My company, Glastonbury Home Staging was hired to stage an owner occupied home for a family located in South Windsor, CT , that was relocating. I met with them in early January and discussed my recommendations. They had watched all the shows on HGTV and knew they needed help and were prepared and open to working to get their house ready for sale.

They replaced all carpeting, painted the whole interior of the house, added hardwood floors, replaced windows, changed out hardware, changed light fixtures and replaced all kitchen appliances with stainless steel.  It was a lot of work. I chose the paint, light fixtures, and consulted on carpet. I asked them to remove some pieces of furniture. I brought in artwork, bedding, lamps and accessories  from my inventory.

The house was just listed on the MLS and I got a call from the seller telling me in sold in 24 hrs at full asking price +$100. I am so psyched for this family.

It was such a pleasure to work with this couple, they got it, and they trusted me. They worked hard and it paid off. It is so satisfying to do this work.

I just spoke with the REA, Tommy Evans, Century 21, Glastonbury, CT, regarding  a house that my company, Glastonbury Home Staging had staged, he had 4 offers in 4 weeks! I am thrilled for the seller. This  unique home, a split level contemporary in Glastonbury, CT an area that has more traditional home, lots of center hallway Colonials. Two weeks ago, the seller said they had over 35 showings and 3 offers. I believe this is because the home showed well in the photos online, and because of the staging. If I do say so myself!

This was the first time this agent has had one of his listings staged, so I am really happy about the time frame and number of offers. I was not surprised though, I felt so good about everything, I was just waiting to hear how quickly it would sel;l not would it sell?

Thank you Active Rain, especially all the "wizards" behind the curtain!  I expected the holidays and and begining of the new year to be really quiet for my business, Glastonbury Home Staging, but not this winter. The HGTV's Designed to Sell experts' list this as a top tip for getting a house sold. I couldn't agree more. Nothing is more disappointing than pulling up to a beautiful home, getting so excited to see the inside and walking through the door and feeling a hugh let down. 

My company Glastonbury Home Staging, recently bid on a bank-owned property in my neighborhood. It is a restored Victorian Colonial. I believe they are sometimes referred to as "painted ladies" because of the bold colors that were used historically.

A few years ago someone restored this lovely "old lady" and we all watched, delighted by the transformation. The person would had bought the place hired an expert to do the outside work. The new owner decided to take on the inside. Clearly he lacked the knowledge, resources, skill, and dare I say taste to pull this off, and consequently defaulted and went bankrupt.

When I went to see the place I was stunned at what I saw; sloppy, incomplete work, cheap materials, garrish fixtures, nothing worked anywhere. It was utterly sad. Such a waste of time, money, effort and done without permits to boot! Now the bank has to make things right with the town, and have only approved some painting. I did not get the bid. I wasn't surprised.

There will be an auction soon.  An extreme case I know, but I do see it to a lesser degree frequently. I think people tend to maintain their yards and landscaping and let the inside go.

Many neighborhoods have covenents dictating what you can and can not do outside.  So sellers please apply the same standards to the inside of your house, don't disappoint your potential buyers!!  If they've come as far as the front door, make it worth their trip!

Clear your closets! This is a good thing to do this month.

A snow day cancels many obligations like school and most travel. We had one today here in Connecticut. Although I had to prepare Home Staging proposals for my clients today, I did find time to finish putting all the holiday decorations away. That usually gets me on a roll, so then I start hitting the closets.  I figure if I take care of these things in January and February by the time spring comes, I am free to go outside to the garden!

If you are selling your house, this is a Must Do no matter what month it is!!

Hello fellow stagers. I just recently had the opportunity to bid on staging a vacant bank owned property.  I prepared my proposal to include two levels of staging each with a fee range. I also prepared a quote to lease furniture. I stated that my fees are payable in full upfront.

I just spoke with the agent and she liked my proposal but said that the bank will not work that way. As a property manager for the bank, she must submit all the bills, which then goes to a committee or two and then they send out payments. This process usually takes 30-45 days.

 

Do any of you have experience with this??  In light of recent events, am I taking a risk that   

A - it will probably take much longer to get paid;

 

or B) I might not ever get paid?

 

The REA said she is submitting three proposals and that the Bank Rep has only one other experience using a stager for a bank owned property.

This tell me that staging fees might be new to them and that they have no point of reference.
