      <title>Simple steps to blogging in Active Rain</title>

&lt;p&gt;However, this morning, as I reflected on what I needed to do to get back at the top of Google ( a place that I held for over a year) in my home state of Rhode Island, it occurred to me that new Active Rainer's are probably in a state of confusion.&amp;nbsp;&amp;nbsp; I will say that&amp;nbsp;a couple of &amp;nbsp;emails from Mark Lebukner and a few other new Rainer's, asking questions prompted me to write this.&lt;/p&gt;
&lt;p&gt;First of all, we have the &lt;a href=&quot;http://activerain.com/groups/newbies&quot; title=&quot;Newbie Group at Active Rain&quot; target=&quot;_blank&quot;&gt;Newbie Group&lt;/a&gt;. This is the biggest group here on Active Rain, and is a group to go in and post a question. It is also a group to introduce yourself, or have someone introduce you.&lt;/p&gt;
&lt;p&gt;Experienced Active Rainer's will come to this group after they have learned the ropes to &quot;give back&quot;. This group is for &quot;new to Active Rain&quot;, not new Realtors, Appraiser's, Mortgage Brokers, Inspectors...You can be any of these but you are in the group to either teach or learn.&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Brad Andersohn of Active Rain has probably the most complete set of questions and answers and descriptions that I know of and you would do well to read as many of those as you can. Most of Brads tutorial blogs can be found here in the &lt;a href=&quot;http://activerain.com/groups/helpfaq&quot; title=&quot;Questions and answers on Active Rain&quot; target=&quot;_blank&quot;&gt;FAQ Group&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;All that being said, I personally like to &lt;em&gt;&lt;strong&gt;keep things simple&lt;/strong&gt;&lt;/em&gt;. I suspect a lot of that is because I am time limited. Therefor, the actual reason I am writing this is for those new Active Rainer's that cannot spend all day writing.&lt;/p&gt;
&lt;p&gt;First of all, if you have not upgraded to a &lt;strong&gt;Rainmaker blog&lt;/strong&gt;, then nothing you do will be visible to anyone outside of Active Rain. And while Active Rain is great for referrals, friends and amazing knowledge, it does not speak to your home town if no one can read it.&lt;/p&gt;
&lt;p&gt;The simplest way that I have found to attract clients is to write about a place. You can pick just about any place nearby or at least within your realm of reach. For instance, &lt;em&gt;&lt;strong&gt;you can write about any restaurant, event, neighborhood, girl scouts, schools, farms, cities, fire department, police department, playgrounds in your area&lt;/strong&gt;&lt;/em&gt;.&amp;nbsp; The list is endless. Even if someone from your area has already done it, you can write it from your own perspective!&lt;/p&gt;
&lt;p&gt;A couple of years back, I wrote about Warwick, RI, my hometown, and then I wrote a couple of follow up posts about the villages in Warwick, RI.&amp;nbsp; This past year I wrote about Warwick Neck, Highland Beach, Chelos (a restaurant), Harbor Lights ( a marina).&amp;nbsp; These are a very minute sampling of what some people write here at Active Rain. But I am here to tell you that even this small amount brings you recognition!&lt;/p&gt;
&lt;p&gt;Last summer, when I wrote about &lt;a href=&quot;http://rhodeislandrealestate.activerain.com/post/1184903/harbor-light-marina-in-warwick-neck-rhode-island&quot; title=&quot;Harbor Lights&quot; target=&quot;_blank&quot;&gt;Harbor Lights&lt;/a&gt;, the marina that I keep my boat in, I did it because I was hoping they would get some business out of it. About a month later, someone on my dock came up to me and said. &quot;Whatever you are doing, keep doing it&quot;. The reason she said that was she went online to find a phone number for Harbor lights,and while she could not find the number, she said she found me &quot;all over the place&quot; and that now she knows more about me and my brokerage!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;My best return on investment was a blog about &lt;a href=&quot;http://activerain.com/blogsview/18490/oakland-beach-warwick-rhode-island-a-beachfront-community&quot; title=&quot;Oakland Beach&quot; target=&quot;_blank&quot;&gt;Oakland beach&lt;/a&gt;.&amp;nbsp; I have sold four homes in Oakland Beach just since May. I consider myself and Oakland Beach expert. Note that there are not many comments on this post. But people do read them.&lt;/p&gt;

&lt;p&gt;Pick a place and write a post. That's all there is to it. Make sure you repeat some of your title in that post so Google can find it.       <title>Mortgage Delinquencies - The Coming Storm</title>

&lt;p&gt;Everyone out there probably knows somebody who is behind on their mortgage payments, looking for alternatives and likely also just finding out that their home's value has dipped below what their loan amount is.&amp;nbsp; I know some within my own personal circles.&amp;nbsp;&lt;strong&gt; It's a tough situation for me to advise them&lt;/strong&gt; as a professional because it's such a personal challenge to their pride and self-worth, not to mention their plans and dreams for the family. The question we're asking is &quot;when is this going to stop and where are we heading?&quot;&lt;/p&gt;
&lt;p&gt;I'm going to put up a few graphs that show the trends nationally with regards to mortgage delinquincies:&lt;/p&gt;

