We did NOT close yesterday. My client was deployed, and a relative came to the close with the power of attorney that was previously signed by him. It was authentic.
My client, an investor, knew in advance that a possibility of being called upon to serve our country may happen, and he prepared prior to it with family members honorably assisting on this end with all necessary formalities.
His PHYSICAL attorney acted on his behalf with professional due diligence, overseeing necessary documents. The actual closing was to take place at a well known title company in downtown Chicago, yesterday afternoon.

It's sad to be aware that the same industry that doles out REALTOR® licenses is the very one from which frowns upon it's own members!!! We hear what you say about us Property Managers.... "OH, you deal on the low end!!!" Why has such degradation become synonymous with practitioners managing property???
We come from the same beginnings to get our professional orientation, and must abide by and do the exact required continuing education, pay the same amount of dues, and still get rejected by YOU as though we are the scum of the earth!!!

Property Management is not for everyone..... it takes someone who has bold nerve, is blessed with a gift of gab, and one born with a great sense of humor! Of course, possessing a "mean bluff" is a plus that would add longevity to a PM Career.
It seems to be one of the least liked selections under Real Estate. Those that have past experiences in this field are all too eager to retell a "tenant from hell"story! The epitaphs inscribed on former PM tombs are all similar: "NEVER AGAIN!", "YOU CAN HAVE IT!" "DON'T EVEN GO THERE!"

For the past several months, we have been facing CLOSED DOORS! In the natural, it would appear that we chose the wrong field, and that we should pack it all in and CLOSE SHOP!!!
I've experienced at least 12 deals this year that fell apart because of change of heart by the buyer or seller. No use trying to coerce, pry, manipulate, convince, plead, preach, threaten, grab by the neck, chastise, sweet talk, or whine!! These deals went totally sour!

Last fall, the City of Calumet City, in Illinois refused to issue transfer stamps for a sale of residential property as a result of the point of sale inspections. This action interferred with the buyer purchasing the home, and the seller's attempt to close. A lawsuit was entered in August, 2006 by the RWSSC, our local Illinois South Suburban Board of REALTORS® on behalf of this regard.
In this past week, the courts granted favor to the seller and broker finding the closing was interfered with. Damages can be awarded as a result of the harm caused.

After buying $68.00 worth of groceries at our local Strack & Van Til's Grocery, Wednesday, i remembered i hadn't purchased the seasoning i needed. I asked the cashier if i could leave my full cart parked until i returned with the item. She directed me to a spot near the service counter.
