What should a buyer look for before choosing an agent to represent them? 1. Ability to help a buyer evaluate homes 2. Skill in negotiation 3. Undivided Loyalty 4. It has been our experience in the Chicago area that builders are offering some very nice discounts off of "list price" as well as extra incentives. Unfortunately for home buyers that"just happen to be driving by" one day - they go into a builder's development - non-the-wiser that they shouldn't be signing in without the agent along with them - that they want to represent them.Having an agent to protect you (negotiation, running comps, knowing what the past and recent deep-discounts were in a given development (so you can get the same thing or better), referring a good inspector for "pre-drywall

The Nest Article -- Home Buying Tips -- They give good advice - stating that you should interview three agents if you can -- and remember there are real estate companies that work for just sellers, some that work for sellers or buyers, some that try to work for both at the same time, and others that just work for buyers. A new article on CNN Money talks about how people should use an Exclusive Buyer Agent.... Unfortunately - the terminology they used was "buyer agent" in this article at CNN Money But the point is clear... use an agent that is on your side - and the only type of agent that you can be assured of that does that - is an agent that doesn't list properties - so they can give you unbiased home showing, no conflicts of interest, and always be on your side 100% of the time. There is an association for Exclusive Buyer Agents - called The National Association of Exclusive Buyer Agents (NAEBA) Not all Exclusive Buyer Agents are members however. NAEBA has certain ethical guidelines that it enforces within it's ranks - so that the public can be assured that they are dealing with a true Exclusive Buyer Agent (versus the "fake" variety....someone naming themselves that - when they really aren't....for example - having had a few listings..) --How long have you been representing buyers? What Real Estate designations do you have? Which ones are buyer-related?--(IF they have an ABR designation) -- Do you have any additional training beyond just the ABR designation? If so - what?--Do you have any credentials in research and analysis and information gathering? If so - what?--Do you call yourself a "buyer's agent" only when you are working with a buyer? In other words - do you also list property for sale?--What percentage of your transactions have been buyers versus listings? Can you please print out your buyer and seller statistics from the MLS

When you walk into an Open House - that agent is fully on the sellers side - and not yours. One study showed that 77% of Buyers Pick the Listing Agent of a Home They are Interested in (many times, on the Internet) to represent them for their purchase.
