Foreclosures in Florida drop by 59% in August - 09/23/11 05:48 PM

In a continuing trend, foreclosure filings in Florida fell 59 percent in August compared to the same period in 2010, according to data from RealtyTrac released today.  There were a total of 23,569 properties with foreclosure filings in the state last month, a rate of one foreclosure filing for every 376 housing units. Nationally, foreclosures showed an increase in August.  It was the second month in a row that Florida had seen a nearly 60 percent drop in foreclosure filings.  Florida had the second-highest total of properties with foreclosure filings in the country after California.  The dramatic decreases have been attributed to the … (1 comments)

Developers plan 1,350 new South Florida condo units - 09/13/11 02:29 PM

Nearly 1,350 new condominium units are being planned for coastal areas in South Florida, according to a report from Condo Vultures. Developers have announced plans for three new towers in Miami-Dade County, along with one in Broward and a two-tower project in Palm Beach County. The projects include 23 Biscayne Bay, My Brickell, Apogee Beach and Bellini at Williams Island, among others
 
This is an indication that developers see a turn in the market and that by the time these units are completed we could be officially out of the depressed market that we have trudged through in these past few years.

South Florida Real Estate Inventory continues to drop - 09/13/11 02:23 PM

 
According to recent MLS statistics the inventory of active and pending homes on the market in South Florida inch closer to one another. There are much less homes on the market compared to 12+ months prior and the amount of properties that go under contract remain steady, if not increasing.
This indicates that a spike in demand would cause prices to rise sooner given the limited amout of supply. However, who is to say how many sellers (and banks for that matter) would come out of the woodwork if they thought they could get a better price for their … (1 comments)

Homes in South Florida were at the same levels in June as they were in 2002, according to the S&P/Case Shiller Home Price Index. South Florida's index was at 139.46, down from its peak of 280.8 in December 2006. "This month's report showed mixed signals for recovery in home prices," said David Blitzer, chairman of the index committee at S&P Indices. "No cities made new lows in June 2011."
