advice: In Today's Market, San Antonio asks, "Why Hasn't My House Sold?" - 09/12/10 08:03 AM
Why hasn't my house sold? It's an all too common question for home sellers these days. Even in the San Antonio real estate market, there are plenty of homes that just don't seem to be selling. I saw one listing the other day that had been on the market for two and a half years. That's a long time to wait. With all that has happened in the economy and the housing markets, there is (as would be expected) a lot of trepidation and anxiety when listing your San Antonio home for sale. No one wants to get stuck holding

advice: How to make an offer and get the home you want - 07/05/10 07:56 PM
Great advice on offer making from another local San Antonio real estate agent. It's not everyday I re-blog something from the competition*, but Robin Rogers of Silverbridge Realty nailed this one. Making an offer on a home is a big step and although the goal is to get the home for the least amount of money, the goal is also to get the offer accepted. This is my favorite section of the entire post, something I often speak to clients about: Consider this: each $1,000 adds about $5.37 a month to your mortgage payment at today's interest rate of 5%.

advice: Don't Let Me Down: Soci@l, Ben Kinney, and Blogging - 07/01/10 11:49 AM
It's not always sunshine and roses. In my previous post about Ben Kinney's Soci@l, "10 Days of Pain for 1 Day of Closing," I highlighted one of the sections of the ebook that I really enjoyed. Never one to give half a picture, I thought perhaps I might discuss something I didn't like about the ebook. Ben Kinney is obviously a talented guy who knows his stuff and although I agree with him on many points, there is a distinct point in the chapter "effective blogging – writing content that ranks and gets read" that I can not endorse. Spending your

advice: Finding your way back from the “dark” corners of Real Estate - 05/07/10 10:38 AM
A post that speaks volumes about the author. Sheila has a way with words. Speak to her one-on-one and you'll see what I mean. Some people are able to convey their inspirational messages with blogs, some with words - Sheila manages to do both well, but in addition, she often manages to do it without using either. A simple question, a certain look in the middle of a conversation, and her actions on a daily basis with her clients and her agents. I've had to ask for help at times and I will probably need help in the future. This

advice: Ambassador Series - What is Localism? - 09/23/09 12:28 PM
I love it when a plan comes together. When I tagged my first post as part of the "Ambassador Series" I thought it was a great idea and a way to collect some of the thoughts of the ActiveRain Ambassadors out there in blog form to help out any new members or those considering joining. Everyone has to start somewhere and it always helps to have a body of posts and people willing to help you out. Donna Bigda is the first of the Ambassadors (to my knowledge) to take the idea and use it on her own blog. As

advice: E-mail Communications During Negotiation - Don't Hit Send Too Quick. - 09/02/09 09:52 PM
photo courtesy of Truth Went Trendy Ever done something that made you say "Oops"? Lucky for me, although I have, this story isn't about me. I'm involved, but I didn't hit send too quick. I've been involved in negotiations for my buyer this week and today, I received an email from the listing agent about our last counter offer. It was yet another counter. Reading the email, I noticed it continued on past the agent's signature. What did I find? Communications between the sellers and their agent. Private, confidential conversations. I admit, not much was revealed that would be considered

advice: Better or worse? What would you prefer (consumer opinions welcome)? - 09/02/09 04:38 PM
You know I like to write more than the average blogger. Not that I enjoy writing more, but that I enjoy writing more words than the average blogger. It's an affliction that I was born with and it hasn't gone away. I like to be as in depth as possible and in some cases it may scare away some readers at www.rerockstar.com, but for those that are willing to stick around and bear with me (and there seems to be plenty), I think I often provide a pretty complete picture of the issue at hand. Some call it over-doing it, I

advice: Ambassador Series: Writing Featured Posts On ActiveRain - 08/04/09 10:00 PM
photo courtesy of adamr.stone When you wish upon a gold star... Ahh, the coveted gold star at ActiveRain. It's a mark of pride, a influx of new readers, commenters, and even points. It's a good feeling. My last two posts received a feature and they were about as different as monster trucks and the Grand Canyon. I've been doing alright in the feature category since coming to ActiveRain, so I thought I'd take a few moments to analyze some of the things I've learned about ActiveRain Featured Posts. 1. Don't be afraid to be yourself. - In one of my

advice: Mortgage Modification Originators: Here Comes The FTC (Re-blog) - 05/17/09 02:43 PM
photo courtesy of d70focus Here I go again... With everything that's going on lately, I find myself reading more blogs than ever to see what's happening. I was over at Ken Cook's blog, reading "FALSE Info Flying Around About First Time Tax Credit as Down Payment" and came across his latest post. I thought it was great food for thought for everyone involved in the industry and might just help a few consumers who might be feeling the pinch and getting the calls from these mortgage modification companies. Consumers - I understand the fear and confusion that comes with being

advice: Nine articles you should read before you sell your home. - 04/12/09 02:11 PM
photo courtesy of stevoarnold As a real estate blogger, I read a lot of other blogs. Although all real estate is locally based and every market has its own trends and peculiarities, the fact remains that many great agents out there are giving solid advice that can be used in any market. Although some of these posts specifically point out markets many miles away from us here in San Antonio, they are posts that you can glean information from when selling your home. Of course, no list would be complete without something I wrote (since I'm here in San Antonio),

advice: Homeowners Insurance - Great Tips For Homeowners - 03/29/09 05:06 PM
video courtesy of Howcast Here are my personal tips on Homeowners Insurance. - Take the videos advice and check your policy annually. You may be able to save money, increase your limits, or cover new items that you have added to you home. My wife and I were recently surprised that it was possible for us to increase our coverage and cut our costs by about $300 per year. - Having a relationship with your insurance agent can help. If they just sell you the insurance and they're done with you, they aren't the best agent in the world. Insurance

advice: San Antonio buyers and sellers: this agent's thoughts and advice. - 02/01/09 06:49 PM
photo courtesy of socialmeda.com Dear buyers and sellers. I thought I should take a few minutes to talk about San Antonio's real estate market and the things I've been noticing. These are my thoughts on what's going on in the world of real estate and I hope you find them useful. I love San Antonio and I love being a Realtor® here. Its been a tough ride this last year at times, but as we step into our second month of 2009, I've begun to see a few things that I thought I would share. If you have questions or

advice: Should I list now or wait until spring ? - 12/14/08 09:23 AM
I usually try to stick to my own writing on my blog, but this morning I came across this post from Christopher and Stephanie Somers from Philadelphia. The post says it is written as it relates to the Philadelphia real estate market, but in my opinion, it relates to just about everywhere and certainly to the San Antonio real estate market. I think its sound advice for anyone looking to sell a home and applies to today, yesterday, and tomorrow as well. Enjoy it and feel free to stop by their site to leave them some comments.
