service: The Prize at the Bottom of the Box - 11/30/07 11:03 PM
The true reward in our business is not in the commission checks or in the flexible schedule we're allowed, but rather in the friends we make along the way and the things we're able to do to help those friends.
A few months ago, I received a call from a homeowner (Chris) in need of some help selling his home in Cheyenne Crossing. He had been transferred out of state several months earlier and was frustrated with the lack of results from his 2 previous REALTORS. After having his beautiful, practically new home on the market for over a year (in a … (8 comments)

service: Part-time or Full-time, are you setting and meeting the expectations? - 02/12/07 11:49 AM
Rich Kruse's rant Why I am Evil - Confessions of a Part Time Agent ?????? got me a little fired up this morning, so much so that my reply would have been far too lengthy so I decided to elaborate here on my blog. While it's true that we see many comments here on Active Rain about part-time agents and their Evil doings, there should be some clarification on everyone's definition of "part-time agent."
Personally, I know many "part-time agents" who serve their clients tremendously well and plenty of "full-time agents" who I'd like to see find a new profession, as they make … (5 comments)

service: How do you view Open Houses? - Part II - 01/17/07 06:20 PM
After my post yesterday, How do you view Open Houses?, I saw a lot of varying opinions on the usefulness of what I consider a staple in our industry, Open Houses. With each market being different from the next, it's clear that the measurable benefits of an OH vary. However, for an agent, the benefits are far more than just the possibility of selling THAT house. It's rare, in my experience, that the perfect buyer for that home will walk in off the street, but the opportunity to reach other buyers (who may also have a home to list) is outstanding … (30 comments)

service: How do you view Open Houses? - 01/16/07 05:22 PM
I was reading Mario Trejo Romero's blog this morning, "Are Open Houses Still Worth It?" and found myself evaluating my own "motives," if you will, for holding Open Houses. It sparked my curiosity on how others on ActiveRain use Open Houses or if you do at all. I know that every market is different and mine is very conducive to this approach.
Personally, I see several benefits of using Open Houses as a regular practice:
First, it helps to show the sellers value, validating that we are using every tool available to market their home to the masses. Our goal is to expose our listings … (48 comments)

service: Who is and who isn't going the extra mile? - 01/15/07 04:18 PM
A common discussion these days amongst Realtors and consumers alike is full-service vs. limited-service brokerages. There's no shortage of such discussions here on Active Rain either. I recently read an article in Realtor Magazine and on their website, stating some interesting stats on this subject and thought I'd share them.
According to a 2006 NAR survey, 83 percent of sellers use full-service brokerages and 9 percent use limited-service brokerages. The remaining are selling FSBO. The article went on to say that 71 percent of sellers were "very satisfied" with their full-service experience and another 24 percent were "somewhat satisfied." The limited-service … (3 comments)
