Janice did such a great job on this presentation that I had to share it. Home Staging can make a huge difference in the way a property is perceived and reflect in the desirablity and value. From an appraisors point of view the number of bedrooms, square footage and style of home remain the same. From a buyer's point of view those things also do not change but they look differently. If a 3 bedroom is perceived to be spacious compared to a crowded 4 bedroom home and the number of bedrooms is not crucial- the clear choice may be the (1 comments)

As a REALTOR/Staging Specialist with Keller Williams Realty Brainerd Lakes, my listings are all staged. My listings are selling and selling fast. They are bringing close to the asking price and others are wondering why? I hear the statement that "price will overcome all objections" out of seasoned agents. While probably true, is that in the best interest of your clients? How low can they go? Many things can be done to enhance the desirability of a property that cost nothing. Homes are selling but they are not selling for as high a price nor are they selling as quickly. Does that sound familiar in your area? See photos of the sandbagging efforts and view the Fargo/Moorhead flood area Despite everyone's best efforts to keep up with the rising waters, in some areas there is already dike failure and subsequent flooding. The volunteers are growing weary but fresh replacements are still coming in. With the evacuations , there will be less time spend on rescue efforts as there will be less to rescue. Heritage Assembly of God in Baxter, Minnesota is again sponsoring The Great Candy Adventure. The year's title is THE GARDEN OF EATIN'. The cost is $2 per child and the ages are Pre-school through 6th grade. All Pre-schoolers must be accompanied by an adult. The date is Friday, October 31 from 6:30 PM - 9:00 PM. Northland Arboretum is hosting a "Haunted Trail" on Saturday, October 25th and Sunday, October 26 from 7:00pm - 9:00pm. Experience the thrills and chills as you walk through the dark woods of the Arboretum. Young children should be accompanied by an adult. No flashlights, please. Some of my friends are in China at the Olympics. What fun I think and here I am in Minnesota. Then they send photos - I feel even worse, I am missing all the fun and the beauty. I watched the opening ceremonies on TV and was struck by the artistry and the cohesiveness of all the performers. Their trim figures, glowing complexions and their endurance and flexibility.What do they eat , that gives them such strength? Then I get more photos, which I am posting here. According to a recent Minnesota DNR survey, the typical ATV rider is a Caucasian male in his mid-40's with some college or technical training. This man is most often employed full time, with an income of more that $50,000 and an average family size of 2.8. In most cases he has not completed a DNR ATV safety course. Lisa Paxton, Brainerd Lakes Chamber CEO thinks that hosting the Governor’s Fishing Opener will give the Brainerd Lakes Area a long term pay off. "The governor's fishing opener will be a real boost," Paxton said "It's really an opportunity to capture a couple hundred media for an entire Brainerd lakes experience." Here is what we are having at the Lordbock house for supper tonight. With a warm up in temperatures today bringing us from -50 to 20 above - I'm working again and looking for something that makes it appear that I have been in the kitchen cooking all day, when I have not. This is quite tasty and does not take very long to prepare. I would classify this recipe in the comfort food range with the meat and potatoes being a sure winner with most people.
