buyer: A Dozen Essentials for a Smooooooth Home Inspection - 09/30/10 09:07 PM
I like my inspections like I like my peanut butter. If you don't know Charles, you're not reading enough blogs. I've been following his blog almost as long as I've been on ActiveRain and although I don't always have a moment to comment, I do read it almost daily. No matter where you hail from and what odd things your homes may or may not have based on regional differences in building standards, Charles' blog is always full of tips, thoughts, and common sense knowledge for buyers, sellers, and Realtors® relating to inspections. We all should have a few good

buyer: Disclosing Death in Texas - 06/27/10 09:32 AM
This post originally appeared on www.RErockstar.com on May 26, 2010. Do you have to tell the buyer? Death is a topic that most people don’t want to talk about in general and in real estate, it’s no different. I’ve been asked a few times about the details regarding death and disclosure in the state of Texas (more specifically, in San Antonio) when buying and selling a home. Questions such as; “This home seems cheap for this neighborhood, did someone die here?,” “It says ‘estate sale‘, does that mean that grandma died in the house?,” or “Do you know how they

buyer: Looking For Homes In San Antonio? Real Estate Search With No Registration Required. - 11/29/09 11:47 AM
San Antonio home buyers can search without registration. I made the decision awhile ago to remove all registration from my San Antonio real estate search page on RErockstar.com. Real estate agents have varying opinions on these sorts of decisions, but I thought this was the best way to provide a service to San Antonio residents looking for homes. Many real estate search sites have some form of registration, whether forced or what me often call "nagging" (where the site reminds you to register every so often, but allows you to continue even if you don't). Why not require registration for a

buyer: New Construction – Is a Home Inspection Really Necessary? - 10/04/09 08:40 AM
Heed this advice - it could save you a lot of money. Claudette couldn't be more correct in her assessment of why having an inspection done during construction is crucial. One thing I notice is that many buyers of newly constructed homes are looking to save a little money as they are spending a large sum today, for a house they can live in tomorrow. Which costs more: a stage-by-stage inspection or finding out the foundation guys didn't let your foundation cure properly?, an electrician who had a "few too many" the night before forgot to cap a wire and

buyer: Remember this little fellow? You won't believe how things have changed. - 09/08/09 02:48 PM
image courtesy of g.originals The angry cat in a box. Anyone who's been reading me for sometime, might recall the story of the cat under my deck that I wrote back on December 21, 2008. The story was a bit of a parable about the cat we find in our backyard and how we were building trust and a relationship. I never actually compared the cat to real estate in any way (except for a note at the bottom saying I think most people would get exactly what I was getting at). The cat in the photo above wasn't the

buyer: E-mail Communications During Negotiation - Don't Hit Send Too Quick. - 09/02/09 09:52 PM
photo courtesy of Truth Went Trendy Ever done something that made you say "Oops"? Lucky for me, although I have, this story isn't about me. I'm involved, but I didn't hit send too quick. I've been involved in negotiations for my buyer this week and today, I received an email from the listing agent about our last counter offer. It was yet another counter. Reading the email, I noticed it continued on past the agent's signature. What did I find? Communications between the sellers and their agent. Private, confidential conversations. I admit, not much was revealed that would be considered

buyer: The Best Real Estate Blogs Are NOT Written By Real Estate Agents (RE-BLOG) - 08/31/09 10:23 PM
this is not the blogger know as Molly, but rather my old cat that shared the same name Meet Molly. I was passing through the featured posts tonight when I came across a post by SarahGray Lamm. If you haven't read it, I've re-blogged it here for your pleasure. It's actually a post about a blog. A blog by Molly. In it she speaks about buying a home - from a home buyer's perspective. Take a few minutes read the post about her experiences, but while you're there, comb through the rest of the blog. It's a personal blog about

buyer: Realtor® Speak 102: What are all these charges on my HUD-1 Settlement Statement? - 08/22/09 12:37 PM
to view larger version, click the image above First, a few notes. You may notice that I've opted to black out many of the figures and company names in the above image. In regards to confidentiality I felt it necessary to do so to protect the people involved. Overall, the message stays the same without giving too much information and exposing my clients, the lender, or the other agent and their clients involved in the transaction. I have also highlighted a few key things - Borrower's column, Seller's column, and the "Items Payable in Connection with Loan" section. I will

buyer: Realtor® Speak 102: Who's paying for the survey? - 08/17/09 10:47 AM
photo courtesy of blmurch What is a survey? First let's get the concept of "survey" out of the way. Merriam-Webster defines survey as "2 : to determine and delineate the form, extent, and position of (as a tract of land) by taking linear and angular measurements and by applying the principles of geometry and trigonometry." Think of it as a map of your property marking property lines, easements, buildings, and setbacks. It shows the truest picture of what the layout of your land is and defines what you actually own when it comes to a piece of land. Alright, so

buyer: Realtor® Speak 102: Does that come with the house? - 08/14/09 11:00 AM
photo courtesy of bossco I've been doing what I call "Realtor® Speak 101" over on my site, www.rerockstar.com, for some time now. In it I try to explain some of the concepts of real estate that I most often get asked about and explain the how, why, who, what, when, and where of them. In this series, "Realtor® Speak 102" I will take some of the more specific questions about the offer/contract and elaborate on them in order to help you understand the finer points of it all. Does that come with the house? When showing homes to clients, on

buyer: When the dam breaks - Buyers waiting for the bottom. - 02/22/09 06:54 PM
photo courtesy of Tom in NYC Ready, willing, and able. So why is there no rush? We've all heard the theory and idea that there is a lot of pent-up buying potential floating around right now. People want to buy, but just aren't committing to it as easily as they once did. Buyers are more cautious; thinking out every possible scenario of their purchase and doing their homework before getting in your car. They're ready, willing, and able; but they just won't pull the trigger. Yet.The lake waters are filling in behind the dam walls and the waters are rising.
