appraisal review: Florida Realtors Appraisal Council Update - 04/10/12 12:02 AM
I received this email today with some very interesting topics!  Particularly, the need for reviews of appraisals made in Florida, to be performed by Florida licensed/certified appraisers.  
That is VERY good news for our industry here!   What are your opinions?  Should those reviewing appraisals made in Florida be certified or licensed in Florida?  Or does it matter?

appraisal review: Photographing an ENTIRE subdivision - 03/04/11 05:01 AM
I recently started a new practice for doing field reviews.  When I am in the neighborhood, I may not yet have discovered better comps to use and I don’t want to have to drive back by the homes for new photos.   So here is a solution:
You could individually photograph the entire neighborhood as you drive, but then you have to remember where you were, which house was which, etc!

OR – you could use the video setting on your camera, and just video the entire drive!   I recently took video of a whole neighborhood, commenting along the way … (15 comments)

appraisal review: When desk reviews hit home - 12/27/10 11:56 AM
I just got a request to do a desk review.   Just one problem.  I am the appraiser!
So yes - had to decline that assignment, with the ordering party apologizing and thanking me at the same time!  Always a funny situation!
So now the real question is this : How will I do in the eyes of someone else?  It sure does keep you on your toes - if you will perform each appraisal as if someone else were going to scrutinize it!
Knowing this makes me work harder to write reports that truly make sense to all readers - from … (8 comments)

appraisal review: Who do you report a revoked license to? - 12/22/10 07:51 AM
As I am completing so many reviews these days, for appraisals completed in 2006 and 2007 – it is a curious finding to come across a really poorly developed appraisal……only to find that the appraiser no longer has a valid license.

In one sense, it makes the job easier – as I don’t really have to report an appraiser who has already had their license revoked!   After reviewing the appraisal…it is clear to see WHY the appraisers (both registered trainee license and the supervisory certified appraiser) no longer have a valid license here in the state of Florida!
