Due to her co-signing for a relative who had not honored his repayment agreement, the negatives were recorded, reducing her score to the low 500's. She continued on about having to abruptly move before the lease term was completed because of a job relocation. If that was not enough, the drama continued with detailed information describing what she said was rude and inconsiderate treatment received by her former management company upon returning the keys. No matter how well the tenants have been screened, it seems to NEVER FAIL that managers report a lag in payments in this season at a rate of 10 to 20% of late or NO collections! In Illinois, the 5-day notice can be served to the occupying tenant or to a member of the residing family aged 13 or older. Placing the notice under the door can be contested in court. The notice does not have to be served on the premises. It can also be handed out at a job, or anywhere the tenant can be found. We usually track the date, time, and name of the person to whom the writ was served in the event we will be called in to verify. Stumbled upon a CNN featured clip of one of Clark Howard's shows about rent prices. In the feature he introduces the "RENTOMETER" which analyzes rent prices according to the area. Submit inquiry as either as a tenant or landlord, show the address, City, State, amount of rent, and apartment size. Find out if you are on the low end or high end! Have fun with it! The algorithm they use is supposed to keep the area searched as relevant as possible. You are waiting at a rental property and NO one shows up after 15 minutes! Tenant moves out and STEALS the washer and dryer! Your offer was rejected - WITHOUT a counter-offer! The seller CANCELS the contract with you and chooses a different agent! And the list goes on..... Disappointments happen when our expectations are not met. We had not been notified in advance, and had not received a security deposit, rental payment, tenant application, or a current credit report! So.... when the alarmed tenant called with a report of a squatter who took up residency in the lower quarters of their rental house we knew exactly what to do and this would NOT be tolerated! It was not necessary to revert to the rental policy manual! This uninvited intruder, sneakily moved in sometime during the night! This was a PEST! Property Management is not for everyone..... it takes someone who has bold nerve, is blessed with a gift of gab, and one born with a great sense of humor! Of course, possessing a "mean bluff" is a plus that would add longevity to a PM Career. It seems to be one of the least liked selections under Real Estate. There are SOLUTIONS when dealing with tenants that have bad credit..... they do not necessarily have to be turned away......! EVERYONE needs a place to stay..... even if it's NOT YOURS! In the market areas we serve, many "would-be-tenants" apply for rentals having poor credit. Rarely have we seen scores over 700.
