The fine community of Puako is located on the southwestern edge of Lihue, close to all the conveniences that offers yet sufficiently removed to have the feel of a private setting bordered by the 18-hole Puakea golf course, the Ha'upu Mountains, and the blue Pacific Ocean. Homesites were originally developed by Grove Farms as a master planned community. Homes are clustered around side streets and cul-de-sacs connecting to Halehaka Road which enters agricultural lands as soon as it exits Puako in the Western side. kauai: Kauai real estate sales report for February 2010

Kauai home sales statistics are in for the month of February 2010. The figures are island-wide comparisons of current sales versus year ago periods. Monthly figures fluctuate widely and year-to-date data only includes 2 months so there is not yet much history for 2010. Nevertheless, it's impossible to overlook the pronounced increase in the number of sales with residential being up a whopping 143% over the same period last year. Overall, prices appear to be relatively flat so far this year.
Sales of investor condos in resort areas still lag the rest of the market but that could soon change.

kauai: Kauai bans handheld cell phones while driving

Kauai has joined the island of Oahu by passing an ordinance banning use of handheld electronics while driving. The Oahu ordinance is already in effect and Kauai's will begin on May 3. The Kauai mayor has promised to sign the bill when it arrives at his desk.
It's not yet clear what steps the county will take to notify arriving tourists which make up a significant number of our drivers. That may not be a big issue since bans are being enacted in many areas of the mainland and the car rental companies should notify it's drivers.

Days on Market continued to climb in 2009 as shown in the charts below. So far in 2010, the overall numbers are similar to 2009 but variation within property types is huge. Once there is sufficient data for meaningful results, I'll update the charts to include 2010.

kauai: Kauai's Waipo'o Falls

About an hour into the hike on the Canyon Trail in Waimea State Park, one comes to a little stream feeding Waipo'o Falls. It's not possible to see the falls itself as it falls away below and one cannot peer over the edge to see it. But a path upstream leads to an idylic little waterfall feeding a small pool as shown in the photo. This is a great place to relax and have a snack before returning.

Kauai Energy Sustainability
Sustainability is a hot topic on Kauai these days with efforts to wean our island from oil as an energy source. A $200,000 contract is in place with a local consultant for ideas on how to do that. Clearly this is a complex topic and not one easily solved. Some ideas and issues:
The energy sustainability consultant recently recommended a 50 cent gas tax increase. With Hawaii already having the highest gas prices in the nation, it's understandable that this was met with redicule by politicians & residents alike. Monthly values fluctuate widely and I've always preferred to use year-to-date data to average out the fluctuations. Nevertheless, it's hard to overlook the huge improvement in recent sales.
It's important to keep in mind that the data reflects what is actually selling and not necessarily a change in value of a particular property. In my experience investor purchases tend to be in higher-priced resort areas whereas owner-occupant purchases tend to be more focused in value-priced areas. … (1 comments)

kauai: Kauai sugar cane harvests to end

Gay & Robinson announced this week that late October would mark the end of sugar cane production on Kauai. All other companies had previously exited the business so this is the end for what was once Kauai's main agricultural crop. Annual burning of sugar cane fields as shown in the photo produced widespread smoke and ash but it was accepted because of the desire to keep much of the island's land in agriculture. Perhaps it is fitting that there is a partial rainbow over the smoke in the photo below.

As part of taking a fresh look at the Hawaii real estate markets, I've updated my charts for days on market for Kauai & Maui residential sales. Kauai residential sales continue to average just under 6 months of marketing time. By definition, this is for homes that actually sold and while I've not looked to see time on market for those that haven't sold, I'd guess that some are way out there. kauai: Kauai Real Estate Inventory Has Peaked

Data is increasingly convincing that Kauai's real estate inventory has peaked. It's rarely possible to discern trends until sufficient time has elapsed to look back and see where we have been. For Kauai, the inventory buildup began in the Fall of 2005 and continued to build for 3 years. Now the number of active listings has been decreasing for a full year. This is a good sign for sellers and may be a signal for buyers to act now while inventory remains high with negotiable pricing and low interest rates.
