VA Foreclosures in Killeen, Texas

Being that Killeen is home to Fort Hood, the largest military installation in the free world, it is no surprise that more Killeen homes are bought using VA guaranteed home loans than any other loan type. As such, and as might be expected, there are also more VA foreclosed homes in the Killeen area than any other type of foreclosed home.

A VA foreclosure happens when a veteran purchased a home using his/her VA entitlement to get a VA guaranteed loan and then defaults on the note. The name VA guaranteed loan is somewhat misleading since the guarantee is not to the veteran that he/she will get the loan, but guarantees the lender against loss of principal if the buyer defaults. The veteran must meet certain eligibility requirements from VA and financial qualification requirements from the lender.

When a veteran loses their home to foreclosure, it is taken back by the bank or lender servicing the loan at a trustee's sale (held the first Tuesday of every month on the courthouse steps). The lender then makes a claim to the VA, exercising their guarantee. The VA settles with the lender and takes ownership of the property. Once VA has ownership of the property, they turn it over to the VA Property Management Contractor (currently Bank of America) for disposal. Bank of America assigns the property to one of a network of local real estate offices to prepare the home for market. The process from the trustee's sale (actual foreclosure) to the house being available for sale can range from a few weeks to several months or longer.

Today, in honor of Texas Independence Day, I thought I'd share some "fun facts" about the GREAT STATE OF TEXAS.

Texas declared it's independence from Mexico on March 2, 1836 and is the only state in the United States to have been an independent nation (1836-1845).

The Battle of the Alamo lasted nearly two weeks with 190 Texans defending against a Mexican army numbering 4,000-5,000 during its final charge.

Texas is the only state to have the flags of six different nations fly over it. They are: Spain, France, Mexico, Republic of Texas, Confederate States and the United States.

When Texas was annexed by the United States in 1845 it retained the right to fly its flag at the same height as the national flag.

Texas is known as the LONE STAR STATE. The name ‘Texas' was derived from the Indian word ‘tejas', which literally means friends or allies.

Three of the nations 10 largest cities are in Texas (Dallas, Houston, and San Antonio). Austin is the state capital.

Texas is the second largest state of US, in terms of area as well as population.

Texas is nearly 1000 miles both from east to west and from north to south. It boasts of a very varied geography, which goes piney woods to semi-forests of oak and cross timbers, into rolling plains and prairie and then, finally to desert.

Dr Pepper was invented in Waco, Texas in 1885 and the original recipe is still made at the Dr Pepper factory in Dublin, Texas.

Texas' state sport is rodeo (though unofficially it's High School football).

The official food of Texas is chili (though Chicken Fried Steak and Bar-B-Cue are state favorites as well).

Texas state flower is the bluebonnet (and it should be a great year for bluebonnets this year). It's been said that the bluebonnet is to Texas what the shamrock is to Ireland.

Texas has a land area of 261,914 square miles (and that's a lot of real estate).

And last, but not least, Texas is home to some of the most humble people anywhere. "I wasn't born in Texas but I got here as quickly as I could"

Home Staging Coming to a Listing Near You

OK, so today I had the pleasure of attending an MCE class called "the Secrets of Staging to Sell: Strategic Marketing through Home Staging" courtesy of KB Homes in Pflugerville, Texas (thanks Collette and Dan). I'll have to admit that I initially thought that this would be good for a few hours of MCE and not much more. Boy, was I surprised at what I learned.

The class was taught by Ashley Whittenberger of Intertiority Complex in Austin with the help of 'design therapist', Julie Ray. These ladies have it together. The presentation was thorough, informative, entertaining, and eye-opening to say the least. There were a number of studies cited that support the fact that staging, when done properly, offers a significant return on the investment; and, as it turns out, the investment does not have to be that great.

So, what was the gist...the bottom line? Basically, staging is not much more than packaging your product (your listing) to market it in it's best light, to highlight it's attractive features and increase the preceived value for buyers. While staging is not used very much in our relatively small real estate market of Killeen (yet), I can assure you that it is my intention to be on the cutting edge of real estate marketing by introducing the value of staging to our area.