&lt;p&gt;This chart is by quarter - Single-family mortgages set a new record delinquency rate in the second quarter of 2009, according to a quarterly survey by the Mortgage Bankers Association. Those of us in the real estate business see the foreclosure process (just visit the local Sheriff Sale docket to see the current numbers) but the looming delinqency-to-foreclosure issue is far, far larger.&lt;/p&gt;
&lt;p&gt;The Wall Street Journal on 8/3/09 reported the following quote: &amp;ldquo;While subprime mortgages sparked the first round of housing problems two years ago, now &quot;troubles are lurking further up the food chain,&quot; says Joshua Shapiro, chief U.S. economist at MFR Inc. &lt;strong&gt;White-collar job losses have accelerated while more adjustable-rate loans to prime borrowers are resetting to higher payments.&lt;/strong&gt;&amp;nbsp; &amp;lsquo;You put all that together, it leads me to believe that the next leg down on home prices is going to come from the top,&amp;rsquo; he says.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;The first objection someone may have would be to say &quot;yes, but historically those who are delinqent usually get their act together and come current on the mortgage after a while&quot;.&amp;nbsp; That WAS true, but not anymore!&amp;nbsp; We call that the &lt;span style=&quot;text-decoration: underline;&quot;&gt;&lt;strong&gt;&quot;Cure Rate&quot;&lt;/strong&gt;&lt;/span&gt;, that is the rate of delinquencies that go back to current.&amp;nbsp; The Wall Street Journal reported on 8/24/09 about a Fitch analysis that found that &lt;strong&gt;the Cure Rate from 2000-2006 was 45%&lt;/strong&gt; (which means about half of people fix their delinquency).&amp;nbsp; However, &lt;strong&gt;as of July 2009 the rate had dropped to just 6.6%&lt;/strong&gt;!&amp;nbsp; That means that over 90% of delinquent customers are going to foreclosure.&amp;nbsp; Take a look again at the above chart...&lt;/p&gt;
&lt;p&gt;The next thing someone will say is &quot;well, that's the 'sand states' and not my area&quot;.&amp;nbsp; Here's the chart for all 50 states showing the same breakdown of delinquencies and foreclosures.&amp;nbsp; Guess what - &lt;strong&gt;most states have a significant problem&lt;/strong&gt;, especially compared to historical figures.&lt;/p&gt;

&lt;p&gt;Now the next thing someone may say is &lt;strong&gt;&quot;aren't those loans going to get 'fixed' by a loan modification?&quot;&lt;/strong&gt;&amp;nbsp; I know several people right now who are applying for a Lancaster County loan modification but are waiting and waiting.&amp;nbsp; I hope it works out for them...&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;In reality, loan modifications are hardly making a dent.&lt;/strong&gt;&amp;nbsp; To me, that's a burning question.&amp;nbsp; Why arent banks being more aggressive in giving customers the option to extend their loan and/or reset to a lower rate?&amp;nbsp; Why are they being SO difficult? The people I know don't want to be foreclosed.&amp;nbsp; They CAN make payments.&amp;nbsp; They just need the terms redrawn to allow them to catch &amp;amp; keep up.&amp;nbsp; Loan modifications are not helping us get this crisis under control.&lt;/p&gt;

      <title>Harbor Light Marina in Warwick Neck Rhode Island</title>

&lt;p&gt;Besides being located on a back street off Warwick Neck Avenue, Harbor Lights Marina has a clear view down Narragansett Bay. Sitting on the dock and watching the boats brings just as much enjoyment as having a boat in a slip.&lt;/p&gt;
&lt;p&gt;Harbor Lights Marina, boasts double fingers. (for those who do not know what double fingers are, its a dock on both sides of your boat) Most of the marinas in Warwick do not have double fingers. Having a dock on either side makes it so much easier for the Captain to get the boat in the dock with a minimum of fuss. It also lets the First Mate take their time jumping off the boat to tie up the lines.&lt;/p&gt;
&lt;p&gt;A Dock has a perfect view of not only the Oakland Beach fireworks, but a general parade of boats coming up the cove and then returning at the end of the day.&lt;/p&gt;
&lt;p&gt;All the docks are clean, well lit and just a nice place to be.&#160; Tim and Leo are always around, either on the gas dock, or in the office, or out in the yard and both are very accessible for questions and help.&lt;/p&gt;
&lt;p&gt;Hap, the mechanic and John, the Yard manager are also always accessible and always willing to help.&lt;/p&gt;
&lt;p&gt;Below&#160;are a few photos of Harbor Light Marina, mostly taken from the water.&lt;/p&gt;

