAD Tweetaholic.  I don't mean that I'm highly addicted to social networking (although that is certainly true).  I mean that I am guilty of using Twitter incorrectly.
Yup.  I'm a bad tweeter.
Twitter was originally designed as a micro-blog - a short snip-it of what is occurring in your life at this exact moment stylized in 140 characters or less.  So...nothing worth of a full-blown blog...but, a snapshot of what is happening right now.

referrals: Is It Time For You To Start Anew?? - 09/02/09 09:35 AM
Anyone with any form of connective brain tissue has seen that the way real estate used to be is over.  “Times”, as they say, they are a-changin’.
Correction: Times have changed!!
And, if you have any hope of moving forward and being a viable part of this ‘new’ version of real estate, then it is time to reinvent yourself.
Sure, you can cut expenses in order to help survive.  But, cutting expenses wont generate more leads.  It surely wont help you attract the right agents to your team or brokerage.  And, it definitly wont help you or your existing agents be … (96 comments)

referrals: A Testiment To Working Your Leads! - 03/03/09 07:09 AM
I have never made any secret of the fact that I work for an internet lead generation company.  And, having been at this company for nearly 5 years, I do believe that, when worked properly, internet leads can and will make you money.  But, as with anything in life, there is no "magic pill" that will allow you to automatically be successful.  This remains true for anything in life, but is especially true when discussing real estate...more specifically, internet-generated leads.

Really, what it boils down to is this: If you suck at follow up...internet leads are not for you.  (By … (17 comments)

referrals: Small Time Agent Goes Big Time! - 03/17/08 07:49 AM
My name is Jeremiah Thompson. I started out as a complete and utter real estate rookie seven years ago working in a small RE/MAX office in Missoula, Montana.
I spent countless hours "in the field"... hosting open houses, only to feed cookies to the neighbors.I spent long hours on the phone, cold-calling and even getting yelled at sometimes.I put in so many hours at work, that it cost me a relationship with my girlfriend and some of my most valuable possessions...

referrals: Who Polices ActiveRain??? A Quick AR Rant... - 02/28/08 08:57 AM
Im curious who is policing the posts on ActiveRain....Anyone?  I have heard many rules about what to do and what not to do...and Im wondering if these are more guidelines than rules...and if there is anyone policing this activity.  Or, is this more of a 'gentlemans agreement' and its up to us to police ourselves...?  Is this AR's responsibility to ensure that posts follow the rules and are fair and equitable for everyone?  I dont think so...
Here are the top two 'rules' that I have been told about and constantly see broken:"Dont post active links in comments on someone elses blog"...(regardless … (30 comments)

referrals: How $99 Referrals Can Be Worth More than $1,075 Leads - 01/16/08 02:21 PM
How much would you pay for a good referral?
I mean a referral that, let's say, had a 20% chance of buying or selling their home within a year?
Now that may not sound like much at first. But consider the fact that, unlike with traditional lead programs, where there's a slight chance that 1 in 100 of the leads you get will turn into a closing...but our average closing rate is 1-in-5.
That sounds too good to be true, doesn't it? Why do you think that is?
That's because, until we came along, "lead generation" companies actually bragged about their 1 in 100 closing … (0 comments)

Good Morning!  Today is a new day!!  Now, clear your head and get ready for this one...this is important...
The 'Clintonian' definition (thats my word for my version....kinda catchy, dont you think?) of INSANITY is this: Doing the same thing over and over again yet expecting different results.  Having that in mind, lets move on...I'd like to share with you all a little piece of advice I recieved from my Economic's professor in college...Dr. Colleen Johnson.  Smart woman...and I dont just mean book smart.  She was sharper than a two-pionted tack.  Anyways...here is what she told me upon graduation...Or, a close summary thereof...
