"Please increase the list price by 49%" is what one might be expected to hear from a seller who has read headlines in a local paper stating that home prices soared by 49% in August.  What seller wouldn't want to jump on the bandwagon if prices just went up 49% last month?  Woohoo!  Here is what the seller may picture in his mind...

Kauai continues to move toward a more balanced market as absorption rates continue their decline. There was a time when the color red completely dominated the chart but now the "healthier" colors are reclaiming their share.  The biggest issues are with resort condos located in Poipu, Kapaa, and Princeville but those continue to improve as well.

kauairocks: Big Improvement in Kauai Absorption Rate - 10/22/10 01:48 PM
Kauai's South Shore Poipu area is an area I specialize in and I used to cringe at the awful absorption rate of condos there which rose as high as a 10-year supply.  My July post showed a decrease to the 6-year range and now it's down close to 2 years, a vast improvement. 
In the current data, our value-priced West Side homes has spiked but this may be a short-term anomaly, time will tell.

kauairocks: Kauai Absorption Rate Very Dependent on Island Zone - 07/09/10 08:24 AM
There have been huge improvements in Kauai's absorption rate in 2010.  At mid-year, 3 of our 5 zones are moving out of the red zone from "not pretty" to troublesome, a welcome improvement.  Still pretty ugly are the South and North Shores which are big resort areas.  Homes on the South Shore are not bad but condos need help.  The North Shore still has issues with both homes and condos.

kauairocks: Sales Data for Kauai & Maui--April 2010 - 05/22/10 11:02 AM
Kauai and Maui year-to-date real estate sales statistics through April 2010 compared to the same period in 2009 show a marked increase in the number of sales on both islands but mixed results on price.  While Kauai prices were up substantially (flat for residential) Maui saw large price decreases in all categories.  Clearly the 2 islands are not in sync on prices.  The data is shown in the tables below.
This continues to be an unprecedented opportunity for buyers who have cash or access to financing.  Mortgage rates themselves continue to be most favorable to borrowers but this may not last.

kauairocks: Kauai construction--It's not a new Safeway, it's a credit union - 04/27/10 12:47 PM

For several months workers have been busy erecting a new building in Lihue across from the Kukui Mall.  There are all kinds of rumors about what it will be in spite of a credit union sign out front.  I did a little research and indeed it will be a new ofrice for Kauai Community Federal Credit Union.  It will feature partially underground parking on the first level and offices in the rest.  Occupancy is planned for Fall 2010.  At 21,000+ square feet it's certainly a large building but no it's not a new Safeway as rumor would have it.  It's … (5 comments)

Koloa Creekside Estates, Homes, Lots, and Condominiums in historic Old Koloa Town

Koloa Creekside Estates is a new community under development in historic Old Koloa Town on Kauai's South Shore near world-famous Poipu Beach.  Plans call for a mix of individual homesites mauka (mountainside) and condominiums on the makai (ocean) side of the project.  Condominiums are to be 2 and 3 stories with the 2-story units fronting the roads to reduce visual impact on the area.  Architecture is to be "plantation style" in keeping with the charm of Old Koloa Town.

kauairocks: Kauai Scenes--Tree Arch Driveway - 04/21/10 04:48 PM
This is a recent photo of driveway to a countryside home just outside of Kalaheo, Kauai, Hawaii.  A 3 bedroom home on 37 acres is reached via this driveway.  What a peaceful welcome home scene and it's even for sale!
The tree is a Banyan tree and it's all one tree.  New trunks of the same tree are formed where the dangling trailers take root in the ground.

kauairocks: Homes in Port Allen's Keala'ula Subdivision (Ele'ele, Kauai, Hawaiii) - 04/21/10 04:21 PM

There is a new community on Kauai's Southwest Side known as Keala'ula located in Eleele with views of Port Allen harbor and the ocean beyond. A 75-unit, multistory condominium project, Kai' Olino, was to have been built between Keala'ula and the harbor but that has been cancelled for now so does not impact the views of the harbor-side homes. Keala'ula (county designation of "Port Allen Residential Subdivision") consists of approximately 60 homes. There appears be 1 vacant home site with very challenging terrain for home construction.

Looking at data back to 2000 shows that Kauai sales took a huge tumble indeed beginning in 2006.  But that fishhook upturn in 2009 began to look like a trend late last year and it's continuing in 2010!  Stay tuned for the next few months as we move beyond the home buyer tax credit.

kauairocks: Kauai Absorption Rate Continues to Improve - 04/21/10 02:02 PM
There was a huge improvement in Kauai's absorption rate in my January update and that improvement has continued through the 1st quarter of 2010.  Although still heavily tilted to a Buyer's Market, most categories are now in the 1-2 year range instead of 4, 5, and 10-year (resort-area condos an exception).  Most hope that we continue to build on this trend so as to achieve a more balanced market.

Kauai real estate sales statistics are in for the 1st quarter of 2010. The figures are island-wide comparisons of current sales versus year ago periods. These figrues are for the entire 1st quarter of 2010 and are more positive than those of a year ago.  Sales of all property types have seen a marked increase in the number of sales.  Prices have all seen a modest uptick.  The percent change is a comparison of 1st quarter 2010 to the same period in 2009.

kauairocks: Jump in Kauai home sales trumpeted by local publication - 03/06/10 08:59 AM
I recently posted the February update for Kauai real estate sales and buried within the data was an 81% increase in the number of February residential sales.  Perhaps Pacific Business News had a better approach by trumpeting "Kauai Homes Sales Jump 82 Percent" in their headline.  Even better would have been the 143% increase in year-to-date sales.  It's true and it's an awesome improvement after a bleak year in 2009.  The Pacific Business News article can be found HERE.

kauairocks: Kauai real estate sales report for February 2010 - 03/04/10 12:10 PM
Kauai home sales statistics are in for the month of February 2010.  The figures are island-wide comparisons of current sales versus year ago periods.  Monthly figures fluctuate widely and year-to-date data only includes 2 months so there is not yet much history for 2010.  Nevertheless, it's impossible to overlook the pronounced increase in the number of sales with residential being up a whopping 143% over the same period last year.  Overall, prices appear to be relatively flat so far this year.
Sales of investor condos in resort areas still lag the rest of the market but that could soon change.

kauairocks: Honolulu Headlines--Isles lag in loan crisis - 02/23/10 09:40 AM
A recent article in the Honolulu Star Bulletin newspaper stated that "A declining trend in mainland foreclosures is not expected to extend locally".  Of course this is disappointing to the many who are weary of distressed properties and hoping for a near-term recovery.  While the article points out that there are signs of relief on the mainland, it must still run its course here in Hawaii.  The full article can be found HERE.
Congrats to those in mainland areas that endured the pain and are now in recovery and may we soon follow in your footsteps.  It's only a matter of time.