      <title>I should have been paying attention:(</title>
      <description>&lt;p&gt;Today I read a couple of posts about Active Rains' Ambassador Program. Basically it sounded like Active Rain is looking for people to be sort of like a Welcoming/mentoring person for new members to Active Rain.&lt;/p&gt;
&lt;p&gt;I thought that I was uniquely qualified for this position since I was the founder of the &lt;a href=&quot;http://activerain.com/groups/newbies&quot; target=&quot;_blank&quot;&gt;Active Rain Newbie Group &lt;/a&gt;and also the founder of the &lt;a href=&quot;http://activerain.com/groups/Rookie&quot; target=&quot;_blank&quot;&gt;Actve Rain Rookie Group&lt;/a&gt; which is for new Realtors.&lt;/p&gt;
&lt;p&gt;Anyone that knows&amp;nbsp; me, understands my desire to help people thorough the some times foggy path here in Active Rain. For a time I was a moderator in the Practice Blogging group.&amp;nbsp; I have personally welcomed many new members and offered my time and what little basic knowledge I had to help them get started.&lt;/p&gt;
&lt;p&gt;However, as I started to fill out the application, on &lt;a href=&quot;http://activerain.com/blogsview/1134921/the-activerain-ambassador-program&quot; target=&quot;_blank&quot;&gt;Brad Andersohn's blog&lt;/a&gt;, I notice that it asks for three blogs that are #1 on Google.&lt;/p&gt;
&lt;p&gt;When I first started here at Active Rain in July 2006, I was quite frequently on the first page of Google. As time went by, I started other blogs and those were on the first page of Google.&lt;/p&gt;
&lt;p&gt;This past January, I opened my own Brokerage, Stonehurst Realty and I have to say my blogging days have been extremely limited. My business has been living off my previous blogging efforts and I have been very busy.&amp;nbsp; This is a good thing and also a testimonial to my blogging efforts here at Active Rain. &lt;p&gt;They were both location centric blogs and the keywords are the locstions themselves. I wrote them because I love the two places I was writing about and that made the difference.&lt;/p&gt;
&lt;p&gt;I have joined Facebook, Twitter, and a host of other social networking sites. So to come up with three blogs that are at the top of Google ended up being a big problem.&lt;/p&gt;
&lt;p&gt;In the process of looking, I find that some of my blogs &quot;should&quot;&amp;nbsp; have been on the first page of Google.&lt;/p&gt;

&lt;p&gt;In conclusion, I ended up not applying to be an Ambassador for my area, although I would have liked to be part of this new program. According to Donovan, the FHA&amp;rsquo;s approved lenders will be permitted to &amp;ldquo;monetize&amp;rdquo; the tax credit through &lt;strong&gt;short-term bridge loans&lt;/strong&gt;. This will allow eligible home buyers to access the funds immediately at the closing table.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;It will be interesting to see what the rate is on the bridge loans, but regardless this is a great step in the right direction. I appreciate NAR spear-heading the effort for home-buyers.&lt;/p&gt;

      <title>Eliminate Closing Surprises!</title>

&lt;p&gt;It all starts with a Buyer being Pre-Approved for a loan correctly.&amp;nbsp; You can read a blog that I wrote recently &lt;a href=&quot;http://activerain.com/blogsview/1065464/it-is-a-great-time-to-buy-get-pre-approved-today-&quot; target=&quot;_blank&quot;&gt;&quot;It Is A Great Time To Buy ........... Get Pre-Approved Today!!!!&quot;&lt;/a&gt;, where I identify the necessary steps that must be taken from the very beginning.&amp;nbsp; If a Buyer is Pre-Approved correctly it will eliminate most of the surprises along the way, and set the stage for a quick and smooth transaction.&lt;/p&gt;
&lt;p&gt;The second most important step in making sure that there are no surprises, is for the Loan Officer to take a complete Loan Application (1003) and ask ALL the questions, especially those that some times LAZY Loan Officers and Brokers overlook.&amp;nbsp; I am referring to the YES and NO questions on Page #4, you can read about this on my blog &lt;a href=&quot;http://activerain.com/blogsview/97939/questions-that-loan-officers-brokers-have-to-ask-&quot; target=&quot;_blank&quot;&gt;&quot;Questions That Loan Officers/Brokers Have To Ask!!!&quot;&lt;/a&gt;. These questions may seem silly at times, but not asking anyone of them can cause major problems later.&lt;/p&gt;
&lt;p&gt;The third is making sure that you have a completed Good Faith Estimate (GFE), and Truth In Lending Statement (TIL).&amp;nbsp; The Good Faith Estimated is particularly important to have as soon as possible in the process so that everyone has a very close estimate of how much money the the Buyer needs to have to purchase the house.&amp;nbsp; Being short of funds to Close at the last minute is not something that anyone wants to be surprised with.&lt;/p&gt;
&lt;p&gt;The forth thing to pay attention to and make sure that you have is a Rate &amp;amp; Point Lock Letter, which I covered in this blog &lt;a href=&quot;http://activerain.com/blogsview/138890/rate-point-lock-letter-got-to-have-one-&quot; target=&quot;_blank&quot;&gt;&quot;Rate &amp;amp; Point Lock Letter&amp;hellip;&amp;hellip;&amp;hellip;&amp;hellip;Got To Have One!!!&quot;&lt;/a&gt; You want to make sure that you know what your interest rate will be, and any points associated with it before you get to the Closing Table.&lt;/p&gt;
&lt;p&gt;The fifth and final one that I will cover here is pay very, very close attention to the conditions listed on the Commitment Letter once the loan is approved in Underwriting, everything that will need to be done before a &quot;Clear To Close&quot; is given is listed on the &lt;a href=&quot;http://activerain.com/blogsview/23126/loan-surprises-on-or-before-the-closing-should-not-happen-&quot; target=&quot;_blank&quot;&gt;Commitment Letter&lt;/a&gt;, and these conditions need to be taken care of as soon as possible.&amp;nbsp; No one should be surprised by anything that will be needed before the loan can close, ir they took the time to read the Commitment Letter.&amp;nbsp; It is everyone's responsibility to know what is on it, and to stay on top of each other until everything on it is done.&lt;/p&gt;
&lt;p&gt;Can there still be a chance for a last minute surprise if all this is done, yes there is, anything is possible, and never say never.&amp;nbsp; But if everything that I have listed above is done, the chance for a surprise will be 99% eliminated, and only something that is very odd, or that could not have been anticipated will cause a surprise at that point.&lt;/p&gt;
&lt;p&gt;How can you ensure all this.&amp;nbsp; Make sure that you are dealing with professionals that do this FULL time, and that you can see FACE to FACE.&amp;nbsp; Professionals that will be there every step of the processes, and that can be reached quickly whenever a question arises.&lt;/p&gt;

