kauai real estate market: Is Kauai Real Estate Oscillating From An Overshoot? - 03/31/13 03:52 PM
It was a bit of a surprise to see that Kauai real estate absorption rates have increased since my end-of-year update. In-the-trenches people I talk with complain about a lack of inventory and having moved from a Buyers Market to a Sellers Market. However, all Kauai regions are now back above the 6-month classical definition of a Seller's Market. This is evident when comparing the March 31 chart below with the December 30 chart below that one. Review of the data shows the number of sales are indeed down (as are active listings) in the first quarter compared to the last (0 comments)
kauai real estate market: Kauai 2013 Real Estate Sales Summary (Thru Feb) - 03/03/13 02:49 PM
Compared to the same period last year, overall Kauai sales prices for the first two months of 2013 are up for residential homes & land and down for condos. Results vary by zone as is illustrated in the table below. Median sales prices reflect what has sold and not necessarily a change in valuations. Tight inventory in many parts of the island is expected to put upward pressure on prices over the long term.

kauai real estate market: Kauai Real Estate Sales Through September - 10/04/12 08:06 AM
The health of the Kauai real estate market continues to improve and I'm anticipating big things to come and to come sooner rather than later. As the sales data below shows, our South Shore region continues to lag with all 3 categories down from last year. That is quite surprising for this region where many good things are happening. Contact me for a rundown of what those things are.

kauai real estate market: Kauai Real Estate Sales Update - 09/07/12 06:02 PM
It is surprising that Kauai median sales prices are generally down compared to this time last year given that the number os sales are way up for all regions & all categories except West Side Residential. It's difficult to image our higher sales and decrease in inventory not resulting in higher prices sooner rather than later.

The Kauai real estate market is undergoing a major shift with many instances of multiple buyers competing for the same property. This has become frequent on Kauai's East Side where the residential absorption rate is now well below 6 months. Kauai central region (Lihue) condos are also just about at the 6-month point in a hot market. Charts from late May and also back in 2009 are included for comparison.

kauai real estate market: Kauai Absorption Rate For March 2012 - 03/16/12 04:49 PM
The inventory picture continues to improve on Kauai. At one time all areas of the island had a supply of homes well into the undesirable "red" zones, now there are many that are approaching a balanced market. The Central/Lihue market continues to be the best performing. Big improvements are still needed in the Poipu and Kapaa area resort condos.

kauai real estate market: Kauai Real Estate Continues to Move Toward a More Balanced Market - 01/14/12 12:20 PM
Kauai Absorption Rates Show A More Balanced Market Kauai absorption rates continue to move toward a more balanced market. The Lihue area leads the way with a supply of homes and condo well below 12 months. The South Shore, once a very troubled area, has also seen a dramatic recovery and now has the least supply of all of Kauai's resort areas (Princeville, Kapaa, Poipu).
The horizontal color bands in the chart indicate market health from a seller's perspective (red is ugly). Foir more information, see the color code definitions to the right of the chart.
kauai real estate market: Kauai Absorption Rate for July 2011--Continued Improvement - 07/24/11 05:26 PM
Our Kauai real estate absorption rate continues to move toward a balanced market although we're not there yet except for the Lihue condo market. There has been a huge improvement compared to a little over 2 years ago (see 2nd chart). Of course that is from a seller's perspective; for buyers it's time to act while there is still a significant tilt toward a buyer's market.
Back in 2009 practically the entire chart was red (awful for sellers but wonderful for buyers)
kauai real estate market: Kauai Real Estate Sales Trends - 11/22/10 07:26 PM
Kauai real estate sales have increased from the 2009 lows when measured in number of sales. That "fishhook" in 2010 appears to be real and a good sign. Prices are a different story as shown in the other charts. There appears to be an ongoing recovery in residential (detached homes) and vacant land sales but condominiums remain in decline. Charts are a measure of what is selling and not necessarily increases or decreases in value of a particular property. This is especially true for condos where expensive resort condos have fallen out of favor while residential condos which have lower prices continue (3 comments)
kauai real estate market: Kauai real estate prices appear to have turned a corner in 2009 - 01/07/10 12:49 AM
The Kauai real estate market has been in sync with most of the nation as sales prices have been in decline since our market peaked in 2006. Hints that we may be starting to stabilize are more pronounced now that complete data for 2009 is in. The downward curve for residential sales prices is starting to break after hitting a low in the first quarter 2009. This is a positive sign compared to my post with 3rd quarter data HERE. kauai real estate market: Kauai Real Estate Market Prices - 12/21/09 11:28 AM
The Kauai real estate market has been in sync with most of the nation as sales prices have been in decline since our market peaked in 2006. There are now hints that we may be starting to stabilize which is what some are forecasting for 2010 barring unexpected events. Our market is unique in that it has higher-priced resort properties mixed in with our local housing data. A scarcity of resort property buyers in recent years has resulted in a heavier weighting of local housing data. This weighting change is believed to represent a portion of the price decline although it's (8 comments)
kauai real estate market: Kauai Condo Prices Down 30-50% - 12/15/09 12:14 PM
It's not exactly a great time to be selling a condo on Kauai but the flip side of that is there are pleasant surprises waiting for qualified buyers. Financing is available for most condo projects but there are a few where only cash will do, typically condo-tels with no kitchens. How much have prices declined from the 2006 highs? Read on for the answer... Island-wide, the price per square foot of condo living space has declined almost 50% from the 2006 peak. A portion of the decline may be due to more sales of lower-priced residential condos and fewer sales of higher-priced resort (6 comments)
kauai real estate market: Kauai Sales Fishhoook - 10/03/09 04:10 AM
Looking at data back to 2000 shows that Kauai sales took a huge tumble indeed beginning in 2006. But that fishhook upturn in 2009 is looking an awful lot like a new trend! Stay tuned for the next few months to find out for sure.
