tips: A Dozen Essentials for a Smooooooth Home Inspection - 09/30/10 09:07 PM

I like my inspections like I like my peanut butter.
If you don't know Charles, you're not reading enough blogs.  I've been following his blog almost as long as I've been on ActiveRain and although I don't always have a moment to comment, I do read it almost daily.  No matter where you hail from and what odd things your homes may or may not have based on regional differences in building standards, Charles' blog is always full of tips, thoughts, and common sense knowledge for buyers, sellers, and Realtors® relating to inspections.
We all should have a few good … (5 comments)

tips: In Today's Market, San Antonio asks, "Why Hasn't My House Sold?" - 09/12/10 08:03 AM

Why hasn't my house sold?
It's an all too common question for home sellers these days.  Even in the San Antonio real estate market, there are plenty of homes that just don't seem to be selling.  I saw one listing the other day that had been on the market for two and a half years.  That's a long time to wait.  With all that has happened in the economy and the housing markets, there is (as would be expected) a lot of trepidation and anxiety when listing your San Antonio home for sale.

tips: Don't Let Me Down: Soci@l, Ben Kinney, and Blogging - 07/01/10 11:49 AM
It's not always sunshine and roses.
In my previous post about Ben Kinney's Soci@l, "10 Days of Pain for 1 Day of Closing," I highlighted one of the sections of the ebook that I really enjoyed.  Never one to give half a picture, I thought perhaps I might discuss something I didn't like about the ebook.
Ben Kinney is obviously a talented guy who knows his stuff and although I agree with him on many points, there is a distinct point in the chapter "effective blogging – writing content that ranks and gets read" that I can not endorse.

tips: A past post reminds me of five great blogging lessons. - 06/25/10 06:00 PM
Sometimes you have to look back.
I was searching for a post that I wanted to send someone today and while looking through the lists of posts, I saw one that I couldn't quite remember.  I knew I wrote it, but I just didn't remember what it said.
Taking a few moments to read through it, I thought it was a interesting look at where my mind was (in this case, on September 16, 2009) and where I was in real estate and more specifically, blogging.
I was just about to hit my one year anniversary at AgentGenius and I was … (13 comments)

tips: Think long tail search isn't important? Guess again. - 01/26/10 05:57 AM
It's been quite a few days around here.
If you're not a regular reader of my RErockstar.com blog or a resident of San Antonio, you may not know the story of the Hills of Rivermist sinkhole (aka "slope failure"), but it's a story I've been following with great interest and concern.
Simply put, we've had a landslide here in San Antonio and it is affecting several homes, residents have been evacuated, and the city of San Antonio and Centex (Pulte) Homes are trying to figure out why it happened and what to do about it.  It's a nightmare for the homeowners … (74 comments)

tips: Seven Tips For A Successful Virtual REbarcamp Experience - January 4th 2010 - 01/04/10 06:32 AM

Hope you're ready!
I was lucky enough to attend last year's (wow, that already sounds weird) inaugural Virtual REbarcamp and enjoyed both the concept and the execution of this new spin on the REbarcamp format.  I wrote about my experience over at AgentGenius and had several conversations with attendees about their experiences.  As the time ticks away before the second Virtual REbarcamp, I thought I'd take a moment to share a few things that I think can help make your experience much more fulfilling than just staring at your computer screen.

tips: Ambassador Series - What is Localism? - 09/23/09 12:28 PM

I love it when a plan comes together.
When I tagged my first post as part of the "Ambassador Series" I thought it was a great idea and a way to collect some of the thoughts of the ActiveRain Ambassadors out there in blog form to help out any new members or those considering joining.  Everyone has to start somewhere and it always helps to have a body of posts and people willing to help you out.
Donna Bigda is the first of the Ambassadors (to my knowledge) to take the idea and use it on her own blog.  As … (1 comments)

tips: Ambassador Series: Being a "Rainmaker" Has Its Privileges - 09/19/09 07:32 AM

stats as of Saturday, September 19, 2009, early in the morning
Being a "Rainmaker."
As most of you know, being a Rainmaker here at ActiveRain gives you a few privileges.  First, you get a nifty Rainmaker badge under your photo.  Second, you get an outside blog.  Third, you get the ability to post publicly and get all the Google love associated with ActiveRain.  Let's look at that last one.  What is the difference between a "Members Only" and a "Public" post?  Does it make a big difference?
The screenshot above is a great example of why you want to be … (22 comments)

tips: Craiglist Rental Scam Hits San Antonio - Beware Of Who You're Renting From! - 09/16/09 07:59 AM

