I just read a terrific blog  that asked the question "Do you ask potential clients if they are currently working with a Realtor?".  I too feel this is a very important, question, but what I would like to know is your opinion on getting an actual buyer/broker agreement signed. Do you feel it is important to get a buyer agreemt prior to showing any listing? Or do you feel that if people choose not to work with you in the end...that's fine, its just part of the business.