&lt;p&gt;I do a lot of short sales... well not hundreds but a few&amp;nbsp; at the time and have closed a few ( the ones that don't clsoe is because the buyer walked away&amp;nbsp;right before the approval came back&amp;nbsp;). I know a lot more about the process from experience now than some agents that have not had any done but are working with buyers. Nothing wrong with that .. buyers agents do a good job and we need&amp;nbsp;them. here&amp;nbsp;are a few point to keep in mind :&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;However&amp;nbsp;since this is Phoenix 2009 if you work with a buyer in certain zip codes you will find nothing but short sales and REO's .&lt;/li&gt;
&lt;li&gt;Soem REO's are so bad they can't be financed and need a lot of basic repairs to make it livable.&lt;/li&gt;
&lt;li&gt;Most short sales in in good condition,some, like mine are in pristine condition and have the best upgrades on the block :)&lt;/li&gt;
&lt;li&gt;I&amp;nbsp;would like to &amp;nbsp;stress that agents representing buyers that are looking at short sales need to have had a few done themselves and be less hissy about the process and towards&amp;nbsp;the listing agent.( it is what ir is and we have to work with whar we got ) &amp;nbsp;If you come across as being a complainer than&amp;nbsp;I will not want to work with you&amp;nbsp;or your buyer&amp;nbsp;as I know you will not be dedicated to the process and might move on to something else just before we get it done afther hours of work that&amp;nbsp;I have to put in for your buyer .... &amp;nbsp;if the home is in good condition is&amp;nbsp;Worth the wait as you will get them a home in a much better condition than a trashed ABANDONED&amp;nbsp;REO'S for about the same kind of money .&lt;/li&gt;
&lt;li&gt;Just make sure you write an offer that can be backed up&amp;nbsp;by a BPO value for the area. &amp;nbsp;I have to write a blog about this subject. &lt;/li&gt;
&lt;li&gt;Do not ask me if the seller is Negotiable ( my answer is a smart one&amp;nbsp;: &amp;nbsp;sure he wil sell it for 1$ but I don't think the bank will take that .. What is he negotiating at this point&amp;nbsp;? &amp;nbsp;We are trying to prepare an offer that bank will accept based on recent active and sold comps that are similar or the same like this one in size location and amenities&amp;nbsp;.... keep in mind your &quot;prize&quot; for the wait is the upgrades in the home or the condition of the home. Please come across as being well educated in the subject and ask relevant questions. &lt;/li&gt;
&lt;li&gt;if I tell you that this is a &lt;strong&gt;preapproved&lt;/strong&gt; seller it means&amp;nbsp; just that: the bank as looked at the &lt;strong&gt;sellers financial situaton &amp;nbsp;a&lt;/strong&gt;nd that he is approved to do a short sale but the&amp;nbsp; price&amp;nbsp; and offer still needs to be approved. Remember is not always the price. is the price and terms.&amp;nbsp;Could be terms as well as proof of funds etc... Show me how good the client is just like you would on a normal transaction and remember now you have another set or sets of eyes looking at this offer and your buyer's&amp;nbsp;buying power.&lt;/li&gt;
&lt;li&gt;Send a compete offer and do not give me a&amp;nbsp;definete time&amp;nbsp;frame to respond; I will keep&amp;nbsp;you informed and on the look &amp;nbsp;... ok(&amp;nbsp;I agree 90 days with no answer or fallow up is not acceptable) &amp;nbsp;but I usually can tell in 14 days or sooner what the response will be now if we need to have the second answer as well then there is another few days as most answer in less than the first some&amp;nbsp;In 3 to 4 days after the first has approved .&lt;/li&gt;
&lt;li&gt;Also just so you know some Fannie Mae deals take a long time to respond even if they are foreclosure . .they are GSA .. gov owned and work at the speed of government. &lt;/li&gt;
&lt;li&gt;As a general rule if the house had a notice of trustee&amp;nbsp;date scheduled&amp;nbsp;it will move even faster to get approved by the bank&amp;nbsp;... a lot faster ..&lt;/li&gt;
&lt;li&gt;Educate your buyer and by all means do not discurage them if that is the house they like jsut because you want a faster paycheck..&amp;nbsp;&amp;nbsp;remember theh buyers will be happier with the home that is in the better condition.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;If&amp;nbsp;I promised&amp;nbsp;3 % on the deal I will do my best to honor that and will go back to the lender and negotiate&amp;nbsp;for that to be paid as well.&amp;nbsp; I am represening the seller and not the bank;&amp;nbsp;my job is to sell it before the foreclosure takes place.&lt;/p&gt;

