kauairocks: Flip Cam Wildly Popular - 09/21/08 07:33 PM
I don't own a flip video yet but will soon be ordering one.  Just within the last month I have encountered multiple enthusiasts who love their simplicity and easy computer interface for uploading videos to You Tube and similar sites.  The flip-out USB plug eliminates the need for wires to transfer your movies to your computer.  The original models had expendable batteries while the new ones have a built-in charger.  Nope, I don't have a business relationship with them except as a new customer.
I'd enjoy hearing from some of you who already have one.

kauairocks: Google Docs Offers Document Storage and Sharing - 09/21/08 07:21 PM
Last week's Pacific Rim conference on the Big Island of Hawaii was chock full of great information.  The presenter at the closing session, Doug Devitre, discussed a free online resource that some may not yet be aware of.  That resource is Google Docs.  It's an online document storage resource that allows one to post documents which can be referenced via a URL.  Documents can be shared or kept private for your own personal use.  And it's FREE requiring only a Google email account which is also FREE!

kauairocks: Hawaii Slipping Into Recession??? - 09/21/08 07:08 PM
Those of us in Hawaii awoke Friday morning to the following headline from our major newspaper, the Honolulu Advertiser "Hawaii slipping into recession, report says".  Click the link to the left for the full article which references data from the University of Hawaii Economic Research Organization (UHERO).  UHERO has revised their data downward and is forecasting a decline in jobs and income.
The article explains that much of the downturn is driven by the falloff in tourism.  While this is unfortunate for our local economy and our residents, it could be an opportunity for mainland visitors who can enjoy their visit in a … (0 comments)

kauairocks: Improvement In Kauai Residential Absorption Rate - 08/17/08 02:20 AM
Kauai Lagoons Preliminary Information .style1 { text-align: center; } Kauai Absorption Rate Is Improving When I first started preparing absorption rate charts for Kauai in early 2007, there was a mix of the good, the bad, and the ugly.  In early 2008, the chart had deteriorated to mostly ugly.  Today I did another update and what a nice surprise!  The supply of unsold homes in 2 of our 5 zones has improved markedly.  Our central Lihue zone is actually back in the "OK" to "Fine" region (see referenced Business Week article for a description) and the East Side is much improved … (4 comments)

kauairocks: Kauai News Update - 06/05/08 11:43 AM
Kauai News Update Kauai News Those who have been following my posts on the status of Hawaii interisland air travel after Aloha Airlines ceased operations have noted that costs are going up and flights are being sold out.  So it's good news to hear today that Hawaiian Airlines is adding 4 Boeing 717-200 aircraft to it's fleet.  At 100 seats per plane and multiple trips per day for the short 1/2 hour flights, this will offer significant additional interisland capacity.
In real estate news, Ritz Carlton announced that it is breaking ground today on its Kauai Lagoons project in Lihue.  I … (2 comments)

kauairocks: Kauai's Hottest Real Estate Areas - 06/02/08 02:04 PM
What are the "hot" home sales areas on Kauai?
Kauai residential home sales inventory is over twice what it was just 2 years ago.  But the island has 5 very distinct regions and inventory varies greatly among them.  Where are the "hot" areas (relatively speaking)?  Well it's Kauai's busy South Shore area (Poipu, Koloa, Kalaheo, etc) and the central Lihue area.  In those two areas, the residential absorption is just over a 1 year supply.  This compares with 2 and 3 year supplies elsewhere on Kauai.  Please refer to the July 17, 2006 Business Week article on their view of healthy … (0 comments)

kauairocks: Hawaii Air Travel Update - 05/30/08 10:59 PM
Kauai Real Estate Days On Market .style7 { font-size: small; font-family: "Times New Roman", Times, serif; margin-left: 0in; margin-right: 0in; margin-top: 0in; margin-bottom: .0001pt; } Hawaii Air Travel Update In late April I reported on Hawaii air travel 3 weeks after the shutdown of Aloha and ATA airlines.  At that time the Kauai airport parking lot seemed like a ghost town compared to it's prior overflow status.  Well a month later I made another interisland trip and all seems back to normal (except for ticket prices).  The parking lot was again overflowing with cars parked on curbs and sidewalks and others … (0 comments)

