house: I Wish I Could Tell You What Your Agent ISN'T Doing to Sell Your Home... - 11/28/09 07:44 AM

Donna Galinsky isn't the only one.
Donna's post about homes that are under marketed or poorly listed is something I've spoken about before with clients, agents, and brokers.  I see it happen too.  Seems we all see them from time to time.  What many non-Realtors® don't know is that the Realtor® Code Of Ethics prevents us from telling that homeowner what we think or violating the client-agent relationship in any way (this is why no agents knock on your door when the sign goes up in your front yard and why all those postcards you get in the mail mention … (1 comments)

house: What If Real Estate Had A Black Friday? - 11/27/09 09:27 AM

Let the madness ensue.
I'm not much of a fan of Black Friday, I can't remember the last time I actually went out for it.  My wife braved a few crowds today and actually wound up buying a few things we needed, but I stayed home.  What I did do was work on my real estate business plan for the coming month and into 2010.  One of my goals is to get more listings.  I like listings and want to build up a constant flow of them.  Not just because I've heard the "you have to … (26 comments)

house: For Sale By Owner Conversation - Thoughts For San Antonio Sellers - 10/25/09 06:45 AM

For Sale By Owner - Is it a good thing?
I recently spoke with an online friend of mine at Twitter and learned they were selling their house as a "For Sale By Owner" (or FSBO as they are often called in real estate circles).  I didn't know they were selling their home, but we had spoken a bit about their future purchase.  I learned that they were selling it as a FSBO only after a tweet caught my attention.
It seems a buyer's agent had stopped by their house and knocked on their door.  … (5 comments)

house: Market Report for San Antonio 78260 - 10/23/09 08:57 AM
San Antonio 78260
Although prices have flattened out a bit recently, there was an upward price trend in 78260 for the second half of the year.  Inventory remains high at 429.31 homes, so it's going to take awhile to clear it out and because of that, I don't see any major gains in appreciation in the short term.  Expect this area to bounce back and forth between small gains and losses over the next year as we try to draw down the inventory numbers to more sensible levels.  This was another area whose future looked amazing until builders went wild and … (2 comments)

house: Market Report for San Antonio 78259 - 10/23/09 08:47 AM
San Antonio 78259
New homes being built at a sensible pace, plenty of land for expansion, and the gently rolling hills of the edge of the Hill Country define the real estate market in 78259.  I fear this area will eventually end up a bit more like Stone Oak, but for now, that is nothing more than my own speculation and I don't think it will happen for many years to come.  Overall 78259 is performing much like it should based on the laws of supply and demand.  Sales are a bit sluggish in the area, but a dent is being … (0 comments)

house: Market Report for San Antonio 78258 - 10/22/09 03:32 AM
San Antonio 78258
The Stone Oak area (78258) has had more trouble than most over the last year.  Overbuilding combined with the nightmare that is 281, has allowed this once heralded area of San Antonio to become a little less desirable.  Don't get me wrong, plenty of people still love the area, but it isn't talked about in the same revered tones it once was.  Median home prices are down over $30,000 since January 2008 and although there is a current trend upwards, this area has quite a way to climb to reach its previous peaks.  Inventory may look low on … (2 comments)

house: Market Report for San Antonio 78255 - 10/21/09 11:30 PM
San Antonio 78255
If you were hoping to see a decent price increase, look no further than 78255.  Unfortunately, that price increase also comes with a rise in inventory.  With a 70 home increase since August (about 35%), homes are hitting the shelves quicker than they are flying off.  Once again, the higher priced home market (just about anything above $200,000) is slow to move as buyers watch prices and are looking for deals.  Since there is also a lot of new construction in the area, consider this a trend that will stay for awhile.  This price increase is probably being … (5 comments)

house: Market Report for San Antonio 78254 - 10/21/09 11:05 PM
San Antonio 78254
Yet another hot area for builders looking for new areas of town to develop, 78254 faces similar problems to 78251 in that builders rushed to the area, but when the bottom fell out, they were left holding the bag.  Add to this a traffic snarl with this side of the 1604 and you have an area that's destined for greatness, but is now facing some of the holdups that the Stone Oak area has experienced.  If homes continue to come on the market at or nearly at the same rate as they are being bought, expect to see … (0 comments)

house: Market Report for San Antonio 78251 - 10/21/09 10:55 PM
San Antonio 78251
This zip code, being on the west/northwest side of town is again affect by its proximity to Lackland Air Force Base and that section of the city's fast growth.  Builders flocked to this area and began building in earnest, but as things slowed, many builders were left with large developments with population growth that wasn't matching their building speed.  In order to compensate, builders began slashing prices and dragging re-sale home prices down with them.  Unfortunately, many people bought these homes at the height of the boom cycle and are now sitting on homes that are hard to … (0 comments)

