      <title>VA home Loans in Missouri---Chapter 2</title>

      <title>But my lender can do it... why can't you? </title>

&lt;p&gt;&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I have heard this over and over from some of the agents "&lt;em&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;span&gt;&lt;span&gt;My lender can do it&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;/em&gt;, &lt;em&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;span&gt;why can't you&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;/em&gt;?". Even with the black and white kind of rules and guidelines in lending, there are still some niche&lt;em&gt;&lt;span&gt;&lt;a href="http://www.missourimortgagesource.com/loanOptions/Featured/" title="Loan Programs"&gt;&lt;strong&gt;&lt;span&gt;&lt;span&gt; programs and products&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;/a&gt;&lt;/span&gt;&lt;/em&gt;that not everybody has access to or don&amp;rsquo;t' know how to do them properly. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;There are different entities who do lending; Banks, Mortgage brokers, Mortgage Bankers and etc. Using or selling your loans to different investors (secondary market) is what determines how many programs and different products one can offer. The more investors, the more options and most likley better rates and fees. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; So, is this the case all the time? how come a lender can do a same &lt;em&gt;&lt;span&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;span&gt;&lt;a href="http://www.missourimortgagesource.com/loanOptions/Featured/FHA%20Loan/" title="FHA Loans "&gt;&lt;span style="color: #0000ff;"&gt;FHA loan&lt;/span&gt;&lt;/a&gt;&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;/span&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/em&gt; and some can't get it done? Well, most lenders specially banks and mortgage bankers who use their own money to fund the loan and have some skin in the game, will put overlays to protect their warehouse lines and limiting the buy backs on the sold loans. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Sometimes, &lt;a href="http://www.missourimortgagesource.com/home.html" title="USA Mortgage "&gt;&lt;strong&gt;&lt;em&gt;&lt;span style="text-decoration: underline;"&gt;Mortgage bankers&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt; &lt;/a&gt;who do their own underwriting decide to get a file done that is considered "irresponsible lending" just to make the agent happy or make a buck. In my opinion, if you are a good loan officer and company, you should know and understand this is why we are in a bad economy situation and our housing market is a mess, &lt;em&gt;&lt;span&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;span&gt;because we did lending like it was giving out candy on Halloween, if you had a right costume and could pretend to be who we want you then you got the candy!!&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;/span&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/em&gt; &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;We need to pay attention to our lending practices and even we all want our clients to be home owners, sometimes, it isn't a right decision for them and as professionals we should understand that and prepare them to become homeowners not to set them up for failure while collecting our checks. &lt;/span&gt;&lt;/p&gt;

