No this is not a photo of the short sale.
This sale was a great duplex in West Warwick, RI with an inground swimming pool!
Helping people get out from under their upside down mortgages, does make you feel good, even though it is a ton of work!
Waiting, negotiating, waiting, waiting, more negotiating...There are so many ups and downs in a short sale, on both sides that it really takes its toll on a Realtor, the Sellers and the Buyers!
When all is said and done, you know that the best scenario has just happened.

Okay, this photo has absolutely nothing to do with the topic. I just liked it. I took this in Warwick Neck for a blog post that I am doing.
My question is to Realtors and to Buyers. I had a Buyer call me on one of my listings. Actually he found me on Zillow!!
He is fully qualified and is a first time homebuyer.
The listing he had called on had already been at highest and best and we were not taking any more offers.

Success stories are not always about the actual referral, but sometimes about the friendships you make along the way.
Last year on February 25th I received a referral from Kristen Moran a Broker in San Antonio Texas.
She had a friend who had a friend who was a First time, Home buyer , looking for a home in Rhode Island.
I accepted and waited for the client to contact me. When Jenny first called, she had already been pre-qualified with a bank so we set out looking at homes.

Okay Active Rain, this is a rant from a non-ranter!!
A few years ago I started the Newbie Group, here at Active Rain. At that time I was able to see posts for weeks and weeks.
I always thought that the Newbie Group would be a great place to save all the wonderful how to posts that the Active Rain members created throughout the years.
The whole point of the newbie group was to help newbies!!!!!

I would like to take a moment to remind everyone that this Sunday, August 8th is the Annual Oakland Beach Festival!
I have heard a rumor that Mother Goose is going to make an appearance so you might want to make sure your children are there!

Today I read a couple of posts about Active Rains' Ambassador Program. Basically it sounded like Active Rain is looking for people to be sort of like a Welcoming/mentoring person for new members to Active Rain.
I thought that I was uniquely qualified for this position since I was the founder of the Active Rain Newbie Group and also the founder of the Actve Rain Rookie Group which is for new Realtors.

Today is November 4, 2008 and it is Election Day here in the United States of America. As many have said, it is historical for many reasons, no matter who is the President elect by tomorrow.
I voted this morning at Saint Mary's School in Warwick Neck and the turn out was not as large as I had anticipated. One of the volunteers did say that there was a large turn out approximately an hour before I arrived.

Paul Silver wrote in his article on Active Rain that now is a great time to buy and I agree. This last year has had home buyers holding their breath trying to decide whether to buy now or wait out what was starting to appear to be a possible bubble burst for Rhode Island. Being in the business has helped me watch the home prices very carefully everyday in our local MLS program. As the year went on, the prices started falling, slowly at first, then a little more drastically. Homes began to wilt on the market for longer periods of time.

They already know I am a Realtor in Rhode Island.
They know I am very familiar with the small neighborhoods,in Warwick, and especially coastal neighborhoods in Rhode Island.
They may or may not know I occasionally deal in REO property.
They may or may not know I am currently working on my ABR designation and acquiring my Broker's license.
But what I really want potential customers to know about me is that I am unique.