I thought I would upload one that I did for a client.&lt;/p&gt;
&lt;p&gt;My intention was to &quot;make it personal&quot;.&amp;nbsp; I wanted something that the client would actually use and remember me when they used it. Of course each client is a little different so every basket has to be a little different.&lt;/p&gt;
&lt;p&gt;This particular couple liked wine and sitting in their backyard at night by the pool. A couple of fancy wine glasses, both white and red wine and a couple of candles with holders completed the basket.&lt;/p&gt;

&lt;p&gt;I liked the idea that this basket used both my paintings in a useful way and was &quot;personal&quot; to the buyer. Obviously the basket you make would &quot;fit&quot; the house sale and this one did.&lt;/p&gt;

      <title>If You Are Going to Buy a Bank Owned Foreclosure, Read This. </title>

I have purchased them myself and I have represented buyers in the transactions many times over the years. It is as different an area of real estate from typical transactions as Podiatry is from Opthamology in medicine.These are things consumers must know before they purchase a bank-owned REO property here in my home state of New York. Most of the principles apply universally.&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;&lt;strong&gt;You should absolutely use an attorney who is FAMILIAR and EXPERIENCED with the purchase of bank-owned properties &lt;/strong&gt;if you buy an REO (Real Estate Owned-by the lender)&amp;nbsp;in the state of New York.&amp;nbsp; Even if your employer or union is providing you with subsidized or free legal representation, use of the wrong attorney can negate whatever perceived savings you are getting in the purchase, add to your stress level, and still have you poorly represented. This is, of course, to say nothing of the needless time and energy the&amp;nbsp;other attorney and agents will have to expend bringing your attorney up to speed. &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;You are not being rushed-you are being given deadlines for efficiency&lt;/strong&gt;. This is why you need an experienced attorney who won't gasp or get the vapors about having to take shorter than a week to do anything. Lawyers typically operate at a casual pace in property transactions, but REO transactions have to go at a far faster pace, not because anyone is trying to bamboozle you, but because this is a NON PERFORMING ASSET and TIME IS OF THE ESSENCE. Not only that, there may be competing offers that they can go to if you or your attorney are going to dilly dally. So, a document that says &quot;please sign and return tomorrow&quot; really does need to be signed and faxed tomorrow. &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;You are buying the house &quot;AS IS.&quot; &lt;/strong&gt;Nobody will dissuade you from getting an inspection,&amp;nbsp;but unless there is an environmental issue, it is for your volition only. The bank will not make repairs. The bank will not put GFCI outlets near the sinks. The bank will not put new batteries in the smoke detectors. Do your inspection BEFORE you make the offer, because once you make the offer the clock is ticking with deadlines (see #1 and #2). You are already being compensated for the physical issues of the property with a lower sales price, often far more of a discount than market value less repairs.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;You cannot speak with the bank.&lt;/strong&gt;&amp;nbsp;If you run into frustration or red tape, no, you cannot speak with the bank. I know it would be great to just have your lawyer and the bank iron the issue out, but &quot;the bank&quot; is not &quot;the bank&quot; as you know it. &quot;The bank&quot; is an overworked, underpaid asset manager in another state who will hang up on you so fast you won't even know she answered. Why? For the same reason you'd be escorted out of surgery, a radio studio, an underwriter's office, or court. People in those places are doing their jobs and do them better without your interference. Those are not settings for the public and your interference hurts the other people who, like you, are waiting.&amp;nbsp; &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;You have to pay the transfer tax the seller usually pays.&lt;/strong&gt; This raises your closing costs a bit, but the lender is losing a ton of money on this deal and needs to economize where possible. Every lender does it. It is an established practice. It is part of the cost of doing business and worth the overall discount you are getting in your sales price for this property. &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Exceptions cannot be made.