Today, things are a little bit different, consumer protection laws, conflict of interest and so many other regulation in place that makes it hard to operate as an one stop shop. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: Times New Roman; font-size: small;"&gt; &amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/span&gt;&lt;span&gt;Considering all these laws and limitation, there are still brokers and real estate companies that have in house lenders, now these lenders may not be affiliated with the real estate agencies but they pay hefty amount of rent every month to buy the business from that office and eliminate the competition. It is perfectly understandable to be ambitious and want to&amp;nbsp;suceed in business but not at the cost of your client's benefits and your agents in the office. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-family: Times New Roman; font-size: small;"&gt; &amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;span&gt;There are a lot of banks and &lt;a href="http://www.missourimortgagesource.com/home.html" title="USA Mortgage " target="_blank"&gt;mortgage companies&lt;/a&gt; out there and maybe most of them offer a same programs and options but there are some niche products that aren't that popular or profitable that could benefit your clients and make an extra deal for the real estate agent.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;I called one of our local real estate brokers for a time frame to do a presentation for their agents, the broker emailed me back " &lt;em&gt;&lt;span style="text-decoration: underline;"&gt;We already have a lender that provides that service&lt;/span&gt;&lt;/em&gt;". &lt;strong&gt;I wrote back&lt;/strong&gt; " &lt;em&gt;&lt;span style="text-decoration: underline;"&gt;Mr. Broker, Have you&amp;nbsp;heard about the steering laws and RESPA violations, Have you seen the penalties for a mortgage company paying 10 times more than what the market value of rental in order to get an office in your agency&lt;/span&gt;&lt;/em&gt;?"&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;1. &lt;em&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;USDA loans&lt;/span&gt;&lt;/strong&gt;&lt;/em&gt; are mostly made for borrowers who can't afford to put any money down or don't have any options with other loan programs. Now if you have great credit and 20% of your down-payment sitting in your bank, USDA probably will ask you to find alternative option.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; 2. If you are buying a house that has over 5 acres of land, &lt;em&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;USDA&lt;/strong&gt;&lt;/span&gt;&lt;/em&gt; office will look at these case by case, which it does defeat the purpose of the whole entire loan in the &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;rural areas&lt;/strong&gt;&lt;/span&gt;!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;3. Although &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;&lt;em&gt;USDA &lt;/em&gt;&lt;/strong&gt;&lt;/span&gt;isn't a first time home buyer program but you only can own one home at any given time with this loan. So, if you do have three investment property and want to buy your own home with the USDA, you may run into some problems.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;4. If you do meet the income eligibilities for &lt;span style="text-decoration: underline;"&gt;&lt;em&gt;&lt;strong&gt;USDA&lt;/strong&gt;&lt;/em&gt;&lt;/span&gt; but have someone else living in your house with you who also makes money and has income, then you need to add that to the household income and calculate it based on their income, even if they aren't going to be on the loan or title.&lt;/p&gt;

You possibly may have options that can cimprove your poor credit scores within time. Some home buyers may need to spend sisx months to a year improving credit history.&lt;/p&gt;
&lt;p&gt;Your first step should be going to&amp;nbsp; your lender and seeing if you can fist be pre-approved, if not they can take a look at&amp;nbsp; your credit and determine if there are solutions to improve your credit scores. &lt;p&gt;Mortgage holders are protected by a ceiling, or maximum interest rate, which can be reset annually. ARMs typically begin with more attractive rates than fixed rate mortgages -- compensating the borrower for the risk of future interest rate fluctuations.&lt;/p&gt;
&lt;p&gt;Choosing an ARM is a good idea when:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Interest rates are going down&lt;/li&gt;
&lt;li&gt;You intend to keep your home less than 5 years&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;ARMs have the following distinguishing features:&lt;/p&gt;

&lt;li&gt;Adjustment Frequency&lt;/li&gt;

&lt;p&gt;Index&lt;/p&gt;
&lt;p&gt;An adjustable rate mortgage's interest rate increases and decreases based on publicly published indexes. ARMS are based on different indexes including:&lt;/p&gt;

