pompano beach real estate: Broward home sales up 13 percent - 11/28/11 08:50 AM
Sales of single-family homes and condominiums in Broward County rose 13 percent in the third quarter, according to a report from the Miami Association of Realtors. Sales prices saw a small increase as well, with a 3 percent jump in the median sales price of condos and a 1 percent rise in the median sales price of single-family homes. This matches what we have seen in our Pompano Beach marketplace with a rising number of sales while prices are still low.

Good news continues to befall the South Florida real estate market! While the number of listings available drop, the amount of pending sales go up. Good news! I have read two articles today that bought reflect favorably on the recovering 2nd home market. Apparently vacation homeowners and investors are buying proportionally more homes than those of primary homeowners. I can tell you from personal experience in my real estate office in Pompano Beach that investors and 2nd home buyers were the first segment to halt buying when the market crashed. In fact I saw them stop buying approximately 6 months before the down turn was "official". My market in Palm Aire Country Club was at a near standstill when 2nd homeowners I guess we can equate

Here is a graph that I found online showing the market trends for South Florida Active Listing Inventory and Pending Sales from January 2009 through March 2011. It shows a gradual trend toward a smaller inventory of homes for sale and pending home sales flat to rising slightly.

The numbers on the South Florida Real Estate market for July 2010 came out last week. It appears that Investors and Foreign buyers desire to purchase property before prices rise are driving the market in a positive direction. Broward County's pending sales is up 25.4% from this time last July with 7,830 homes pending sale. Following an Executive Order by Florida Gov. Charlie Crist authorizing reappraisals for property owners affected by the BP oil disaster, the U.S. government's top cleanup official is now predicting the Gulf of Mexico spill should miss South Florida altogether and probably not even reach the Florida Keys, according to the latest news reports. There is some reassuring news for Florida's real estate market. Existing Home & Condo Sales in Florida were up in October! Existing Homes were up 45% last month. Existing Condos were up a staggering 82%! For the 14th month in a row sales activity has increased from the same month on the previous year. Thanks to our local District 5 politician, George Brummer, Palm-Aire Country Club has been awarded with a city park that could cost upwards of 1 million dollars. Of the 44 parks and recreations centers in Greater Pompano Beach, yet only 4 are found west of I-95. However that number is going to be changing after the Pompano Beach City Commission very recently agreed to begin planning a 5 acre city park right in the center of Palm-Aire. With approximately 15,000 residents, Palm-Aire houses almost one-third of the city's population (and voters) so I think we are entitled to the benefits of a city

Things have really changed around my office in the past 60 days. Sales are brisk and it seems that we are making multiple offers just about every day. A lot of buyers are coming out of the woodwork to start buying while the prices are so low. It is sort of a no-brainer when you can buy a 1600 sqft 3 bed 2 bath condo for $105,000! We have selling villas for $220,000 & $250,000 and I just sold a completely remodeled 2 bed 2 bath highrise condo for $132,500. I am proud to announce that we also have two new top-producers to our office,

I am glad to say that real estate in Palm Aire is looking great this week. So far this week, we have sold four properties, three of which were in Palm Aire. The other was a house in Oakland Park. We are also starting to see a turnaround in phone calls and the number of keys that are going out with the agents who show our properties. I write a lot about Palm-Aire Country Club because it is such a large property in Pompano Beach, however I want to take some time out to discuss other properties. Directly across the street from Palm-Aire is a little known development called Cypress Bend. Cypress Bend is technically in Pompano Beach, however it sits just North of the border betweeen Pompano Beach and Fort Lauderdale. It is also located close to the cities of Oakland Park and Wilton Manors. Like Palm Aire, Cypress Bend is centrally located near both major highways. Lots of restaurants and shopping can be found nearby along Powerline