&lt;/strong&gt;If you are buying an REO in 2009 you are participating in the largest liquidation of property in the history of the planet. It is a huge undertaking that will completely break down if systems, efficiency and deadlines are subordinated to individual exceptions and personal requests. All large organizations have to operate this way or they will cease to be large organizations. Think of it this way: You have a certain cell phone plan. You can't change it on a temporary basis or get the phone company to make an exception unless you pay for another plan. &lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;Many in the public are rightly intrigued by the prospect of buying an inexpensive, bank-owned property at a discount from the norm. That is the Rose. The thorn is that the process is far less touchy feely and far more cold and automated. However, forewarned is forearmed, and knowing these things going in will enable you to be ahead of the process and not at the mercy of new, unwelcome discoveries. If you were waiting for rates to drop to 4.0% or 4.5% because you read it in the paper or heard about it in the news, don't look back wishing. It's still a great time to &lt;strong&gt;purchase&lt;/strong&gt; or to &lt;strong&gt;refinance&lt;/strong&gt;. Just get it out of your mind, what you could have had. Don't worry, not many did, because it wasn't around for more than a week or so.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Reality....&amp;nbsp;&lt;/strong&gt; even the best of the best can't predict what rates will be or when. Most of what you read online are written by individuals that belong to market watch services who use to have great track records. But even their predictions now are crumbling.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Let's take a quick look at a few key issues....&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;rates are still low. Sure, you can get 4.5%, but you would need to pay dearly for that. It would cost you about 4 points total for this, based on a $200,000 mortgage amount with little to no fees. &lt;br /&gt;&lt;/li&gt;
&lt;li&gt;rates from 5.0% to 5.5% is the reality of things. 5.0% costing you about 2.25 pts and 5.5% costing about a point. I bring this up for several reasons.&lt;/li&gt;
&lt;li&gt;Keep mind, rates were in the low to mid 6's a few months ago. But there are many reasons to why our economy can't sustain low rates, even for a short time. Please read this &lt;a href=&quot;http://activerain.com/blogsview/884186/Interest-Rates-A-quick-market-report-RATES-GOING-LOWER-or-not&quot; title=&quot;mortgage interest rates&quot; target=&quot;_blank&quot;&gt;&lt;strong&gt;market report : rates going lower, or not??&lt;/strong&gt;&lt;/a&gt;&lt;/li&gt;
&lt;li&gt;One main issue: if someone offers you 4.875% and makes it sound cheap, you probably won't end up with this rate. If you do, they will add more points and or fees at closing. This is called a bait and switch. Rates are bought in different pools of money called coupons. Example : for an extra point, you could go from 4.875% to 4.5%. The 4.875% coupon is more expensive than the 4.5% coupon. Hence the reason why the 5.0% coupon is going to be much cheaper for you than 4.875%. Going from 4.875% to 5.00% would save you just about a whole point. On a $200,000 mortgage, that is $2,000. And for what, just about $7.00 in savings per month? That would take you over 20 years to recoup that money, just for 1/8 of a percent.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;Disclosure :&lt;/strong&gt; Just because someone promised it on paper or in a &lt;a href=&quot;http://www.fhaloansfhamortgages.com/good-faith-estimates-fha-loans-or-conventional-loans-a-8212-a-true-understanding-ofa-8230&quot; title=&quot;good faith estimates&quot; target=&quot;_blank&quot;&gt;&lt;strong&gt;good faith estimate&lt;/strong&gt;&lt;/a&gt;, doesn't mean that it has to happen. &lt;p&gt;&lt;strong&gt;Interest rates in the near future :&lt;/strong&gt; some speculate that they will come back down some. Okay, how much and when?&amp;nbsp; In my professional opinion, I don't see it. And even if it did, it will be around for a day or two and that's it. As I have mentioned in the past, too many unknowns all at once. My prediction?&amp;nbsp; Rates to be in the mid 6's by spring, low 7's by end of the summer, and possibly low 8's by the end of the year. Overall, we can't sustain low rates. People, we all get the rates from the same place, no matter how you look at it. It doesn't matter if I am a broker, a banker, a retail branch, that I get my rates from a wholesale lender, etc, etc.&amp;nbsp; Other loan officers that aren't built on educating the consumer, will use all of this mumbo jumbo mentioned to make it sound that they are the cheapest or the best. It all comes down to profit margin. Momentarily we shall peek into your attach&amp;eacute;/game case and seek a discovery of funds that &lt;strong&gt;may be right under your nose&lt;/strong&gt;!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Cash to close&lt;/strong&gt; to mortgage lenders means adequate funds for any down payment, settlement costs and any required cash reserves. Furthermore, that your &lt;strong&gt;funds&lt;/strong&gt; are &lt;strong&gt;verifiable&lt;/strong&gt;, from an &lt;strong&gt;acceptable source&lt;/strong&gt; and quite often &lt;strong&gt;adequately seasoned&lt;/strong&gt; funds (funds that have been available to you for a specified period of time, generally 60 days).&amp;nbsp; &amp;nbsp;Cash reserve requirements will vary depending on the mortgage program and other financial considerations unique to your circumstances.&amp;nbsp; These are funds left remaining in your depository accounts after closing that will help you to minimize any future downturns or financial hardships that may occur.&lt;/p&gt;

