Sometimes home staging is just a matter of rearranging the furniture to make the space appear larger and more aesthetically pleasing. Rockland Home Staging recently did a consultation with the owner of a one bedroom condo. The unit was overpowered by the large entertainment center and bulky furniture. Buying a home is an emotional process and color effects emotion. Using red in a home can add the drama needed to evoke that emotional response in potential buyers. There is one particular real estate office in Rockland County NY that I work with frequently. The have affectionately labeled me "THE HEAVY". They call me when there is a particular issue with a home that they feel uncomfortable talking about. Or they don't think the owners will be receptive to their suggestions for whatever reason. Real estate is not all, new jobs, new babies and marriages. My walk in closet is the one place in the home that is mine, I have complete control. It is neat, organized and color coordinated. What more can you really ask of a space. Well it has been about one month since I set out on my chocolate house marketing adventure so I thought I would tell you how it went. Allthgether I visited 15 real estate offices in Rockland County in one week period. The response was overwhelmingly positive. I met the nicest people in my travels. Realtors and office managers loved the chocolates and invited me in to meet the Realtors and discuss homes staging. NAR reported recently that there are more home on the market now than there have been in the last decade. Realtors have to do everything possible to make their homes take center stage. 85% of home buyers start their search on the internet so staging the home and getting great photographs are critical. It is hard to get good shots with a regular point and shoot camera. I have been searching for a while and have finally found the perfect camera for home stagers and Realtors alike. When you are comparing cameras you want the smallest focal length for wide angles. When looking at zoom you want the highest length. The focal length for each camera should be listed right on the camera or on the box. The chart below may be helpful.
