home selling tips: May Good Listings be with You! - 10/06/11 09:25 AM
Janice did such a great job on this presentation that I had to share it. Home Staging can make a huge difference in the way a property is perceived and reflect in the desirablity and value. From an appraisors point of view the number of bedrooms, square footage and style of home remain the same. From a buyer's point of view those things also do not change but they look differently. If a 3 bedroom is perceived to be spacious compared to a crowded 4 bedroom home and the number of bedrooms is not crucial- the clear choice may be the … (1 comments)

home selling tips: Staged~Listed~Sold First Day on the Market - 07/23/09 09:28 AM
As a REALTOR/Staging Specialist with Keller Williams Realty Brainerd Lakes, my listings are all staged.  My listings are selling and selling fast.  They are bringing close to the asking price and others are wondering why? I hear the statement that "price will overcome all objections" out of seasoned agents. While probably true, is that in the best interest of your clients?  How low can they go?  Many things can be done to enhance the desirability of a property that cost nothing.  They are moving - why not prepack?  Most of us can live with much less than we do.   After … (6 comments)

home selling tips: Stage it - List it- Sell it - 06/30/09 10:13 AM
Homes are selling but they are not selling for as high a price nor are they selling as quickly.  Does that sound familiar in your area?
As a REALTOR/Staging Specialist home stager with Keller Williams Realty Brainerd Lakes, I know at least a partial solution to the problem. In order for your home to sell better and faster than those of the competitions', it needs to be properly presented and be priced competitively, from the start. A home that shows well both outside and inside is going to get offers.  When prospective buyers make an emotional connection with … (5 comments)

home selling tips: Water in Fargo now at 41 feet & Cresting - 03/27/09 04:13 PM
See photos of the sandbagging efforts and view the Fargo/Moorhead flood area
Despite everyone's best efforts to keep up with the rising waters, in some areas there is already dike failure and subsequent flooding. The volunteers are growing weary but fresh replacements are still coming in. With the evacuations , there will be less time spend on rescue efforts as there will be less to rescue.  There will always be those who stay in their homes risking their lives and those of their rescuers. No one knows exactly how long the waters will keep rising and how long the crest will … (15 comments)

home selling tips: Minnesota Home Stager Report - Dining in China - 08/14/08 11:25 AM
Some of my friends are in China at the Olympics. What fun I think and here I am in Minnesota.  Then they send photos - I feel even worse, I am missing all the fun and the beauty. I watched the opening ceremonies on TV and was struck by the artistry and the cohesiveness of all the performers.  Their trim figures, glowing complexions and their endurance and flexibility. What do they eat , that gives them such strength?
Then I get more photos, which I am posting here. I love Minnesota and the food that we eat.  I can watch … (18 comments)

home selling tips: Minnesota Home Stager Report - Ride Safe, Minnesota - 04/22/08 10:00 AM

home selling tips: Salisbury Steak - as Served in Minnesota - 02/01/08 06:58 PM
Here is what we are having at the Lordbock house for supper tonight.  With a warm up in temperatures today bringing us from -50  to 20 above - I'm working again and looking for something that makes it appear that I have been  in the kitchen cooking all day, when I have not.
This is quite tasty and does not take very long to prepare. I would classify this recipe in the comfort food range with the meat and potatoes being a sure winner with most people.
I am serving this  over mashed potatoes, with a  hot vegetable, muffins and … (4 comments)

home selling tips: WHAT WAS IN, IS NOW OUT - 04/09/07 02:21 PM

Cooking, entertaining, reading, relaxing and sleeping for many decades in the USA have been activities that homeowners did inside the house.  Now, the trend for many is to move activities to the out spaces.  Just as formal  sitting rooms indoors are passé, formal gardens are out and the lived-in garden is very chic.       Kitchens for the patio come complete with fire brick pizza ovens, refrigerators, ice makers, sinks, and the traditional favorite BBQ grill in a fashionable streamlined stainless steel model.  Entertainment tents, screened in  3- season rooms and gazebos move the crowd from the main indoor living … (11 comments)
