The virtue of self-reliance is as American as baseball and apple pie--except if you are trying to sell your own home. Here such a "virtue" can cost you time, effort, and possibly money.Because the overwhelming majority of homes that sell are listed with a real estate agent, you will be going against significant odds if you decide to sell your own home. The experience of a real estate professional may get you a better price and help you to avoid all the "little" things that can go wrong in a real estate transaction. The desire to "save" the commission on a property … (10 comments)

When Buying a Home, Know What Costs are involved in Upgrading. - 03/26/08 12:49 AM
Most buyers want a home that is in tip-top condition and ready for them to occupy, but many homes sell for bargain prices because they need work. Buyers love "fixer-uppers" for the obvious reasons: the affordable price and the satisfaction of remodeling the house to accommodate your tastes and needs. Whether you are buying the property for yourself or as an investment, choose a house that is in a good location and structurally sound. It should be priced enough below market value (usually 25%) to allow plenty of room for a profitable re-sale after the work is completed. It is important to … (6 comments)

Should Improvements to Your Home Wait Until it's Time to Sell? - 03/26/08 12:19 AM
Many homeowners wait until they are ready to put their home on the market before painting, planting flowers, and making other improvements to their homes. After completing these improvements, they may be so delighted with the results that they wish they had done the work on their home sooner in order to enjoy the changes.Whether you have recently purchased a home or have been settled in your home for several years, you should consider evaluating the condition of your house as if you planned to sell it soon. Maximize your home's "curb appeal" now, so that you will reap the benefits … (12 comments)

The Reality of Working with a Real Estate Agent. - 03/24/08 09:50 PM
The process of selling your home is more complex than most people realize. When a qualified buyer submits an offer on your home, the seller feels that the transaction is done and the Real Estate Agent is done. This is so far from the truth. When in fact The Real Estate Agents job has just begun. If the agent sits back on auto pilot, the transaction will must likely come undone.
Real Estate transactions usually have a few problems. First, getting through the home inspection can be filled with surprises. Next, the appraisal has to justify the loan the bank is willing … (8 comments)

Selling Your Home? You may Need to Make Pet Changes. - 03/23/08 09:44 AM
Do you have a dog or cat that lives indoors with the family? A pet can pose a problem when your property is listed for sale. Even if prospective buyers have pets of their own that smell just like yours, they may be repelled by animal
odors as they tour your home. If you have a pet odor problem, you should hire a professional to clean and deodorize the furniture and/or carpets that have been affected. Check the cat box frequently and keep the kitty litter fresh. Some people have allergies to pet hair or irrational fears of certain animals, so … (4 comments)

Fresh No Frills Good Eatin' Seafood. Crabby Bills in Saint Cloud, Florida 1104 Lakeshore Blvd. My wife and I have always enjoyed good seafood with a view. Saint Cloud, Florida for the past year and a half has that combination. Twenty five years ago we use to eat at The Original Crabby Bills in Indian Rocks Beach, Florida. A dozen oysters then were just $1.50. The price has gone up to $5.99, but the oysters are still just as fresh. Back then the specials were taped to the walls on simple sheets of paper. Today, there are a few chalk boards … (14 comments)

Food Fast that's not Fast Food. Try Fat Boys Bar B Q Kissimmee, Florida 1606 West Vine Street, This evening after completing a Brokers Price Opinion. I was hungry and needed to eat. I stopped into Kissimmee's longest standing restaurant. Established in 1971, Fat Boys is a Kissimmee icon. The Bar B Q is outstanding and so is the service.
The prices are reasonable too. I walked in, and while I was being seated, I was asked what I wanted to drink with my meal. The beverage was there  before I had decided that I was going to have the same … (9 comments)
