buy: What If Real Estate Had A Black Friday? - 11/27/09 05:27 PM

Let the madness ensue.
I'm not much of a fan of Black Friday, I can't remember the last time I actually went out for it.  My wife braved a few crowds today and actually wound up buying a few things we needed, but I stayed home.  What I did do was work on my real estate business plan for the coming month and into 2010.  One of my goals is to get more listings.  I like listings and want to build up a constant flow of them.  Not just because I've heard the "you have to … (26 comments)

buy: Market Report for San Antonio 78258 - 10/22/09 10:32 AM
San Antonio 78258
The Stone Oak area (78258) has had more trouble than most over the last year.  Overbuilding combined with the nightmare that is 281, has allowed this once heralded area of San Antonio to become a little less desirable.  Don't get me wrong, plenty of people still love the area, but it isn't talked about in the same revered tones it once was.  Median home prices are down over $30,000 since January 2008 and although there is a current trend upwards, this area has quite a way to climb to reach its previous peaks.  Inventory may look low on … (2 comments)

buy: Market Report for San Antonio 78248 - 10/21/09 01:22 PM
San Antonio 78248
Prices have been seeing a slow and steady increase since early summer after taking a fall during the spring of 2009.  At the same time however, inventory has been on the rise as well, keeping the appreciation from hitting too high too fast.  With a wealth of above-average priced homes, 78248 will probably not see any drastic price increases, but continue a slow and steady growth unless inventory levels start a sharp incline.  Days on market is still hovering around the 5 month mark.  If you're looking to sell your home in the 78248 area, you'll need to … (0 comments)

buy: Market Report for San Antonio 78245 - 10/21/09 12:20 PM
San Antonio 78245
Throwing supply and demand out the window, 78245 bucks the trends of inventory and price being inversely related and continues a steady decline in both categories.  Because of it's proximity to Lackland Air Force Base, this area saw a lot of new construction growth and as the market slowed, so did the builders.  With the builders looking to continue their developments in the area, they often were willing to slash prices, bringing overall values down.  As well, they stopped building new homes for awhile - so as people bought the now-discounted homes, the inventory levels continued to decline.  … (0 comments)

buy: Charge a little here, charge a little there - how much does it cost to be an agent? - 06/08/09 12:00 AM

The "beat goes on" and the dollars keep flowing.
Earlier today I got involved in a bit of a posting frenzy as each writer began to expand on the topic and run with off shoots of the thoughts being presented.  This post is no different, but before I get into it, I wanted to say a) I couldn't be happier to see this going on ActiveRain - I think it's part of where the true power of communities like this are and b) please take a moment to read the other posts and send a … (17 comments)

buy: Realtor® Speak 101: Pre-Approval (from RErockstar.com) - 04/09/09 02:09 PM

From a post on RErockstar.com:
If you’ve been in contact with a real estate agent lately (or even spent some time on a real estate website), you’ve probably seen a lot of talk about “getting pre-approved” or “you need a pre-approval.” A pre-approval is vital in today’s market (and in any market in my opinion) to finding the home you want, the home you can afford, and the home you can get under contract without losing it to someone else.RErockstar.com - Your "all access pass" to San Antonio real estate. | RErockstar.com, Mar 2009

buy: Tips For Selling Your Home at RErockstar.com - 04/08/09 04:30 PM

Yesterday was for the buyers, today is for the sellers.
Yesterday, I wrote a post to help buyers, "Thinking of buying a home in San Antonio?  Ten things you should consider."  While writing it, I thought perhaps I should write something for the sellers too.  So I sat down in front of my site, RErockstar.com, and thought about things from the seller's point of view.  Since I had just finished telling the buyers that now was their time to buy, I wanted to be sure I also helped the seller's meet those buyer's needs and help … (3 comments)