      <title>HOW TO BUY A HOME IN A BUYERS' MARKET</title>

&lt;p&gt;&lt;strong&gt;&lt;em&gt;What exactly is a Buyers' Market?&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;What it is supposed to be is a time when:&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;em&gt;&lt;strong&gt;&amp;nbsp;*Homes are priced well&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;em&gt;&lt;strong&gt;*Loans are at low interest rates&lt;/strong&gt;&lt;/em&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp; *People are prepared to buy.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When all of the above criteria have been met, then it can be called a &lt;strong&gt;&lt;em&gt;Buyers' Market.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Let's take a look at&amp;nbsp;today's Real Estate Climate and decide whether or not it is a Buyer's market right now.&lt;/p&gt;
&lt;p&gt;As everyone knows, &lt;em&gt;&lt;strong&gt;Real Estate is Local.&lt;/strong&gt;&lt;/em&gt; This means that while it may be a good time to buy in say, Florida, it may not be a good time to buy somewhere else.&amp;nbsp; For the purpose of this post, I want to discuss the local real estate options here in &lt;strong&gt;&lt;em&gt;Rhode Island&lt;/em&gt;&lt;/strong&gt;. (since these are the only ones I am completely knowledgeable about:)&lt;/p&gt;
&lt;p&gt;The first criteria: &lt;strong&gt;&lt;em&gt;Homes are priced well&lt;/em&gt;&lt;/strong&gt;....This seems to be fulfilled. Many buyers' are wondering if prices will fall even more here in Rhode Island. My guess is, yes, they will continue to decline for another year at least.&lt;/p&gt;
&lt;p&gt;The second criteria: &lt;strong&gt;&lt;em&gt;Loans are at low interest rates&lt;/em&gt;&lt;/strong&gt;.&amp;nbsp;&amp;nbsp; This also seems to be fulfilled. Many buyers' are also wondering if rates will fall even more....My&amp;nbsp;guess is, yes, they will continue to fall, again for another year or so, but then will level off.&lt;/p&gt;
&lt;p&gt;The third criteria: &lt;strong&gt;&lt;em&gt;People are prepared to buy&lt;/em&gt;&lt;/strong&gt;...This is definitely not fulfilled. Partly due to high unemployment rates, the economy, poor credit and general uneasiness about the market.&lt;/p&gt;
&lt;p&gt;With only two of the above criteria met, it would suggest that it is not a bonafide Buyers' market.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;However......................&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Homes are priced &lt;em&gt;&lt;strong&gt;very well&lt;/strong&gt;&lt;/em&gt; right now and combined with the &lt;strong&gt;&lt;em&gt;lowest interest rates&lt;/em&gt;&lt;/strong&gt; around in the past ten years makes this an &lt;strong&gt;&lt;em&gt;excellent time to buy&lt;/em&gt;&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Consider what would happen if you wait until next year or the year after. Here is an example:&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;You purchase a home at $150,000. today at an interest rate of 5 3/4% for 30 years. Your principle and interest payments per month will be $876.00 per month.&lt;/p&gt;
&lt;p&gt;Say you wait for two years and purchase the same home for $132,000. (this is a depreciation rate of .5% per month for 24 months) assuming the general trend here continues.&lt;/p&gt;
&lt;p&gt;Two years from now, there is a good probability that the interest rates will have not only dropped but started climbing back up as is generally the case when home prices have dropped. Let's say they have only crept up to the original 5 3/4% and you go for a mortgage for 30 years.&amp;nbsp; Now your mortgage payment would be $770.00 per month!&lt;/p&gt;
&lt;p&gt;Sounds like you should wait?&amp;nbsp;&amp;nbsp; &lt;strong&gt;&lt;em&gt;Wrong.&lt;/em&gt;&lt;/strong&gt;&amp;nbsp; First, what are you paying for the 24 months you are waiting? Are you renting at say, a low price of $500.?&amp;nbsp; (rare in&amp;nbsp;Rhode Island if you have more than one room). If so, then you are paying over the next 24 months $12,000 minimum and still do not own your own home!&lt;/p&gt;
&lt;p&gt;On your&amp;nbsp;mortgage you would have saved over the course of 12 months, $2,544.00!&amp;nbsp; Subtract this from the $12,000. you have paid out and you are minus $9456.00!! (which if you had it to throw away, you could have at least used it towards your furniture in your new house)&lt;/p&gt;
&lt;p&gt;This is only one example, based on a buyer using a loan to purchase. If you have the cash to buy, the example would be simple, again if you are renting, what exactly would you be saving by waiting? In the same scenario you would have saved, over the course of 24 months, $9,024.00!&amp;nbsp; That's $4512.00 per year.&amp;nbsp; In this scenario, it may be better to wait, unless you are unhappy with your current arrangement and really want to get into your own home.&lt;/p&gt;

&lt;p&gt;Sure market values have dipped quite a bit here in Metrowest Massachusetts. The value of homes in many towns has dropped by 20% or more since the peak in 2005. The $600,000 home you bought in 2005 may now have a value around $500,000. The point is if your are staying local it does not really matter. Why? Simple... you will be buying under the same market forces that you did while selling your home.&lt;/p&gt;
&lt;p&gt;Here is a simple example. You bought your home for $600,000 and using a round figure of 20% it has dropped in value to $480,000. You have lost $120,000...ouch! Not really because if you are moving up in the market what used to be an $800,000 home is now worth $640,000.&lt;/p&gt;
&lt;p&gt;If values had remained flat you would be going from a home valued at $600,000 up to a home worth $800,000. A difference of $200,000. In the present buyers market scenario the difference is $480,000 to $640,000 or a spread of $180,000. If you are moving up you saved yourself $20,000.&lt;/p&gt;
&lt;p&gt;What if you are moving down? Lets turn the example around. You owned an $800,000 home that is now worth $640,000. It is too large for your needs and has become expensive to heat, maintain and pay taxes on. You desire something more manageable. Well guess what the house that you planned on buying three years ago for $600,000 is now only going to cost you $480,000. So what has happened is you have lost $40,000 in buying power. A 20% loss on 800k = $160,000. A 20% loss on $600,000 = $120,000. $160,000 - $120,000 = $40,000&lt;/p&gt;
&lt;p&gt;So moving down isn't ideal but a loss of $40,000 is certainly much different than taking a paper loss of $160,000 especially if it is going to make your payments and cost to maintain the home much more reasonable.&lt;/p&gt;
&lt;p&gt;When a client asks my advice this is the kind of information I ask them to look at when considering what is the best move for them. You would run this same kind of analysis if you were going to relocate to another area where the values of homes could be a lot different.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The X factor as of this writing is the historically low interest rates. This is a compelling reason to make a move now before they move up at some point.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If you come to the conclusion that selling your home is the right move there are three very important keys to success you need to pay attention to in a challenging Real Estate market.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;This is the single most important thing you can do to ensure you achieve your goal in a timely fashion. Your Realtor should be going over in detail the most recent comparable properties that have sold. The sales date becomes extremely important when the market is still in a downward slope. Pay close attention to when the sale took place. A home that sold even a few months ago may not sell for the same amount of money today.&lt;/p&gt;
&lt;p&gt;It is always best to use the most recent sales. When none are available a good Real Estate agent should be able to factor in an appropriate price adjustment based upon the difference in time when the comparable property sold.&lt;/p&gt;