kauairocks: Kauai Housing Inventory Update - 05/30/08 09:53 PM
Kauai Real Estate Inventory .style1 { text-align: center; color: #0000FF; } .style2 { font-size: xx-small; } .style3 { text-decoration: underline; } .style4 { text-align: center; } Kauai Real Estate Inventory One measure of real estate market activity is inventory.  Here on Kauai a chart of real estate inventory forms the interesting shape shown below.  Clearly the frenzied buying activity ended in August 2005 and inventory began to build at a steady pace.  This buildup was very pronounced until doubling around October 2006.  Inventory buildup since then has been modestly upward.  What does this mean for today's buyers?  Well certainly there is … (2 comments)

kauairocks: Ooops, I formatted my drive and lost all my data! - 04/24/08 11:12 PM
Retrieved All My Computer Files After Accidental Formatting Data on my computer is key to my business and if you're like me, you'd be lost if something happened to your computer and you didn't have backup files.  I thought I was being very careful about such things but due to a series of computer failures, I found myself "up the creek" and looking for a paddle.  Here's how I got my data back so that my business was not affected.
The problem began with the need to reformat my drive and reload Windows to correct some issues.  After backing up my … (8 comments)

kauairocks: Hawaii Air Travel Update After Aloha Bankruptcy - 04/12/08 07:32 PM
Air Travel Still Easy Within Hawaii I just returned from a 4 day trip from Kauai to Oahu requiring air travel in both directions.  With some public uncertainty over air travel in Hawaii, I thought it might be helpful to give an overview of what I experienced.
First of all, let me assure those planning on traveling to Hawaii that once here, air travel remains readily available and relatively inexpensive, even with Aloha Airlines no longer providing passenger service.  Much of the slack has been taken up by increased flights by Hawaiian Airlines and GO Airlines.  GO Airlines in particular … (2 comments)

kauairocks: Aloha Airlines Earthbound - 03/31/08 10:33 AM
Aloha Airlines Shuts Down
It was announced  without warning yesterday that Aloha Airlines is terminating passenger operations effective today, March 31.  According to a short message on their web site, passengers holding tickets will need to get in line with other creditors in bankrupcy court or file a claim with their credit card company.  This development means travel between the islands will likely get more expensive and harder to come by.  The shutdown of ferry service by activists and Aloha by bankrupcy leaves only Hawaiian Airlines and the relatively new & much smaller Go Airlines are the only major means … (1 comments)

kauairocks: Mortgage rates remain at historic lows - 03/29/08 05:40 PM
Interest Rates At Historic Lows Sometimes we get all caught up in the daily or weekly fluctuations in mortgage interest rates and don't step back and look at it in the historical sense.  If there is any doubt as to whether this is a good time to buy a home, take a look at the chart below.  WOW!  How many out there remember trying to get a mortgage when rates were pushing up toward 18%?  Unfortunately I do, shhhhh!
The chart was created from historical data published by Freddie Mac.

kauairocks: 2008 Kauai Sales Data Chart as Requested - 03/29/08 02:36 PM
2008 Kauai Sales Data by Zone It seems I'm known for my charts and I was asked if I had one for my earlier posting on Kauai sales data.  I do and here it is.  Our value-priced (thanks Maria Haun for the terminology) West Side is lagging in sales.  I'm fortunate to have one in escrow there so the West Side count will soon double unless there's a last minute hitch.

kauairocks: Kauai Sales Still Doing Well - 03/28/08 05:20 PM
I received a call from a client the other day who insisted our real estate market was "dead".  Perhaps to him it is because none of his 3 listings have sold yet.  He cited statistics from a troubled area on the mainland suggesting that brokerages there were closing their doors and going home.  I certainly hope that is not the case where you are.
I feel I must carry the flag and say that is definitely is not the case here on Kauai.  Kauai is a small island of a bit over 60,000 residents plus a large number of tourists.  … (0 comments)
