ri realtor: It's always about the price! - 07/21/17 06:56 AM
I have been a Realtor in Rhode Island for quite awhile. I am not sure when I read this, but at least 10 years ago, I read a blog about selling toothpaste from someone here in the ActiveRain community. This blog featured Disney, free tickets, lots of hype about a particular tube of toothpaste. The price for the toothpaste was pretty high and not what you would normally want to pay.
The whole point of that blog was that no matter how hard or crazily you advertise something, that toothpaste was not worth the price!
We hear Location, location, location all the time. … (2 comments)

ri realtor: Do you do Open Houses? - 06/08/16 04:07 AM
Let me start by saying I have never been a fan of Open Houses. Perhaps it's because when I first started out as a Realtor, I was given an opportunity to sit in on one and I was not impressed.   As years have gone by, I have come to realize that my first open house viewing had not been advertised and that would explain only the immediate neighbors dropping by. But I did not know that at the time. I just thought what a waste of a great summer afternoon!
Fast forward to the Real Estate crash.  Around here it was … (4 comments)

ri realtor: Why I call myself the Neighborhood Realtor - 02/17/14 05:52 AM
There is a reason that I call myself the Neighborhood Listing Broker. That reason is because I know the neighborhood!

A buyer can spend hours on the Internet and send me houses that they are considering, but there are always homes that show active on the internet, when in fact they are actually pending. This is especially true for short sales which are considered active until the Bank actually … (0 comments)

ri realtor: Pancake Sundae Sunday - 03/27/11 03:29 AM
Okay, this is probably not the best photo of these pancakes, but the taste was incredible.
I was in kind of a funk this morning for several reasons.
It's a little too cold outside for my liking especially after last weekend's spring fever!
I had received a Broker Price Opinion returned due to lack of REO/distressed property comps. What? Isn't this a good thing? There was a time when we had to fight to use an REO comp!
I have to go back to an (almost on the market) REO listing for more information and I like to take Sundays off...ha … (17 comments)

ri realtor: The Internet vs a Professional Realtor? - 07/07/10 06:29 AM

This post was inspired by a post by Richard Weisser here. My comment was getting way too long, so here it is.  The question was about Brokerages phasing out due to the Internet.

I worry more about HGTV than the Internet! The Internet is my best friend. I have made more contacts, advertised homes more successfully and have even had a client find a home to look at that I missed!
Realtors do not simply find homes! That is the easy (and may I say "fun") part.
I have not lowered my commission rate and really do not plan … (13 comments)
