Interesting question posed re: how do you handle writing an offer for your own buyer on your own "overpriced" listing.
I put my answer below & I'm interested to hear your thoughts, too.
Disclose, disclose, disclose & do a CMA. Answer re: price, "Here are all of the recent comps. The Seller believes X, Y & Z are most like his home and in his opinion, factors A, B & C merit a price of $."
Then go over the same data with your buyers, ask which comps they feel are most like the home and make the offer accordingly.

At what price principles?
Athough I agree, it is a sad event when someone loses their home, in this case the owner has another choice-to accept a lower offer, get some cash and be able to move forward with better credit than if foreclosed upon.
However, getting angry at the bank doesn't solve the problem. The bank doesn't care. They will just take the home. It's too bad that these sellers, especially the one who could get some cash, can't see the benefits to them to take what money they can get and move on.

"We get paid for solving problems," is what late my mother Judy Carr, real estate sales legend, always said. Whether I'm representing a Seller or Buyer I want EVERYONE to know the whole truth about the home so they can make educated choices.
Mold is not a big issue in Silicon Valley. However, when I have clients who are extremely sensitive or have allergies, I will recommend the pay the extra money so they can feel comfortable. I suggest it to sellers but it is often a "hard sell."

Smell-a-vision will be a big hit whenever it comes out. :-)
I have noticed, especially this year, that some otherwise modest homes (that don't photograph like staged homes) often have a warm, welcoming feeling that buyers respond positively to-but they must go INSIDE the house to experience it.
Yet so-so photos can keep buyers from even bothering, which shows that PRICE again is the big draw. The right price brings in the buyers even if the photos aren't showstoppers.

Well it takes a lot of money to hire people at the banks and loan modification centers who actually do nothing. They should just be hiring the unemployed and offering them 1/4 of the $177K!
I agree with your ideas and it is frustrating to see so much money wasted when there are real needs unaddressed. If people would actually look at the bottom line and figures you qutoe, there would be lynch mobs waitng for the banks to open tomorrow.

Here our colleague Harrison K. Long - Business Solutions and Advisory has conveniently included briefs on several upcoming new laws for California in 2011 with the potential to impact real estate practitioners and their clients.
One of the big ones is regarding mortgage loan originators. In 2011, anyone acting as a mortgage loan originator (MLO) without an MLO license endorsement will be guilty of a crime punishable by six months imprisonment plus a $20,000 fine...AND a broker cannot employ or compensate a real estate licensee for MLO activities unless that licensee has a license endorsement.

As someone who's always "stood out" over the years, I've learned it's OK NOT to be a "normal" or traditional agent. I couldn't do it if I tried. I just don't fit that mold.

Our sweet Sir Skylar Crowe is now one more dog in heaven tonight.
My husband Steve had just bought him a new bed this afternoon. When Steve came home, Skylar was curled up on the warm floor (we have radiant floor heat) and didn't want to move much. Steve put the new bed under him, petted him, and a few minutes later he was gone.

One of my short sale clients recently asked how to get a free credit report. PLEASE ... forget the singing jingles and follow my advice. 
There is only one truly free credit report resource and that is www.annualcreditreport.com.
It is the only site that all three credit reporting agencies participate in and is coordinated through the U.S. government.

I've been cautioning my Silicon Valley clients in San Jose, Saratoga, Palo Alto and Cupertino for the past two years to expect an attack on the mortgage interest deduction. Most people have thought I was overreacting.
However, now we hear the Deficit Commission has proposed changing the current mortgage interest deduction as a way of balancing the budget.

I totally agree with the author. It is a travesty.
The worst part is knowing it is impossible to effectively untangle the mess and get all of the real crooks out.
I tell clients all the time, the biggest problem right now is the same people who got us into this mess have put themselves in position to try to get us out of it.

This is a great example of re-purposing a room to good advantage. Simple window treatments balanced the off-balance windows and softened up the room. Small narrow furnishings & plants warmed the room up.

I love being the connector that makes dreams come true, too. Recently I was blessed to help two different families transition into buying homes they truly loved-and were big upgrades in lifestyle.
Sometimes I am surprised by what a seller may accept. However if it helps them achieve their goals, that is the important thing.

Lots of people are debating about whether to throw in the towel and sell (albeit at a lower price) right now. Many are wishing they had taken advantage of the high market prices of 2005-2006.
I find doing a "pros and cons" worksheet along with a "what's the worst that could happen" scenario for each can be helpful when examing the question: Should I stay or should I go?
