The inventory of Lakefront  Community homes for sale in Reston was about 60 homes active on the market as of the 15 of November 2007 with new contracts running at about 12 a month.  Consequently, the absorption rate for these homes is about 5 months on the market.  Of these, Direct Lakefront homes appear to be selling off at a considerably faster rate than other homes in the Reston area. The inventory of Condos for sale in Reston was about 190 homes active on the market as of the 15th of November 2007 with new contracts running at about 24 a month.  Consequently, the absorption rate for these homes is about 8 months on the market.  Condos appear to be selling off at a considerably slower absorbtion rate than Townhomes and Singles in the Reston area.