house: Market Report for San Antonio 78248 - 10/21/09 06:22 AM
San Antonio 78248
Prices have been seeing a slow and steady increase since early summer after taking a fall during the spring of 2009.  At the same time however, inventory has been on the rise as well, keeping the appreciation from hitting too high too fast.  With a wealth of above-average priced homes, 78248 will probably not see any drastic price increases, but continue a slow and steady growth unless inventory levels start a sharp incline.  Days on market is still hovering around the 5 month mark.  If you're looking to sell your home in the 78248 area, you'll need to … (0 comments)

house: Market Report for San Antonio 78231 - 10/21/09 04:01 AM
San Antonio 78231
Now that the summer buying season is over, it looks like things in 78231 have returned to their past ways.  Prices have seen a slight decline as inventory levels have risen once again.  Because of it's overall median price, these homes are sticking around awhile longer than other areas of the city, so it's easy to see why the summer season put a dent into the inventory, but not enough to cause a serious change in the overall market.  Here in San Antonio (in general) homes above $200,000 are slower to move this year as people are being … (2 comments)

house: Market Report for San Antonio 78230 - 10/20/09 11:40 PM
San Antonio 78230
The 78230 housing market report for this week is still looking promising.  Home prices have risen over the last few months, but have taken a small slide recently.  Inventory is declining (you can really see supply and demand in effect in the chart below).  As we pull into the holidays, this will most likely level off slightly, but with interest rates remaining low and prices still hovering near their lows, I still expect to see more activity through the end of the year.  78230 offers many great neighborhoods and there are still plenty of homes to choose from.

Like a ticking time bomb.
The First Time Home Buyer Tax Credit is set to expire on November 30, 2009.  If you haven't closed on your new home by then, you're out of luck and will miss out on the (up to) $8,000 tax credit.  People are beginning to panic a bit and the government has floated a few ideas about extension and even possibly expansion of the program.
We've all been watching the news, opinions, rumors, and thoughts on the First Time Home Buyer Tax Credit with baited breath.  From agents to lenders to consumers … (50 comments)

house: Search The San Antonio MLS With No Registration Required. - 09/25/09 05:41 PM

A step in the right direction.
I've been pondering the issue of registration recently.  When it comes to searching the San Antonio MLS, I am confident that RErockstar.com (my main site) provides one of the best ways to search for homes in San Antonio (thanks to my good friends at ARE-TEC).  After thinking about it for a few months, I have decided to open up the floodgates and remove all registration requirements from the site.
Why?
The answer is simple.  You would have done it anyway.  I never required registration on my site.  While searching for a home in San … (44 comments)

As a real estate blogger, I read a lot of other blogs.
Although all real estate is locally based and every market has its own trends and peculiarities, the fact remains that many great agents out there are giving solid advice that can be used in any market.  Although some of these posts specifically point out markets many miles away from us here in San Antonio, they are posts that you can glean information from when selling your home.  Of course, no list would be complete without something I wrote (since I'm here in San Antonio), … (12 comments)

"It's a great time to buy!  There's never been a better time to buy!  Buy now!"
You've heard the phrases, they're tossed about by Realtors® everywhere and printed on every blog I can find.  What you need to ask (and get answers to) is - why?  Any real estate agent worth their salt will be able to give you a brief summary of the things that make this a "great time to buy," but I've decided to boil it down to ten simple facts that you can't avoid.  These ten factors, especially when combined, do indeed … (14 comments)

April 4-5, Open House 12-3 PM - 2903 Zurich, San Antonio TX 78230
Once again I will be holding an open house this weekend at 2903 Zurich in KB Home's Woods Of Alon (just south of Wurzbach on NW Military).  There won't be any Spurs players or free ice cream this weekend unfortunately, but I'll be there, so stop on in and say hello.  This 4 bedroom, 3 bathroom home is situated on a green belt on two sides with great views of the community's lake.  A 1.5 story (the Overland floor plan), this home has recently been reduced … (4 comments)

house: "For Sale" Signs - Getting the phones to ring. - 04/02/09 01:52 PM
I wasn't until recently that I got into listing homes.
For those of you that don't remember, I didn't start listing homes right away when I began my career in real estate.  I felt I needed to be prepared to do so.  Because of this, I didn't join the listing game until the market was full of inventory and things had slowed.
When things are slow, listing a home can be frustrating work.  You find yourself trying to sound upbeat to the seller while banging your head against a wall and feeling like there must be something more you can do.  … (6 comments)
