The Crofton, MD real estate market was pretty slow last week all around. Of course, we’re dealing with a couple of days lost due to Thanksgiving.
On the rental side, three new rental listings were added, making a total of 28 rentals now available in Crofton, MD. One single family detached and two townhouses were added to the rental inventory this past week. Three applications were registered on existing rentals, and three units were rented. The rental market in Crofton has been slowing down for about the past two months.

Yes, of course rely on it, BUT only as part of an overall plan. As you know, sellers are required to provide a Disclosure, or a Disclaimer, as part of the Contract of Sale for residential property in Maryland. Many sellers do disclose, which basically means they fill out a series of yes and no questions about the operation of systems in the house. The forms are standard and mandated by the State. There are exceptions from filling out the forms for estates and banks who never lived in the property.

It’s a beautiful weekend to tour Open Houses here in Crofton, MD. Saturday, October 9th there are two Open Houses being held in Crofton. Both are single family homes with 4 bedrooms with one listed at $379,000 and the other at $545,000.
Sunday, October 10th, four Open Houses will be hosted. A nice selection, including two single family homes, a townhouse and a condo can be seen on Sunday.

The Crofton, MD real estate market was pretty busy last week all around. You always have to remember the maxim, “all real estate is local,” when you read the newspaper, and listen to real estate stories on TV.
On the rental side, three new rental listings were added, making a total of 17 rentals now available in Crofton, MD. All three that came on the market were townhouse condo style units, ranging in price from $1,325 to $1,700. Three applications were registered on existing rentals, and six units were rented. The rental market in Crofton is still pretty robust.

The Crofton, MD rental market seems to have slowed somewhat. During the summer months it was difficult to find a decent rental, at a decent price.
Most of the military PCS moves to Ft. Meade are in place, and I suspect that as the main reason that the rental market is taking a bit of a breather.

Counties derive most of their revenue from real estate in most jurisdictions. In Anne Arundel County, MD, 47% of revenue is generated from property taxes.
Another source, albeit smaller, is also generated from real estate transactions. 5% of the revenue generated in our County comes from recording and transfer taxes on every sale.
As you can see from the chart below, the blue property tax bar has gone up consistently, even thru the difficult years. That’s because most Anne Arundel County property owners don’t pay taxes on the full assessed value of their home.

During the course of the conversation he was spouting off statistics about his clients. He could have told me anything he wanted, and probably did, since I couldn't verify anything he was quoting. The old, "check out the testimonials on my website" gave me a chuckle though.

Crofton MD Market Statistics - August 2010Crofton, MD seemed to have had a sideways trend when comparing real estate data from August 2009 to August 2010. Considering the impact that unemployment, and the economy in general has had on many other real estate markets, Crofton, MD actually did pretty well.
Sales volume increased slightly from $9,072,291 to $9,265,500. An increase of +2.13%. While certainly not significant, it does show that the Crofton, MD real estate market has seemingly stabilized.
