The USDA RD Loan - True 100% Financing - 10/31/10 03:40 PM
I always love to see people who've been successful in the "good ol' days" keep working it successfully in today's "bad ol' days." Lots of programs, such as the USDA Rural Development loan program, can work for people, just most don't even know the program exists, let alone whether the property is eligible. Unfortunately these are not available in most of Silicon Valley where I work, but there are some less-populated pockets where it's possible. Via Andy Brown, Florida's #1 FHA/VA/RD Mortgage Lender! Foreclosure Fraud Investigation Goes On! - 10/21/10 02:02 AM
In my opinion, there is a lot of "new-style" fraud like this going on right now. One thing I've learned in real estate over the years is the crooks don't go away. Luxury Real Estate Marketing: Lessons from Ferrari - 10/21/10 01:53 AM
As my last name is Carr, I'd love to be known as the "Ferrari" of my market. One important thing I noticed here is the focus on "real" values. Authenticity and certainty are rare in today's market. Finding an "authentic" real estate consultant who places the client outcome above their own, is also rare.

MERS. Who Will Kill The Beast? - 10/14/10 04:44 AM
Broker Bryant kindly posted this informative blog, which should be required reading for anyone participating in short sales in today's market. This is scary stuff. Many people thought the crooks were gone now and banking and lending would "get back to normal." No, the crooks just moved on and found new ways to print themselves more money. Via Bryant Tutas-Tutas Towne Realty, Inc: Hi folks. While cruising around Face Book this morning I found a link posted by Matt Heaton that really helps to explain the beast that is MERS (Mortgage Electronic Registration Systems). Bank of America’s 30-Day 50-State Foreclosure Postponement-Good or Bad? - 10/10/10 11:26 PM
Bank of America’s 30-Day 50-State Foreclosure Postponement-Good or Bad? by Michelle Carr Crowe, San Jose Saratoga Lynbrook High Homes and Cupertino Schools Expert By now, you've read or heard about Bank of America's 30-Day 50-State Foreclosure Postponement-the Question now is whether this is Good or Bad? On the positive side: Making sure all foreclosure paperwork and procedures have been executed according to the law is a good thing. Many homeowners who just need that few weeks of extra time to work on loan modifications or short sales will benefit, hopefully reducing some of the potential foreclosures. On the negative side: Perhaps this extra (2 comments)
California Driver's Licenses Update Look - 10/10/10 11:16 PM
California Driver's Licenses Update Look by Michelle Carr-Crowe, San Jose Saratoga Lynbrook High Homes and Cupertino Schools Expert California driver's licenses are updating their look. Unlike other Californians, this face-lift is in the interest of greater security. The California Department of Motor Vehicles revealed the new look this week, displaying driver's licenses and identification cards that have been redesigned to thwart fraud, tampering and counterfeiting. Some of the new features include laser-engraved driver's signatures that can be felt by touch, images that can be seen only under ultraviolet light and an outline of the California brown bear that is visible when a flashlight (4 comments)

Can I Do a Short Sale Without A Real Estate Agent? - 10/08/10 03:54 AM
In California, we often tell the Buyer that one benefit to them is that the Seller pays both the Seller and Buyer commission. It seems that, as often happens, the "friend" mentioned in the article is woefully misinformed. In a short sale, the Lender pays the commission for both Seller and Buyer. So why would you choose to do a short sale all on your own? Via Rob Magnotta - Huntington Beach Short Sale Agent (Seal Beach, Irvine, Fountain Valley, Newport Beach REALTOR): Can I Do A Short Sale Without a Real Estate Agent? I got this question today, and my first reaction (1 comments)

Moving To or From Los Angeles moving guide is a well put together tool useful to those who plan to move to or from L.A. It is inspiring me to do a similar post for my neighborhoods. Great work and a good helpful resource. Via Jenny Durling Silver Lake, Los Feliz & L.A. properties (Keller Williams Realty, Los Feliz, CA): Being born and raised in Los Angeles and having the passion for helping people, it only comes natural to me to want to lend a hand for future home owners and sellers who want to move from, or to what I consider the most magical (2 comments)
Clueless REALTORS(R) Can Be Given a Clue But They Can't Be Given Character - 10/05/10 03:25 AM
A great post as always Bryant. Some things are teachable, others are not. Unfortunately, the items in category three are either part of a person's makeup, or they aren't. You can fake a lot of things, but ethics isn't one of them (at least in my experience). As long as people still see RE as a quick way to get rich, we will have problems with those who lack the characteristics needed to succeed in this business. Did San Jose Home Values Just Go Up 20%? by Michelle C. Carr-Crowe and the Get Re$ult$ Team, Your San Jose Saratoga Lynbrook & Cupertino Schools Experts Did San Jose home values just increase by 20%? According to the mysterious investor at Bank of America who's countering our San Jose home short sale, house values in this neighborhood must have just dramatically increased by 20%...and I somehow missed it. Last I checked Zillow and Trulia both showed San Jose overall continued to show decreasing values, although the rate of decrease has slowed. San Jose Median Sale PriceSan Jose Home (1 comments)
Insider Secrets & Tips For Mainers: Improving Your FICO Credit Score - 10/05/10 01:51 AM
The ideas are great on this video about ways to improve your FICO credit score. While I know everyone these days loves video, I prefer a printed list to accompany it (hint, hint). However, this is a fairly short and straightforward way to educate clients with credit challenges...as well as recovering debtaholics. In it Linda Ferrari details specific things you can do to greatly improve your score. There are also surprising behaviors to stay away from, as they can cost you as much as 100 points on your FICO score.

The 10 Dirtiest U.S. Cities-Do You Live in One? - 10/04/10 05:55 PM
The 10 Dirtiest U.S. Cities-Do You Live in One? by Michelle C. Carr-Crowe and the Get Re$ult$ Team, Your San Jose Saratoga Lynbrook & Cupertino Schools Experts Did you know that roughly 58 percent of Americans currently suffer from dangerous pollution levels? According to the recently released American Lung Association's State of the Air 2010 report, over 175 million people in the U.S. are regularly exposed to high pollution levels, most commonly from smog and soot. Smog is ozone and soot is particle pollution; neither are good for a body's health. Some of the biggest sources of air pollution are dirty (2 comments)

Advice Home Buyers/Sellers Won’t Find On TV - 10/03/10 12:03 AM
Provocative information that's needed...and should be heeded. So often everyone follows the herd instead of seeking out what's right for them. A skilled real estate consultant helps buyers and sellers assess what's truly important to them, shares the real opportunities...and the pros and cons of acting now or waiting. By telling the truth upfront, clients can make good decisions that will look wise years from now. Via John Mulkey, Housing Guru (TheHousingGuru.com): Eager homebuyers and nervous sellers are often confused by conflicting news stories, most of which focus upon the more sensational aspects of the housing market and economy. The Home Search is Done - What Happens Next? - 10/02/10 11:59 PM
This is a great list for homebuyers. So often we are caught up in the search that we can fail to clearly explain "what happens next" for our clients. Having a complete list of tasks and dates can make a huge difference in how smoothly this important stage of the home buying process goes for everyone involved.
