I always love to see people who've been successful in the "good ol' days" keep working it successfully in today's "bad ol' days." Lots of programs, such as the USDA Rural Development loan program, can work for people, just most don't even know the program exists, let alone whether the property is eligible.
Unfortunately these are not available in most of Silicon Valley where I work, but there are some less-populated pockets where it's possible.

It seems that, as often happens, the "friend" mentioned in the article is woefully misinformed.
In a short sale, the Lender pays the commission for both Seller and Buyer. So why would you choose to do a short sale all on your own?

A great post as always Bryant. Some things are teachable, others are not. Unfortunately, the items in category three are either part of a person's makeup, or they aren't.
You can fake a lot of things, but ethics isn't one of them (at least in my experience).
As long as people still see RE as a quick way to get rich, we will have problems with those who lack the characteristics needed to succeed in this business.

According to the mysterious investor at Bank of America who's countering our San Jose home short sale, house values in this neighborhood must have just dramatically increased by 20%...and I somehow missed it. Last I checked Zillow and Trulia both showed San Jose overall continued to show decreasing values, although the rate of decrease has slowed.
