Find an Exclusive Buyer Agent The article states, "In a market in which negotiation counts, you'll do well to hire a buyer's agent to help you identify good prospects and to frame and negotiate your offer (to find an exclusive buyer's agent, go to www.naeba.org). Look for one who is knowledgeable about your area's new-home market -- its dynamics, values, builders and subdivisions." Here is a nice article about negotiating in a buyer's market. When we submit an offer - we always justify that offer with data and facts - to help take the emotion out of the situation. Information is power in negotiation - and we ALWAYS collect information about the seller's situation - to help give our buyer clients a strategic negotiation advantage. When you are asking for home inspection credits - try to be as fair as possible regarding pricing for fixes.  You stand a better chance for getting the credits if you are fair - being in the ballpark of what something would cost.  
On some items - you may want to propose just fixes - and on others - just credits -- and on others - giving them the option of either a fix or a credit.  You may even want to lump sum everything into one big credit.
