ri: Sorry this house in Warwick RI is pending! - 05/11/13 07:46 AM
Houses are flying off the market here in Warwick RI!
This home, pictured left went under contract in 10 days and would have gone sooner if not for the HUD guidelines of giving all buyers a 10 day even chance!  I cannot tell you how many calls I had from buyers for this house!
I have been working with several buyers lately and we are having problems actually getting inside some of the homes due to so many people buying right now!
Last week I had to reschedule all my appointments due to "gaps" that showed up when homes we had planned … (6 comments)

ri: Are New Englanders getting too complacent about Hurricanes? - 09/01/10 03:22 AM
I have lived in Rhode Island all my life and have seen many Hurricanes. Mostly I have seen many Hurricanes miss us!
A few years ago, we were "watching" my neighbors waterfront home on Labor Day Weekend. As it happened, the National Weather wasn't too sure whether or not Hurricane Eduardo was going to hit us or not, so we figured we better shore up his house since we felt "responsible" for it. We bought plywood and proceeded to spend the Gorgeous weekend putting boards up. The Hurricane missed us.
Last year, I don't remember the specifics, either a Hurricane or … (7 comments)

ri: Oakland Beach Festival this Sunday! - 08/06/10 05:36 AM
I would like to take a moment to remind everyone that this Sunday, August 8th is the Annual Oakland Beach Festival!
I have heard a rumor that Mother Goose is going to make an appearance so you might want to make sure your children are there!
Sponsored by the Oakland Beach Association and JONAH (Join our Neighborhood and Help), this festival has been a Rhode Island tradition now for 27 years!
Of course there will be Food and crafts for sale, and Warwick Beacon is saying that raffles, a disc jockey, with a performance by the Aldrich cheerleaders and a karate … (8 comments)

Yes, Warwick, has beaches, Marinas, great Restaurants, historical homes, bay side communities, but to top out at #83 of the 100 Best places to live in the nation...?  This is BIG!!!
CNN Money has the Full List for 2010 and you can go see for yourself!

ri: Gaspee Days - Just a Parade or Rhode Island Heritage? - 06/09/10 03:52 AM
Most Rhode Islanders' have either seen or participated in or at the very least, heard about the Burning of the Gaspee on June 9, 1772.
Every year there is a parade down Narragansett Parkway in Warwick and Cranston that celebrates a fight for freedom inspired by our ancestors.
From the beginning, Rhode Islanders' were always a little different in that they did not follow the "rules". Most Rhode Islanders believed in freedom. Many Rhode Islanders sailed from England to Boston in search of freedom. When they found religious intolerance in Boston, they moved to RI and tried to start fresh.

ri: Block Island Wedding - 10/15/08 04:03 AM
Columbus Day Weekend is a great time to go to Block Island, Rhode Island! For those of you that have not heard of Block Island, it is a small, mostly still untouched, island off the coast of Rhode Island. You can get there by taking the Block Island Ferry, either High speed or the traditional ferry (takes about 55 minutes from Point Judith, Rhode Island)
The reason Columbus Day weekend is such a good time to go there is mostly because it does not get as crowded as in the middle of summer. There are a few shops still open, many have closed … (17 comments)

ri: It's Free, It's Fun, It's Your Credit Report? - 08/14/08 02:32 PM
A great explanation about your credit report, how to get it and what to do to repair it, by Jason Sardi of PA.

To say your credit history & score is HUGE these days may be a borderline understatement.  For purposes of my experience, I'll concentrate on how credit relates to getting a mortgage to buy a home or trying to refinance the one you currently own.
Talking about credit is about as much fun as chewing broken glass while watching Yanni's latest video on VH1, at least to most.  Even for the most severe masochists or staunchest Yanni advocators, … (9 comments)

ri: Conimicut Point, Warwick, Rhode Island - 10/20/07 03:04 PM
Did you know that Conimicut Point used to have a Casino?
Or that the Lighthouse was being rowed to by Lighthouse keepers from across the bay at Nyatt Point?
Or that people used to take a trolley car from Providence, pass through Conimicut, (or stay there), and then travel on to Rocky Point Park?
Or that it was the site of an important Indian meeting?
There's probably lots that you do not know about Conimicut Point. If you would like to read some interesting history about it, read Don D'Amatos "Conimicut, A Modern Village" on the city's web site.
For me, Conimicut has always been the … (20 comments)

ri: Happy Thanksgiving to all my friends at Active Rain...... - 11/22/06 12:52 PM
Happy Thanksgiving to all.
It's the eve of Thanksgiving and a time to reflect on all the good things that have happened to us throughout the year.
It's a time to give to people who do not have the good fortune that we have, be it financial, family, friends or fortitude.
I have to say that I have really enjoyed blogging and commenting here on Active Rain.
I have met new people, made friends with some, acquainted with others.
Some have inspired me and some have taught me. I have disagreed with some and championed others.
All in all, it has been a very good year … (49 comments)

Oakland Beach Warwick Rhode Island
This is the first in a series that I promised to do on all the little villages in Warwick, Rhode Island
I am going to start with Oakland Beach.
First, Oakland Beach has one of the lowest elevations in Rhode Island.
Because of this, it was almost wiped out completely during the hurricane of "38.
Oakland Beach used to be a great amusement park up until then.
40-50 years ago, Oakland Beach was the place to go for a summer vacation.
People from Providence and surrounding areas would rent homes there and enjoy the beaches … (12 comments)

ri: Different Markets for different buyers..... - 10/31/06 12:11 PM
The past two weeks I had two different buyers who were in a lower income category looking for a home. One was an owner occupied multifamily and the other was a single family residential.
I have been seeing homes sitting on the market for months, expiring and getting relisted by new agents. These homes were in the $250 and up category.
The homes below this number are not sitting on the market, they are selling like wildfire. This market has created some type of juxtaposition. Where last year the $250 and up were flying, the exact opposite has now happened.
My multifamily guy did … (15 comments)
