The Active Listings in Crofton continue to be at a five year low and most REALTORS® can’t wait for new listings to refresh the inventory. As you can see, about 31% of the current listings are distressed sales, either foreclosure or short sale.Activity in Crofton last week was actually pretty low, but consistent with this time of year. Last week was a pretty active week in Crofton, MD. Finally, a few new listings to feed the inventory. If there are two localities in Anne Arundel County Maryland that are difficult to forecast for real estate, it’s Gambrills (zip code 21054) and Davidsonville (zip code 21035). The reason for the difficulty is largely due to the small number of sales that occur every month. Small fluctuations in sales can produce significant percent differences. For example, it’s rare for Davidsonville to exceed eight sales per month. Of course, you have to keep in mind that the average sold price in Davidsonville is over $500,000. The Crofton, MD real estate market exited December 2011 on a very positive note. Sales volume was up 36% over December 2011, and 15.6% over the previous month, November. If you look at the chart below, you will see that this increase was predictable. The pink line, indicating pending contracts was on an increase. These contracts have now closed, resulting in the increased sales volume. Looking forward, when the January 2012 statistics come out, they should still show an increase over 2011 based on the December pending contracts. Active listings in Crofton, MD have dropped to the lowest level in five years. Only twice in that time period have listings dropped below 100, and one of those times was November, 2011. Today, there are only 79 Active listings in Crofton, MD.Crofton remains one of the preferred destination points in Anne Arundel County, MD. We are perfectly situated between the large employment markets of Baltimore and Washington, DC. Ft. Meade, home of the NSA, and a growing military installation, is just minutes away.I have to say though, unless the Active listings get replenished soon, sales could be affected. The market

If you think that the week between Christmas and New Year was a time that the Crofton, MD real estate market slows down...you would be largely wrong this year. Odenton, MD, one of the destination locations for people relocating into the area because of Ft. Meade, has had a see-saw year for real estate. Through October, Odenton had been doing generally better that 2011. November, however, was a different story. There was nothing you could actually point to and say, “this the cause.” It seems that Odenton was caught up in the general malaise of the market. The Ft. The Crofton, MD real estate market had a pretty good November 2011, compared to last year, and last month. Two of the most important sales statistics, Sold Dollar Volume and Closed sales, increased nicely. The median sold price has dipped since last year, but this is affected greatly by the types of housing sold in any given month. Considering that Crofton, MD has homes in the $100K price range, and all the way up to $700K, a few extra sales in the lower price ranges affect the median and average sold prices. While Crofton, MD October sales for 2011 were down 22% from October of 2010, there are still some price ranges that are more active than others. Despite the decrease in sales year over year, not all Crofton market statistics are going in the wrong direction. Active listings are down, as well as new listings. Good for sellers, and buyers need to take advantage sooner, rather than later. New pendings are up 53% over last year, which is a good indicator of future solds. The $200K to $300K price range is indicative that first time homebuyers are still the most active

Odenton, MD, sitting at the entrance to Ft. Meade, has been bucking the real estate trend by showing a +22% increase in sales October 2011 over October 2010. Sales stats for 2011 have been generally positive as well.Sellers and agents love it when sales go up, and the median sold price at the same time. What is inexplicable is that the Average Days on Market is going up as well. This is especially true since new listings haven’t increased to any great degree. I can tell you that Crofton REALTORS® are trying to figure out what’s going on with the real estate market in the last two months. No, we don’t always have the answers. After a great start to the year, the market seems to have stalled, especially when viewed by the declining market in August and September sales in zip code 21114. With interest rates still very low for qualified buyers, and prices in Crofton now at an affordable rate, throw sellers willing to negotiate into the mix, and you’ll understand why the market activity numbers are puzzling. September was down -33%
