My buyers had just gave up negotiations on a home that needed too much work and the seller was not willing to pitch in. Daytona International Speedway has joined with the Orlando NBC television affiliate WESH Ch. 2 for the station's annual "Share Your Christmas" food drive. All race fans who donate at least 4 cans of food inside the lobby of the Speedway ticket office before Noon on Dec. 12,2011 will receive a ticket for a free 30-minute Speedway tour. Food drive donations go to The Second Harvest Food Bank and the Salvation Army of Central Florida. There will be a live broadcast from the Speedway location on December 12, 2011 for the food drive. Bring your donations to the Daytona International Speedway Tours Lobby Guest Services desk before Noon on December 12, 2011 to receive your free tour voucher for the free 1/2 hour tour.

The free tour will be in the form of a vouher that is good for 1 year so you don't need to plan any more time than it takes to drop off the goodies. Please note that there is no limit to the number of cans of food you can donate. Please be as generous as you can to help more people in need. Thank you.

The free tour will take you through the infield, let you see the high banks at the turns and pass along pit road and through the NASCAR Nationwide series garages. All this while learning a bit of the history of Daytona International Speedway.

Of the 44 Ormond By The Sea Florida homes sold in the 3rd Quarter 2011, 12 involved the lender as either a short sale or foreclosure, less than 30%. Only 2006, 2007 and 2009 had fewer sales than this past quarter than in any year since 2001. The 2011 total was 18% lower than 2010.

The average price per square foot has remained fairly stable since 2009. While values have increased over last year, they are now within the 2001-2002 range so we are back to where we were about 10 years ago.

More good news for the Ormond By The Sea Florida homes market is that homes sold were on the market for an average of only 80 days, which is the fewest average DOM since 2005 and the first time that number has gone down since 2007.

There are many reasons why you may see wide variations in asking prices within the same condo building quite like 2 similar homes on the same street. Some of the factors include:
1. Condo units on the first floor are always more difficult to sell and usually command a lower price. Everybody wants a better view and more security.
2. The condition of the unit is important especially if there have been updates and if hurricane shutters have been added.
3. End units and those that directly face the ocean usually bring a higher price.
4. Bank owned units are generally less desirable and bring lower prices.
5. Number of baths
6. Number of bedrooms.

7. Square footage.

8. Owners who insist on asking a higher than market price.
