Northern VA Real Estate - Buyer Agreement

I just read a terrific blog that asked the question "Do you ask potential clients if they are currently working with a Realtor?". I too feel this is a very important, question, but what I would like to know is your opinion on getting an actual buyer/broker agreement signed. Do you feel it is important to get a buyer agreemt prior to showing any listing? Or do you feel that if people choose not to work with you in the end...that's fine, its just part of the business. The reason I ask is because most realtors I work with tell me that I'm crazy not to get a buyer agreement signed up front. I only do this WHEN we find a property. Other than that I've found that it puts most buyers off...they really want to meet the agent first and get to know their style. What's your opinion?

As Gainesville continues to grow and Linton Hall Road is widened, not only are new homes being added but the abundance of new stores are popping up as well. Best Buy is close to completion on Gateway Center Drive along with a brand new hotel. There are many other stores and restaurants that are aready built. Some of these are Petsmart, Super Target, Giant, DSW, Starbucks, Panera Bread, Little Gym, American Tap Room (ATR), Chevy Chase Bank, iHop, Ruby Tuesday, Pier 1 as well as many others.

An entire new section off Linton Hall Road is set to open in 2009 boasting a 500,000 square foot site including a new movie theatre, bookstore, upscale dining and more shopping venues. Construction has already begun at the intersection of Wellington and Linton Hall Road.
