residential: Kauai real estate sales report for February 2010 - 03/04/10 12:10 PM
Kauai home sales statistics are in for the month of February 2010.  The figures are island-wide comparisons of current sales versus year ago periods.  Monthly figures fluctuate widely and year-to-date data only includes 2 months so there is not yet much history for 2010.  Nevertheless, it's impossible to overlook the pronounced increase in the number of sales with residential being up a whopping 143% over the same period last year.  Overall, prices appear to be relatively flat so far this year.
Sales of investor condos in resort areas still lag the rest of the market but that could soon change.

The Kauai real estate market has been in sync with most of the nation as sales prices have been in decline since our market peaked in 2006.  Hints that we may be starting to stabilize are more pronounced now that complete data for 2009 is in.  The downward curve for residential sales prices is starting to break after hitting a low in the first quarter 2009.  This is a positive sign compared to my post with 3rd quarter data HERE.

The Kauai real estate market has been in sync with most of the nation as sales prices have been in decline since our market peaked in 2006.  There are now hints that we may be starting to stabilize which is what some are forecasting for 2010 barring unexpected events.  Our market is unique in that it has higher-priced resort properties mixed in with our local housing data.  A scarcity of resort property buyers in recent years has resulted in a heavier weighting of local housing data.  This weighting change is believed to represent a portion of the price decline although it's … (8 comments)

With nearly 4 months of data for 2009 it appears that Kauai real estate sales are on an upswing.  A chart of historical sales for residential, condo, and land sales shows that total number of sales peaked in 2005/2006 and then began a steady decline that lasted through 2008.  As the polynomial trendline shows, there has been an upswing for the first 4 months of 2009.  This trend suggests that it may be time for buyers sitting on the sidelines to contact their Realtor because prices normally follow sales.

residential: Kauai & Maui Sales Statistics Point Downward - 03/08/09 05:24 AM
February sales statistics are now available for both Maui and Kauai.  I have fewer reservations in presenting the figures than I did at the end of January when sample sizes were so small that I questioned how meaningful they were.  It would appear that the Maui market is holding up better than Kauai in terms of what price range is selling but the decline in the number of sales are similar.
It is my sense that there has been a shift away from mainland buyers who typically buy the higher-priced properties to Hawaii residents buying less expensive properties for their personal residence.  … (6 comments)

residential: Price Range Shifts in Kauai Residential Sales - 10/09/08 03:08 PM
The number of residential home sales on Kauai are down substantially in 2008 to about half what they were in 2006, I took a look at the sales data as reported in our multiple list service to see if there had been a shift in buyer's price range during this time.  Here's what I found for the last 3 years.
The proportion of homes sales in the $1 million & uip price bracket have stayed steady in the 23%-25% range.
The proportion of homes sales in the $750,000 to $1 million price bracket have stayed relatively steady as well in the 14%-18% range.
