rockland county ny: Fasten your seatbelt, you are now leaving 1970 - 05/07/09 08:04 PM
Many of the homes in Rockland County NY were built in the late 1960's and early 1970's and have not been updated since. Thes homes are often characterized by dark paneling, velvet couches, matching custom window treatments and brass fixtures. While these furnishings may have been perfect for the 70's they hold no appeal for today's young buyers. Sometimes all it takes is a coat of paint, a slip cover and a few throw pillows to update this look of the home. This home was transformed for under $400.00. These simple inexpensive changes have brought this home into the 21st century.

rockland county ny: Home Staging Quiz from NAR - 09/24/08 01:20 PM
I recently went into a home where an agent had given the homeowners some Home Staging tips. She told the clients to take everything off the kitchen counters leaving them bare. She suggested painting the house a nice neutral white and using spray to neutralize the odor in the home. Sometimes a little knowledge can be dangerous. There is more to home staging than getting rid of the clutter and neutralizing the home. No one wants to live in an institutional setting with no warmth or personality. Professional home stagers are trained in current decorating trends as well as proven home

rockland county ny: There's something about red... - 07/01/08 07:54 AM
Buying a home is an emotional process and color effects emotion. Using red in a home can add the drama needed to evoke that emotional response in potential buyers. Red is the color of passion and energy. Using red in the bedroom creates a rich look that buyers will respond to. Red also looks great in photographs. The rooms with red accents will stand out from the sea of beige on MLS. Both of the above bedrooms were staged using the things the homeowner already had on hand. Home staging does not need to be an expensive

rockland county ny: Does your local home stager generate leads and make you $$$... - 04/28/08 11:07 AM
Does your local home stager work for you? Referral business: Stagers often work with homeowners before they put their home on the market. Most often when clients hire Rockland Home Staging for a consult it is the first step in the real estate process. They often ask for advice when choosing an agent. I work with several real estate agents in Rockland County on regular basis and would recommend them without reservation. The homeowners are glad to get an agent that comes highly recommended by someone in the real estate industry. Converting FSBO's I work with

rockland county ny: Under $300 vacant bedroom transformation - 01/06/08 09:07 AM
This room was "Furnished" for under $300. It is important to furnish vacant rooms to give buyers a sense of scale. Before putting the bed in this room it did not appear large enough to be a bedroom. I think it is an optical illusion that empty rooms appear smaller than when they are furnished. The goal of home staging is to put in just enough elements to give potential buyers an idea of how things will look and were look best. Blow up mattresses - $65 Bed Set - $90 Pillows $30 End tables - $35 Lamps - $40

rockland county ny: Before, After and After that - Evening Shots - 12/27/07 08:43 AM
Rockland Home Staging recently staged a property in Rockland County NY that needed quite a bit of renovation. During the course of the staging we ripped up the carpet, refinished the hardwood floors, painted the entire house, replaced all the light fixtures, restructured the furniture arrangement and generally cut the clutter. It was a huge project with a fairly large budget, about $5000. Almost all of the funds went to rehab. When it came time for staging we were on a very tight budget - I tried to use the things the homeowner already had and went for a clean minimalist

rockland county ny: Extreme makeover COUCH edition!!! - 12/20/07 04:44 PM
Don't you just hate it when a good couch goes bad? OK I understand that prospective homeowners are not purchasing the couch but, if this is the kind of care they take of their furniture then what have the been doing with the house? Has the home been shown the same kind of neglect? It is so easy to update the look of furniture with slip covers. I purchased this Sure Fit slip cover at Bed Bath and Beyond with my 20% off it came to about $85.* Toss on some throw pillows and a few accessories and this couch is

rockland county ny: The power of a coat of paint - 11/21/07 09:18 AM
Sometimes all a room needs is a coat of paint. I love using red when home staging as an accent color. It makes the room come alive. Red used in small amounts can dramatically change the mood of a room. Painting an entire room red on the other hand does not have universal appeal. Relax and unwind. When staging a master bedrooms I always envisions spaces that are calm and peaceful. I think this is what the majority of people want in a master. They want to get away from the chaos of the house and retreat to their private sanctuary.