The internet is always rife with scams.
I've heard of the craigslist rental scam before, but up until this week, I hadn't heard it specifically spoken of in San Antonio circles.  The scam is pretty simple, you go on craigslist and there's the perfect rental for you.  You inquire about the property and soon you are having a discussion with someone who is in another country for one reason or another and they're renting their home (or helping friends do the same).  They ask for an application and the application seems safe enough (no credit card … (13 comments)

tips: Ambassador Series: Learn blogging SEO from a master for free. - 08/28/09 04:32 PM

I am not an SEO guru.
I don't even pay a ton of attention to SEO (Search Engine Optimization) in my blogging efforts.  I freely admit it.  I'm not an expert even.  I'm not even sure if I deserve the title novice SEO trainee.  I do know a few tricks of the trade, but I wanted to instead introduce you to Jack Leblond.  He's one of those people who know this stuff inside and out.  I've been reading Jack's stuff over at AgentGenius for awhile and thought I'd point him out to everyone.

tips: Ambassador Series: Writing Featured Posts On ActiveRain - 08/04/09 10:00 PM

When you wish upon a gold star...
Ahh, the coveted gold star at ActiveRain.  It's a mark of pride, a influx of new readers, commenters, and even points.  It's a good feeling.  My last two posts received a feature and they were about as different as monster trucks and the Grand Canyon.  I've been doing alright in the feature category since coming to ActiveRain, so I thought I'd take a few moments to analyze some of the things I've learned about ActiveRain Featured Posts.

tips: Running a WordPress blog? Align your images now - or else! - 06/02/09 08:07 PM

Are you running a Wordpress blog?
I have my ActiveRain blog as well as my main site, RErockstar.com (which has a blog, but Wordpress isn't just for hosting blogs).  RErockstar.com is powered by Wordpress and I love it.  I wish Wordpress had been in common use when I first started building websites.  But that is neither here nor there.  My site has gone through two main revisions.  When I first started playing with it, I had a bland theme and I had just started blogging (pre-ActiveRain).  I eventually moved to the iReal Estate Theme and haven't looked back since.  … (13 comments)

tips: ARE-TEC IDX - How To Utilize Variables To Make Your Client's Experience Even Better - 05/04/09 02:37 AM

Trulia Voices points me in the right direction.
Today on Trulia Voices, a question came through about the Big Springs subdivision in San Antonio, TX.  I answered the question with some links, but thought to myself, "Wouldn't it be great if I could provide a link to homes available in the subdivision without having to list them one by one?"  Now of course, this seems simple enough and should be an option on every IDX, but it had never occurred to me since I started using ARE-TEC.  When it did, I wondered how to do it.
So I emailed … (10 comments)

tips: Tips For Selling Your Home at RErockstar.com - 04/08/09 04:30 PM

Yesterday was for the buyers, today is for the sellers.
Yesterday, I wrote a post to help buyers, "Thinking of buying a home in San Antonio?  Ten things you should consider."  While writing it, I thought perhaps I should write something for the sellers too.  So I sat down in front of my site, RErockstar.com, and thought about things from the seller's point of view.  Since I had just finished telling the buyers that now was their time to buy, I wanted to be sure I also helped the seller's meet those buyer's needs and help … (3 comments)

tips: Homeowners Insurance - Great Tips For Homeowners - 03/29/09 05:06 PM

video courtesy of Howcast
Here are my personal tips on Homeowners Insurance.
- Take the videos advice and check your policy annually. You may be able to save money, increase your limits, or cover new items that you have added to you home. My wife and I were recently surprised that it was possible for us to increase our coverage and cut our costs by about $300 per year.
- Having a relationship with your insurance agent can help. If they just sell you the insurance and they're done with you, they aren't the best agent in the world. Insurance … (2 comments)
