Okay, let me start off by saying that I mean no disrespect here. I am just as anxious for the 2nd Coming to happen as the next card-carrying evangelical fundamentalist (Come quickly, Lord Jesus!). But it seems that lately, we've had just as many people attempting to forecast the future of real estate as we do those who've attempted to predict the date and time for the return of the Son of Man.

Growing up in the shadow of the 'Bay of Pigs' and the Cuban Missile crisis, I remember that there was a somewhat short-lived spurt in the sale of bomb shelters. We lived in Livermore, California, a quickly growing suburb just west of the San Francisco Bay Area, and home to Lawrence Radiation Laboratory. I guess at the time, with all the research and testing going on at LRL and the adjoining Sandia Corporation, having a bomb shelter wasn't such a bad idea!

slow market: "When the Market gets Tough, the Tough go Crabbin!" - Life in Kitsap County WA - 11/28/07 05:06 PM
Okay, so after a really enjoyable Listing Appointment earlier in the morning, my oldest son, Ben, and his buddy, Josh, finally talked me into taking the boat out today for some late season Crabbing.
We only live about 10 minutes from the public boat launch at Miami Beach on Hood Canal WA, and one of the prime Crabbing spots in the Puget Sound.
Call me a 'Wimp' or a 'Wussie' or whatever non-hacker term you wish, but I'm the first one to admit that I'm a 'Fair Weather' Crabber.

These are very challenging times for Home Sellers, not only here on the Kitsap Peninsula in scenic Washington State, but in housing markets throughout the country. Inventory levels of available homes are at an all-time high. Many homes have been languishing on the market for what seems like an eternity, with little or no activity. Mortgage loan underwriters have tightened their requirements, making it much more difficult for hopeful buyers to qualify. And with all the global uncertainties, from the war in Iraq, to the price of crude oil, consumer confidence is faltering, keeping many potential buyers sitting on the fence.

This post was inspired by the fireball from Hurricane, WV...ActiveRain's favorite sweetheart, Sarah Cooper. Earlier today she posted a community challenge of sorts, a rallying cry to the members of our beloved network, entitled "Grab a Jacket - Frost Warning in Hell!" It's one of those posts you read simply because of the title, but discover it's chock full of some really great and heartfelt insights.

A while back, I wrote an article entitled, "Putting the Cart before the Horse: Making a Contingent Offer." It was written specifically to advise Buyers on the pro's & cons of writing a contingent offer. This time, I thought I would offer up some helpful counsel for Sellers on how to respond to contingent offers.

Why, with an outburst of laughter, of course, how else?
Well, think again. In today's slowing market, as it is here on the Kitsap Peninsula in Washington State, with more and more houses listed for sale, competing for the same diminishing pool of Buyers, now is a good time for Sellers to re-think their strategy for responding to low offers.
