What is Happening with Appraisers? Today I received an appraisal on my own home. You guessed it, the appraiser used only Bank Owned Properties as comparable. Distressed properties are the best I can do to equate value on my home? Well the appraisal was $80,000 light in my opinion. The thing that I found infuriating was that with the six homes the appraiser used as comps I have been in and took buyers to.

What is an REO? An REO's is Real Estate Owned, by a lender or bank. These properties are a result of a foreclosure. The property is put up for auction, and the bank buys it back to protect their investment.
Here in Kissimmee and Saint Cloud Florida there are currently over 400 REO's on the market. Remember, banks are in the business of lending money, and are not in the Real Estate business. These properties are priced to reflect the condition and are well below a recent appraisal. Usually about 20% below. Currently these homes are setting the market.

I was looking at an REO with a client this evening. An REO is a bank owned property.It is the result of a foreclosure that the bank bought back at the sheriff's auction. Here in Kissimmee, Florida the amount of REO's are climbing.
So the buyer I was working with asked, which is better to buy? Well I told him: Buying a foreclosure is done at the sheriff's auction. You need to be able to settle by 3:00pm the same day. Not many people have the funds to do so.