&lt;/ul&gt;
&lt;p&gt;&lt;span style="line-height: 115%; font-family: 'Arabic Typesetting'; font-size: 12pt;"&gt;Margin&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;Margin is a fixed percentage amount that is pointed added to the index - accounting for the profit the lender makes on the loan. Margins are fixed for the term of the loan.&lt;/p&gt;
&lt;p&gt;interest rate = index + margin&lt;/p&gt;
&lt;p&gt;&lt;span style="line-height: 115%; font-family: 'Arabic Typesetting'; font-size: 12pt;"&gt;Adjustment FrequencyAdjustment frequency reflects how often the interest rate changes - also known as the reset date. Most ARMs adjust yearly, but some ARMs adjust as often as once a month or as infrequently as every five years.Initial Interest RateThe initial interest rate is the interest rate paid until the first reset date. The initial interest rate determines your initial monthly payment, which the lender may use to qualify you for a loan. Often the initial interest rate is less than the sum of the current index plus margin so your interest rate and monthly payment will probably go up on the first reset date.Interest Rate Caps&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;Interest rate caps put limits on interest rates and monthly payments.&lt;/p&gt;
&lt;p&gt;Common caps:&lt;/p&gt;
&lt;p&gt;&lt;span style="line-height: 115%; font-family: 'Arabic Typesetting'; font-size: 12pt;"&gt;Initial Adjustment Cap&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;An initial adjustment cap limits how much the interest rate can change at the first adjustment period.&lt;/p&gt;
&lt;p&gt;Example:&lt;/p&gt;
&lt;p&gt;If your ARM has a 1% initial adjustment cap, your interest rate may only increase or decrease by a maximum of 1% at the first adjustment period.&lt;/p&gt;
&lt;p&gt;Periodic Adjustment Cap&lt;/p&gt;
&lt;p&gt;A periodic adjustment cap limits how much your interest rate can change from one adjustment period to the next. Usually a six-month adjustable rate mortgage will have a one percent periodic adjustment cap while a one-year adjustable rate mortgage will have a two percent periodic adjustment cap.&lt;/p&gt;
&lt;p&gt;Example:&lt;/p&gt;
&lt;p&gt;If your loan has a 2% periodic adjustment cap, your interest rate may only increase or decrease by a maximum of 2% per adjustment period.&lt;/p&gt;
&lt;p&gt;Lifetime Cap&lt;/p&gt;
&lt;p&gt;A lifetime cap sets the maximum and minimum interest rate that you may be charged for the life of the loan. Most ARMs have caps of 5% or 6% above the initial interest rate.&lt;/p&gt;
&lt;p&gt;Example:&lt;/p&gt;
&lt;p&gt;If your loan has a 6% lifetime cap, your interest rate may only increase or decrease by a maximum of 6% for the life of the loan.&lt;/p&gt;
&lt;p&gt;Initial adjustment caps, periodic adjustment caps, and lifetime caps make up an adjustable rate mortgage's cap structure, and are usually represented as three numbers:&lt;/p&gt;
&lt;p&gt;Example:&lt;/p&gt;
&lt;p&gt;1/2/6 -- Initial adjustment cap is 1 %/ periodic cap is 2% / lifetime cap is 6%.&lt;/p&gt;
&lt;p&gt;Negatively Amortizing Loans&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Because Negatively Amortizing Loans provide payments caps instead of interest rate caps, they limit the amount the monthly payment can increase. However, there is a risk interest rates could potentially escalate to a point where the monthly payment would not cover the interest being charged. If this scenario were to occur, the extra interest charges would be added to the principle of the loan, resulting in the borrower owing more than was initially borrowed. Borrowers are usually allowed to make payments over the loan amount to pay down the mortgage and guard against this scenario.&lt;/p&gt;
&lt;p&gt;There are certain times when having a negatively amortizing mortgage could be beneficial. If a borrower were to lose a job or have an unexpected financial emergency a negative amortization option could ease cash flow situation. However, this should only be used as a short-term solution.&lt;/p&gt;
&lt;p&gt;&lt;span style="line-height: 115%; font-family: 'Arabic Typesetting'; font-size: 12pt;"&gt;Option ARM loans&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;Option ARM loans allow the borrower to choose the amount to pay toward the mortgage each month. Make a minimum payment, interest-only payment, 30-year amortized payment or 15-year amortized payment. Pay the minimum amount to free up funds for other uses, or make larger payments for faster equity build up. Option Arms offer much more cash flow flexibility but must be used wisely by the borrower. Always consult a qualified loan officer to learn about all of the risks associated with these types of loans. He or she will also be able to offer valuable advice on properly managing your monthly payments.&lt;/p&gt;

&lt;div style="text-align: left;"&gt;Monthly MI will be charged regardless of amount of down-payment. Here is the break down of Monthly MI.&lt;/div&gt;

&lt;div style="text-align: left;"&gt;USDA didn'tuse to have any monthly MI which made it one of the best loans in the nation, but as of October 2011 there is .25% monthly MI and this amount will never go away regardless of the equity in property.&lt;/div&gt;