&lt;li&gt;&amp;nbsp;they are time sucking time bombs &lt;/li&gt;
&lt;li&gt;&amp;nbsp;they make people feel uncomfortable and obligated &lt;/li&gt;
&lt;li&gt;&amp;nbsp;they can be very impersonal and personal at the same time &lt;/li&gt;
&lt;li&gt;&amp;nbsp;they remind me of useless chain letters &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;I would also like to add that they are heartwarming to receive.&lt;/p&gt;
&lt;p&gt;The rules are to pass it on to two people whom you either, have gotten to know well, or want to know better. Basically any two people that you really like!&lt;/p&gt;
&lt;p&gt;Of course, this is really tough to narrow down, and I do not want to hurt anyones' feelings. I am hoping that those of you who I speak with already know what I think of you.&lt;/p&gt;

      <description>&lt;p&gt;I have two posts to write because my good friends &lt;span&gt;&lt;span&gt;nabbed&lt;/span&gt;t&lt;/span&gt;agged me in the past few days. Guess they thought it was time for me to do some blogging for a change:)&lt;/p&gt;
&lt;p&gt;The first meme is fairly easy and I was tagged by &lt;span&gt;Instigator&lt;/span&gt; my good friend Judi Morgan of San Antonio Texas. &lt;p&gt;Actually&amp;nbsp;I would have picked&amp;nbsp;a completely different book depending on the room I was in, I have all kinds of books all over the house so that wherever I am, I can pick one up and read. I also carry a book in my purse...Yes, I love books!!&lt;/p&gt;
&lt;p&gt;Here are the guidelines:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;1.&lt;/strong&gt; &lt;strong&gt;Grab the nearest book.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2. Open the book to page 56.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3. Find the fifth sentence.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4. Post the text of the next two to five sentences.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;5. Don't dig for your favorite book, the cool book or the intellectual one. Pick the Closest.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;6. Tag five people to do the same&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;*&lt;em&gt;The one book that this can not be is the &lt;strong&gt;Bible&lt;/strong&gt;&lt;/em&gt;*&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The closest book to me was what I believe is the last of the E-Myth books by Michael Gerber.&lt;/strong&gt;&lt;/p&gt;

As many have said, it is historical for many reasons, no matter who is the President elect by tomorrow.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I voted this morning at Saint Mary's School in Warwick Neck and the turn out was not as large as I had anticipated. One of the volunteers did say that there was a large turn out approximately an hour before I arrived.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I am not one for counting Electoral votes as I do not think they accurately represent the Vote of the People! To me, the Vote of the People should be the ONLY vote there is in any election. However, this is the way it is and we need to get out their and make our voices heard in sheer numbers.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;My opinion is that many Americans have forgotten what our forefathers had originally intended when they wrote the Constitution. Especially the first amendment to the Constitution which is the &lt;strong&gt;Bill of Rights.&lt;/strong&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;em&gt;&lt;strong&gt;1 -freedom of worship, speech, press, right of peaceful assembly, right to petition the government&lt;br /&gt;&lt;br /&gt;2 -right of citizens to bear arms&lt;br /&gt;&lt;br /&gt;3 -troops may not be quartered in private homes without owner's consent&lt;br /&gt;&lt;br /&gt;4 -guards against unreasonable searches, arrests, seizures of property&lt;br /&gt;&lt;br /&gt;5 -requires indictment by a grand jury for major crimes before trial, prohibits repeated trials for the same offense, forbids punishment without process &amp;amp; that you don't have to testify against yourself&lt;br /&gt;&lt;br /&gt;6 -guarantees a speedy public trial for criminal offenses, trial by an unbiased jury, legal counsel for the accused, and that witnesses must attend the trial in the presence of the accused&lt;br /&gt;&lt;br /&gt;7 -guarantees trial by jury in civil cases in anything valued at more than 20 US dollars&lt;br /&gt;&lt;br /&gt;8 -forbids excessive bail or fines and cruel or unusual punishment&lt;br /&gt;&lt;br /&gt;9 -people have other rights than those mentioned in the Constitution&lt;br /&gt;&lt;br /&gt;10 -powers not delegated to the federal government belong to the states or the people&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;/em&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;I would like my readers to take a moment and read each one, then stop and think about each one. How many of these are still the same in our current lives?Today is an important date in our history, not just because we have our first female vice president candidate and our first black candidate, but because our freedoms (Rights) have been usurped. The economy both in Federal and State governments has been grossly mishandled. We have been outright lied to and nothing can be done about it. Our rights to privacy are gone. The World hates us! The list is enormous and I do not have the time to list all the current problems we as a country are facing. &lt;/em&gt;&lt;em&gt;&lt;/em&gt;&amp;nbsp; &lt;em&gt;We should all be rioting in the streets, yet we are not.&lt;/em&gt;&lt;em&gt; &lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;
&lt;p&gt;&lt;br /&gt;Today is the day to be heard. If you do not vote today, you will have no recourse. Make this the day, we as Americans, stand up and be counted. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Take back our country. Our freedoms. Our Rights!&lt;/strong&gt;&lt;/p&gt;
