This post was inspired by a post by Richard Weisser here. My comment was getting way too long, so here it is. The question was about Brokerages phasing out due to the Internet. I worry more about HGTV than the Internet! The Internet is my best friend. I have made more contacts, advertised homes more successfully and have even had a client find a home to look at that I missed! Realtors do not simply find homes! If you live in the Warwick Neck Area, you may have already heard of or been into the Lil Warwick Neck Store. Located on Warwick Neck Avenue, just before the turn off to the boat yards, it has reopened in the past year as a neighborhood deli with cozy little tables and chairs to sit and eat. I read an article in the Providence Journal yesterday regarding MLS agents in Rhode Island and the measurement of their sales. A side is considered each end of a transaction, ie, Listing side and buying side. If you listed and sold the same property you have two sides. This article breaks down by percentages how many sides are completed by each agent. The article was mostly referring to the difference between new agents (this year) and more experienced agents, however it gives a good synopis of probability of sales. •36.24 percent had no sides •38.51 percent had 1 to 4 sides •16.4 percent had

Today I happened onto Jennifer Allans' post about Celebrating the Introvert within that was announcing her new group at Active Rain. I had seen the title in my meanderings in the past few days here at AR, but it wasn't one I thought would be something I was interested in. I just recently read a very thought provoking article in More Magazine regarding home ownership and Single Women. It included a statistic from the NAR that Single women represented 21% of all buyers in 2005 and they bought at twice the rate of Single men! 21%! Thats a lot of Single Woman Homeowners! The writer of the article, Lisa Scwarzbaum, Entertainment Weekly Critic, tells us all the reasons why she was unable to make the move to homeownership. Some of her reasons, while sounding comical are also very valid. And some I added myself. Who needs the aggravation

First, Oakland Beach has one of the lowest elevations in Rhode Island. Because of this, it was almost wiped out completely during the hurricane of "38. Oakland Beach used to be a great amusement park up until then. 40-50 years ago, Oakland Beach was the place to go for a summer vacation. The past two weeks I had two different buyers who were in a lower income category looking for a home. One was an owner occupied multifamily and the other was a single family residential. I have been seeing homes sitting on the market for months, expiring and getting relisted by new agents. These homes were in the $250 and up category. The homes below this number are not sitting on the market, they are selling like wildfire. This market has created some type of juxtaposition. City of Warwick, Rhode Island Why would you want to come to the city of Warwick, Rhode Island? Well for one, it's my hometown! Two, it has a lot of waterfront property.
