As a native Nashvillian, I grew up in the south Nashville-Melrose area.  I have lived in Inglewood and two different neighborhoods in Antioch.  Living in Antioch in the 1990s, I remember when Hickory Hollow Mall was bustling and running at full capacity.  JCPenney, Dillard's, and Castner Knott were all there.  Circuit City and Toys R Us were just across the parking lot.  Especially during Christmas time, you could not get down Hickory Hollow Parkway at a faster pace than a snail's crawl because of the shoppers and their traffic.  The 1990s were the boom years.  Then slowly Hickory Hollow Mall began … (0 comments)

For the month of November 2008, there were 33 residential single family home sales in Smyrna, TN. These sales prices ranged from $77,000 to $353,000. The average days on market were 75 days from listing to actual sale. The median home price was $151,689. There were only two recorded condominium sales for the same time period. Each unit sold for approximately $104,000 with an average of 72 days on market. All of these figures are based upon numbers provided by the Middle Tennessee Regional MLS. The recent collapse of Lehman Brothers has affected everyone from Wall Street to Williamson county.  Construction was stopped last month at Laurel Cove, which is one of the largest residential projects in middle Tennessee.  The project is on hold indefinitely as Lehman defaulted on a $121 million construction loan for Laurel Cove.  Other developers of the community state that they will fund the project themselves but the construction will be delayed until they can assume the existing Lehman loan.  Laurel Cove will contain approximately 800 luxury homes priced from $600,000 to $1 million dollars.  Five hundred lots have been sold to … (0 comments)

Governor Phil Bredesen recently signed the resived Mortgage Act which has new regulations in place to protect consumers and increase scrutiny of the mortgage industry in Tennessee.  The Mortgage Act requires criminal background checks for anyone applying for a loan originator license.  The Act also allows the state to check an applicant's history in the mortgage industry through a nationwide mortgage licensing database.  Lenders are now also required to undergo educational training that includes course work on ethics.  There were 16,007 licensed mortgage originators at the end of 2007.  This number has decreased to 12,464 originators currently.

A new development is planned for Wilson county at I-40 and Beckwith Road.  Preliminary plans call for a 523-acre project that includes single family homes and townhomes, apartments, commercial office space, a town center, and a retail area.  The project also includes a city park along with community gardens and ball fields.  The development is described as being similar to Indian Lake Village in Sumner county.

Construction has begun on a new $268 million dollar hospital in the Murfreesboro Gateway District.  The new Middle Tennessee Medical Center, which will be built on a 286-acre parcel, has gained final aproval from Saint Thomas Health Services.  The present 216-bed hospital on North Highland Avenue will be replaced with a new modern 286- bed facility.  An adjoining 120,000 square foot physicians office building will be attached to the new hospital.  The new hospital will serve as the anchor for the 400-acre Gateway District, which is a mixed-use class-A office and retail development near I-24.  The Gateway District already features The … (0 comments)

This is a follow-up to the blog posted in November 2007 about the proposed downtown Murfreesboro condo project.  The initial design has been modified and the project has been approved by the planning commission.  These changes include a curved roof and a corner tower element on Front Street.  The new design is two feet higher as well, topping out at 82 feet.  The plans still call for 8,850 square feet of retail space on the first floor, a three-level parking garage, and 46 condominiums.  This will be the first residential development of its size in the city's downtown area.   The design … (0 comments)

Tax collections in Smyrna are expected to increase by $500,000 by mid 2008 as numerous new businesses open shop in Smyrna.  The list includes:
PetSmart will open in the Colonial Town Park shopping center on February 18th.  Services include adoptions, the Banfield Pet Hospital, pet grooming and training classes.
SuperTarget which will also be located in Colonial Town Park, will open on March 5th.  Services include a grocery store, optical center, pharmacy, photo lab, and a Starbucks. 
First Tennessee Bank is building a new branch at 551 Sam Ridley Pkwy West near Kroger's.

Spring Hill, TN is slated for a new neighborhood development that will double the number of residents in the next 13 years.  According to the Nashville Business Journal, the development called Echelon will feature 3,400 units and it is expected to bring 10,000 residents into the city by 2020.  This will be the first major development on the east side of I-65 at Jim Warren Road.  Echelon will be a traditional neighborhood development (TND) consisting of a town center with living space and retail surrounded by houses.  Other TNDs in middle Tennessee include Lenox Villiage in Nashville and Westhaven in Franklin.  The … (2 comments)
