annapolis md real estate: My vote for the dumbest settlement form for buyers to sign. - 01/16/10 05:37 AM
Are some settlement documents getting to the point of being ridiculous? I'm not going to mention the lender, but, the last two settlements I had, one yesterday, had a form that the buyers were required to sign that just made me laugh out loud. The buyers are now required to acknowledge that if the bank calls them on their cell phone, they will be charged for the incoming call by their cell phone provider. My ears are deceiving me, this can't be true. Some poor tree gave up a limb so that this piece of CYA paper could be printed, signed

annapolis md real estate: Crofton MD Home Sellers - Don't Embrace A Failing Strategy To Sell Your Home - 01/08/10 09:05 AM
As you're probably aware, it has been a buyers market since sometime around the second half of 2006. Although we're seeing more balance right now between being a buyers and sellers market, most agents would still tip the scale to buyers. That may change in the coming months and years. If you're thinking about putting your Crofton MD home on the market, here are just a few tips that you can use to prevent possibly sabotaging your sale. PRICING TOO HIGH: There certainly was a strategy a few years back that encouraged sellers to start out high, so they have plenty

annapolis md real estate: Anne Arundel County MD - Wet Season Perc Tests Begin Early - 01/06/10 07:49 PM
If you're a property owner in Anne Arundel County Maryland, you know you have to have a perc test conducted on the property in order to determine the type of septic system required. Unlike last year when the season was shortened due to groundwater levels being too low, thats not the case in 2010. We've had a pretty wet couple of months and the "wet season" perc testing started early on December 28th. The testing should continue until Spring. Nevertheless, if you're trying to sell the property, or need a building permit, you shouldn't wait to get your test conducted. The

annapolis md real estate: AR rains Google Juice at the speed of light - 01/05/10 01:54 PM
When I was a kid growing up there used to be a comic book character, The Flash. He was able to get from one place to another pretty quickly, a skill I never seemed to acquire running track in high school. Anyway, this morning I wrote a small localism post about Time is of the Essence contracts in Crofton, MD. These posts never really get very many comments and that's just fine. If constructed properly though, they're much more important than having my ego stroked with a lot of comments. They're more important because they get picked up by Google for

annapolis md real estate: Crofton MD Home Buyers - Time Is Of The Essence - 01/05/10 10:33 AM
Time is of the essence can relate to a couple of things as it pertains to buying a home in Crofton, MD. Certainly, it can pertain to making an offer and getting the home of your choice. The market is changing here in Crofton and buyers shouldn't wait too long to make an offer. While you're waiting and thinking, someone else is working with their Realtor and the home you thought you were going to get will be gone. For purposes of this post though, lets talk about a clause in the contract of sale that pertains to "Time is of

annapolis md real estate: Scope is not just a mouthwash. It applies to your license too. - 01/04/10 06:10 AM
Most agents I know are pretty risk adverse. We're cautious because we know that there are so many things that can go wrong in a real estate transaction, real or perceived, even when we do everything right. Let me repeat that, even when we do everything right. Why take the chance of creating additional problems by working outside the scope of your real estate license. In my opinion, working outside the scope of your real estate license is one of the fastest ways to get in trouble. Here are a couple of areas where I am always cognizant of what license

annapolis md real estate: Maryland property assessments show a 20% decline - 01/02/10 08:52 PM
Unless you've been living in a cave the last couple of years, this property assessment decline in Maryland real estate shouldn't come as a surprise. The State of Maryland reassesses 1/3 of the properties in the State every year. The ones coming out of the reassessment process now were last assessed in 2005-2006. In many communities, the height of the housing market. Late 2006 is when many Realtors saw the market begin to decline in value. The question many home owners are asking is, "since my property has declined in value, will I see a reduction in taxes?" Unfortunately, the answer

annapolis md real estate: Put a fork in 2009, its done. - 12/31/09 08:46 AM
Recipe for 2010Take twelve fine, full-grown months; see that these are thoroughly free from old memories of bitterness, rancor and hate, cleanse them completely from every clinging spite; pick off all specks of pettiness and littleness; in short, see that these months are freed from all the past—have them fresh and clean as when they first came from the great storehouse of Time. Cut these months into thirty or thirty-one equal parts. Do not attempt to make up the whole batch at one time, but prepare one day at a time.Into each day put equal parts of faith, patience, courage, work,

annapolis md real estate: Crofton MD home inventory levels continue to decline - 12/30/09 04:36 PM
The Crofton MD real estate home inventory continues to shrink as of December 2009. The extension of the $8,000 first time home buyer tax credit seems to be fueling the reduction in inventory. Although inventory levels continue to decline, there is still a decent selection of homes in each price range. December 2006 - 140 Crofton homes available December 2007 - 142 December 2008 - 116 December 2009 - 97 Price Range - Current Inventory $000 - $199 - 12 $200 - $299 - 33 Excellent value in this price range for 1st time buyers. $300 - $399 - 21 $400

annapolis md real estate: End of year decluttering of the subscription list. - 12/30/09 10:20 AM
I've seen a couple of posts in the last couple of days about decluttering so you can go into the New Year clean and lean. I tend to be a packrat so I really appreciate the tips. With that in mind, I started looking at my blog subscription list. Without realizing it, that list can get a bit cluttered too. Of course the ones that filter to the top are still posting and I'm still reading and commenting. As I scroll down though, the picture begins to change. Some haven't blogged in a month or two. Maybe they'll be back. You

annapolis md real estate: Customer Service. Taking responsibility for an oversight, and action. A powerful combination. - 12/29/09 06:44 AM
The week before Christmas I called to have my dogs groomed. I should have done it earlier but it slipped my mind. As you can imagine, there were no openings. Seems like most pet owners want to get their doggies groomed before major holidays. The groomer apologized for not being able to get them in before the holiday. Her business is new and my two Schnoodles were one of her first customers when she opened a couple of months ago. As we're talking she's looking up my account in the computer and she says, "we were supposed to call you at

annapolis md real estate: Anne Arundel County, MD, buyers. The time is now, let me show you how. - 12/23/09 07:33 AM
Real estate markets are usually in three conditional states. Neutral, favoring buyers, or favoring sellers. OK, you can add the adjective, Strongly, if you want. It's the combination of factors and local condition that converge to determine which state applies at any time. Those factors have been favoring buyers for quite some time, but could very well be changing. Statistics in our market here in Anne Arundel County, MD, are showing an increase in the number of home sales, and a decrease in inventory. We're also seeing prices creeping up again in certain zip codes. I know it sounds like an

annapolis md real estate: (not so) Wordless Wednesday - I'm going to get that snowplow driver - 12/23/09 05:54 AM

annapolis md real estate: If you can't measure it, you can't manage it. - 12/21/09 08:53 PM
This was a fairly commonplace saying when I worked in the telecommunications industry. I'm sure its a commonplace saying in any large business, because its true. It applies to the real estate business, just as it does to any other industry. I thought about this again when I read Ralph Gorgoglione's post about he and his partner targeting client segments in 2010. Now is certainly the time of year to be thinking about our 2010 business plans. I also agree that not every real estate client segment is worth pursuing. Although Ralph didn't talk specifically about measuring where his business originates,
