Kauai Absorption Rate for July 2011--Continued Improvement - 07/24/11 05:26 PM
Our Kauai real estate absorption rate continues to move toward a balanced market although we're not there yet except for the Lihue condo market.  There has been a huge improvement compared to a little over 2 years ago (see 2nd chart).  Of course that is from a seller's perspective; for buyers it's time to act while there is still a significant tilt toward a buyer's market.

 
Back in 2009 practically the entire chart was red (awful for sellers but wonderful for buyers)

Kauai Real Estate Prices Through 2nd Quarter 2011 - 07/11/11 04:56 PM
Charts of historical prices of Kauai real estate suggests that the decline in prices is behind us and that we are at the beginning of a recovery.  The one exception is Kauai condominiums which still show signs of weakness.  Much of that is due to the recent buying frenzy of hotel-style lodging units at Kauai Beach Resort and Islander on the Beach.  Some of these units are selling for 10 cents on the dollar of original purchase price which drags the overall condo market statistics down.  If those 2 market areas are ignored, data shows the remainder of the Kauai condo … (2 comments)