rockland county ny: Not so pretty in pink - An under $25 transformation - 10/28/07 05:12 PM
I think the following pictures illustrate the difference between Home Staging and Decorating. This bathroom update was done using only the items the homeowner had on hand. Home staging does not have to be expensive. The only money the homeowner spent was for a can of paint. We stripped the border, painted the room an off white and rearranged the existing accessories. The floral arrangement was in one of the home's bedrooms. So what do you think of this under $25 makeover? Rockland Home Staging specializes in inexpensive transformations for the Rockland County homeowner. Call us today to take the

rockland county ny: Spa-like Bathroom Part Deux - Wanna take a Bath??? - 09/30/07 06:48 PM
A while back I wrote a post entitled: Spa like bathrooms - they're hot!Today I'd like to announce the long awaited sequel: Spalike Bathroom Part Deux I love staging bathrooms. They are one of the rooms where it is easiest to set the mood. Once I was staging a home where the homeowner was a single man and so was the Realtor. We were all standing in the master bath. The Realtor turns to the homeowner and says, You ever use that tub? The homeowner replied, No - they are such a waste. The Boys went downstairs to discuss all matters real

rockland county ny: Keeping current with color trends. What's hot. - 08/20/07 11:26 AM
Could we be saying goodbye to the Brown / Teal color pallet? I really do love this color combo but it may very well be on its way out. I just received the latest Pottery Barn and Touch of Catalogs in the mail today. I think the cover photos will speak for themselves: I think that once a particular color combination hits the major chain and discount stores it is on its way out. To the left you will see how the beautiful Teal / Brown combo has been murdered. I'd like you all to pause for a moment of silence and remember

rockland county ny: Who should pay for home staging? - 08/17/07 04:17 PM
/> Logic: Without logic, reason is useless. With logic you can win arguments and alienate multitudes, or maybe not. That brings us to the question Who should pay for home staging? The homeowner should pay. It is their home therefore, their responsibility. They made the mess, they should clean it up. The homeowner stands to make the most profit from the staging. When the homeowner pays they are invested in the process and will follow through.Realtors are not expected to pay for landscapers, painters or other contractors. Just because a Realtor refers a stager does not mean they must pay. The realtor

rockland county ny: An agent stole 8 months of my life - 07/24/07 12:14 PM
The following is a true real estate story. You may find parts of it shocking and hard to believe but I assure you all facts have been triple checked by the proper authorities and every part of the story has been authenticated. Some of the names have been changed to protect the innocent or incompetent as the case may be. Meet Bob (that is not his real name) he is the owner of a small home, on a busy street in a less than prestigious neighborhood in Anytown USA. Bob has decided to make a change and sell his home and

rockland county ny: They call me the heavy - all must obey. - 07/06/07 07:39 AM
There is one particular real estate office in Rockland County NY that I work with frequently. The have affectionately labeled me "THE HEAVY". They call me when there is a particular issue with a home that they feel uncomfortable talking about. Or they don't think the owners will be receptive to their suggestions for whatever reason. Real estate is not all, new jobs, new babies and marriages. There is a much darker side to the industry that they don't mention in the glossy brochures with smiling homeowners shaking hands with their Realtors. The relationship between Realtor and Homeowner can be filled

rockland county ny: Meat and potatoes home staging. - 06/26/07 08:38 PM
I think some times homeowners and realtors do not want to use home stagers because their homes / listings will never look like the ones in the glossy home staging brochures. Not every home is a $1.7 town home with and elevator and spa like bathroom. In fact most of my business comes from your average home in the burbs that requires some tweaking. A lot of the time we are working with an extremely limited budget and the goal is not perfection - it is cozy, or quaint, or realistically just a lot better than it was before. Given an
