seller: The Prize at the Bottom of the Box - 11/30/07 11:03 PM
The true reward in our business is not in the commission checks or in the flexible schedule we're allowed, but rather in the friends we make along the way and the things we're able to do to help those friends.
A few months ago, I received a call from a homeowner (Chris) in need of some help selling his home in Cheyenne Crossing. He had been transferred out of state several months earlier and was frustrated with the lack of results from his 2 previous REALTORS. After having his beautiful, practically new home on the market for over a year (in a … (8 comments)

seller: National market indicators close on the tail of our local growth - 03/24/07 09:21 AM
A few days ago, I posted about our Edmond Real Estate statistics in Edmond Real Estate market shows positive signs in February and it appears that the national numbers are following closely behind our local positive indicators. According to an article published by the NAR, "Total existing-home sales - including single-family, townhomes, condominiums, and co-ops - rose 3.9 percent to a seasonally adjusted annual rate of 6.69 million units in February." The article goes on to say that "last month's increase was the biggest monthly rise in three years."
All in all, it's nice to finally see some positive press in regards to the national and the local … (0 comments)

seller: The sky is falling! What color is the sky in your world? - 03/15/07 10:43 PM
As we move close to the end of the third quarter, I find myself laughing hysterically. No, it's not because I have an invisible friend that doubles as a stand-up comedian. I'm not seeing or hearing voices and I haven't lost my mind. But the further we move into 2007, the more I'm convinced that the "experts" reporting on our industry may have lost theirs. We've all seen the reports, haven't we? The reports about the housing bubble and how it's "about to burst" (funny that they've been saying the same thing for a few years now)... The doom & gloom reports about the decline … (5 comments)

seller: Are you an Ostrich or a Homeowner? - 03/12/07 11:50 PM
With the increasing number of homeowners getting behind on their mortgages it becomes more clear every day that the general public is not very well informed on their options. In the last week, I've come upon several homeowners in distress; three in danger of foreclosure and one facing a heavy IRS lien on his property. The amazing commonality in each of these situations is the head-in-the-sand approach that the property owners are choosing to take.
Case in point, I got a call from a CPA friend of mine last week asking some questions about the possibility of selling a home with a federal … (2 comments)

seller: How do you view Open Houses? - Part II - 01/17/07 06:20 PM
After my post yesterday, How do you view Open Houses?, I saw a lot of varying opinions on the usefulness of what I consider a staple in our industry, Open Houses. With each market being different from the next, it's clear that the measurable benefits of an OH vary. However, for an agent, the benefits are far more than just the possibility of selling THAT house. It's rare, in my experience, that the perfect buyer for that home will walk in off the street, but the opportunity to reach other buyers (who may also have a home to list) is outstanding … (30 comments)

seller: How do you view Open Houses? - 01/16/07 05:22 PM
I was reading Mario Trejo Romero's blog this morning, "Are Open Houses Still Worth It?" and found myself evaluating my own "motives," if you will, for holding Open Houses. It sparked my curiosity on how others on ActiveRain use Open Houses or if you do at all. I know that every market is different and mine is very conducive to this approach.
Personally, I see several benefits of using Open Houses as a regular practice:
First, it helps to show the sellers value, validating that we are using every tool available to market their home to the masses. Our goal is to expose our listings … (48 comments)

seller: Who is and who isn't going the extra mile? - 01/15/07 04:18 PM
A common discussion these days amongst Realtors and consumers alike is full-service vs. limited-service brokerages. There's no shortage of such discussions here on Active Rain either. I recently read an article in Realtor Magazine and on their website, stating some interesting stats on this subject and thought I'd share them.
According to a 2006 NAR survey, 83 percent of sellers use full-service brokerages and 9 percent use limited-service brokerages. The remaining are selling FSBO. The article went on to say that 71 percent of sellers were "very satisfied" with their full-service experience and another 24 percent were "somewhat satisfied." The limited-service … (3 comments)
