Although prices have flattened out a bit recently, there was an upward price trend in 78260 for the second half of the year. Inventory remains high at 429.31 homes, so it's going to take awhile to clear it out and because of that, I don't see any major gains in appreciation in the short term. Expect this area to bounce back and forth between small gains and losses over the next year as we try to draw down the inventory numbers to more sensible levels. New homes being built at a sensible pace, plenty of land for expansion, and the gently rolling hills of the edge of the Hill Country define the real estate market in 78259. I fear this area will eventually end up a bit more like Stone Oak, but for now, that is nothing more than my own speculation and I don't think it will happen for many years to come. Throwing supply and demand out the window, 78245 bucks the trends of inventory and price being inversely related and continues a steady decline in both categories. Because of it's proximity to Lackland Air Force Base, this area saw a lot of new construction growth and as the market slowed, so did the builders. With the builders looking to continue their developments in the area, they often were willing to slash prices, bringing overall values down. Now that the summer buying season is over, it looks like things in 78231 have returned to their past ways. Prices have seen a slight decline as inventory levels have risen once again. Because of it's overall median price, these homes are sticking around awhile longer than other areas of the city, so it's easy to see why the summer season put a dent into the inventory, but not enough to cause a serious change in the overall market. The 78230 housing market report for this week is still looking promising. Home prices have risen over the last few months, but have taken a small slide recently. Inventory is declining (you can really see supply and demand in effect in the chart below). As we pull into the holidays, this will most likely level off slightly, but with interest rates remaining low and prices still hovering near their lows, I still expect to see more activity through the end of the year. 78230 offers many great neighborhoods and there are still plenty of homes to choose from.

I felt that many of my posts were lacking in solid real estate info. Sure, I blogged about neighborhoods, listings, things like the First Time Home Buyer Tax Credit, and even the local news, but I felt I needed to step up my game and give my readers the tools they needed to make informed decisions.

San Antonio Housing Market Report 3/30/2009
As you can see and you've probably heard from real estate agents in our area, it looks like we've been out housebuying recently. Over the last 30 days we've been seeing a slow decline in the numbers of listing on the market (current inventory). Agents across San Antonio have been reporting increased activity as the weather has turned to bright blue skies and the rain we received has been doing its magic.
