For the 22 years I have successfully sold real estate I have been amazed that even the most intelligent and market-aware sellers rarely listen to the professionals they have turned to sell their home. They are all reluctant price their homes to sell. Instead they over-price first, and reduce later - usually too late to catch the best buyers who have eliminated their home and purchased others.
