Price Your Home Correctly - I Dare You! - 12/31/07 05:27 PM
Meeting with home sellers in the Edmond and Oklahoma city area almost daily, I have a lot of long discussions about overpriced listings.  I even have this discussion with A LOT of local agents.  In fact, Jeff Straka and I were just talking about it earlier today.
Why is this such a frequent topic?  Well, it's simple... Overpricing a home is absolutely the biggest mistake you can make in the home selling process, yet home owners and real estate agents do it every single day.  Now, if you just really like that pretty sign in your yard, then by all means, overprice your home.  But if … (4 comments)

Oklahoma Foreclosures Still Lower Than Average (Part 2) - 12/30/07 11:50 AM
Back in September, I posted about Oklahoma's lower-than-average foreclosure statistics and how the public perception right now seems to be far different from what's really going on in Oklahoma real estate.
Well, this morning, while checking out some videos on YouTube, I found a video clip from News Channel 5, when Kimberly Lohman reported on this exact topic. In my ongoing effort to help everyone understand the truth in our market, I wanted to post this video here for you to see. Enjoy!

Oklahoma City's Gold Dome Soon to Offer Food and Drink - 12/29/07 03:23 PM
Anyone that grew up in the heart of Oklahoma has some memory of the Gold Dome building at NW 23rd & Classen. Personally, I remember it well. My Great-Uncle & Great-Aunt lived near there and we drove by it weekly. It's impossible not to notice this unusual structure, and as a kid, it makes you think of space-ships or buildings of the future.
Not so long ago though (2001), it appeared that this one-of-a-kind landmark building (actually the fifth of it's kind), designed by architect R. Buckminster Fuller, would be demolished to make way for modern development. Walgreens wanted to build a store … (3 comments)

Cedar Pointe, Edmond OK Activity Report, December 2007 - 12/27/07 01:20 PM
With as much activity as our wonderful Edmond neighborhood experiences, things change fast around Cedar Pointe. As a result, I've found that our neighbors are constantly looking for up-to-date information on what's selling, what's not selling, and what's new on the market.
You'd be amazed at how often I get asked "What did that house around the corner sell for" or "How much is that house on X street listed for?" So, I'm working on a format for a monthly activity report, which should be a good resource for Cedar Pointe residents, and those thinking about moving here.
This will be … (2 comments)

OKC/Edmond Real Estate Statistics for October 2007, CORRECTION - 12/19/07 01:28 PM
Each month, I post the OKC & Edmond Real Estate statistics here, in hopes of providing my clients and other agents valuable information about the current state of our market. The idea is to allow people the ability to decide for themselves what's going on in the Oklahoma real estate market, enabling them to make their personal decisions based on fact, rather than just the perception created by the media.
When I compile these statistics, they're generally based on the volume recorded in the local MLS. Most months, my charts are pulled straight from the MLS, but every now and then, I have to … (0 comments)

OKC/Edmond Real Estate Statistics for November 2007 - 12/19/07 12:51 PM
OK, this post is for all the naysayers and doomsdayers out there. Come on in and make yourself comfortable, because you're about to be served a nice big dose of reality in realty.
Each and every month, I post up the Oklahoma City and Edmond Real Estate statistics, and every month so far I've had some very positive information to share. Yet every week I come across some "professional," whether it be a reporter, another agent, a "real estate investor," or just the average Joe, who tells me the real estate market in Oklahoma City is dead, the sky is falling, and the … (4 comments)

The Challenge - Finding a Way to Balance Technology and Real Life - 12/07/07 02:44 PM
Hi, my name is Ryan, and I'm a tech-junkie. I think most guys are. I seem to take it to the extreme at times though. Even my CPA thinks so... every year when he sees the deductions I list, he jokes about how I spend more on "new toys" than any other category of write-offs.
What can I say...? I love the stuff. I love learning new things and playing with new gadgets. What I love even more though is the efficiency that many of my "toys" allow me. I know, without a doubt, that I'm far more efficient than 99% … (8 comments)

Cheyenne Crossing, Edmond, OK - Neighborhood Market Summary 2007 - 12/01/07 10:38 AM
The basic school of thought out there is that this time of year, things slow down in the Edmond Real Estate market. I'm still trying to figure out why people think that. November ended up being a bigger, busier month than October, which was a record month for me. The 4th quarter of this year is shaping up to be the most productive of the year, just like last year's 4th quarter did. Sixteen hours a day just isn't enough time anymore!
Several of the calls I've gotten this week have been from homeowners in the gorgeous Cheyenne Crossing addition in NW … (0 comments)
