Each month, I post the OKC & Edmond Real Estate statistics here, in hopes of providing my clients and other agents valuable information about the current state of our market. The idea is to allow people the ability to decide for themselves what's going on in the Oklahoma real estate market, enabling them to make their personal decisions based on fact, rather than just the perception created by the media.

I post up the Oklahoma City and Edmond Real Estate Statistics every month, and every month so far I've had some very positive information to share. This month is no different. In fact, we saw a slight increase in activity in October over September. A few months ago, that wouldn't have been anything to point out, because it was the norm, but the past few months we have experienced a minor slow-down; some of it due to a slowing market and some simply due to the time of year.

I've reported month after month on the condition of the Real Estate market in Edmond, Oklahoma and the overall OKC metro area, and fortunately, I still have positive numbers to share, in spite of a slowing market. For the third month in a row I have some slightly declining numbers, yet positive factors in light of a struggling national real estate market.
The following chart shows the monthly Oklahoma City Metropolitan Real Estate statistics for September 2007 as compared to August 2007 and September 2006.

While a few markets around the country are seriously struggling and values declining dramatically, the Real Estate market in Edmond, Oklahoma and the overall OKC metro area is still strong. Yes, for the second month in a row I have some slightly declining numbers, however, we're not yet reporting anything to cause alarm.

While a few markets around the country are seriously struggling and values declining, the Real Estate market in Edmond, Oklahoma and the overall OKC metro area is still strong. However, for the first time since I began publishing these monthly reports here, I do have less-optimistic numbers to show you.
The following chart shows the monthly Oklahoma City Metropolitan Real Estate statistics for July 2007 as compared to June 2007 and July 2006.

Once again, we get the privilege of sharing very positive information regarding the Edmond Real Estate and OKC Metro Real Estate market. The following chart shows the monthly Oklahoma City Metropolitan housing statistics for April 2007 as compared to March 2007 and April 2006. You'll notice that all value comparisons to last month and last year reflect positive appreciation. While there were a few less transactions than in March of this year, volume is still much improved over last year and the average interest rate is much lower. Despite the daunting reports from the national media about the real estate market, Edmond Real Estate trends still continue to build steam. The following chart shows the monthly Oklahoma City Metropolitan housing statistics for March 2007 as compared to February 2007 and March 2006. As you can see, more transactions were closed this March than both last month and March 2006, resulting in a higher sales volume. A few days ago, I posted about our Edmond Real Estate statistics in Edmond Real Estate market shows positive signs in February and it appears that the national numbers are following closely behind our local positive indicators. According to an article published by the NAR, "Total existing-home sales - including single-family, townhomes, condominiums, and co-ops - rose 3.9 percent to a seasonally adjusted annual rate of 6.69 million units in February." The article goes on to say that "last month's increase was the biggest monthly rise in three years."

Despite all of the panic-inducing negative press the Real Estate industry has been receiving the last year or so, our local Real Estate market in Edmond, OK is still holding strong and showing continual signs of growth. According to the statistics in our monthly report, the OKC Metro area saw more closings last month, selling at a higher percentage of the list price and higher average and median prices than last February.
